Bostadsbyggandet har ökat de senaste åren och fortsätter att öka. Byggandet håller fortfarande inte jämna steg med befolkningsutvecklingen vilket får konsekvenser i form av bostadsbrist och ökad trångboddhet som drabbar både individ och samhälle. I Sverige spelar tillgången till bostäder en central roll för både arbetsmarknaden och den ekonomiska tillväxten. Behovet av hyresrätter är stort i de flesta kommuner i Sverige, främst små bostäder till rimliga hyror. Den höga produktionskostnaden innebär att nybyggda, små lägenheter tenderar att bli dyra. Ett förslag till ökat bostadsbyggande är därför att ta fram förslag och lösningar på hur man kan bygga små bostäder med innovativa lösningar.2015 slog Boverket fast att en ny boendeform måste konstrueras för att kortsiktigt lösa bostadskrisen. Förslaget handlar om olika typer av modulsystem som kan användas till temporära boenden och byggas på tillfälliga bygglov. En ny föreskrift innebär också att bostäder om högst 35 m2 kan byggas med mindre boarea än tidigare eftersom bostadsfunktionerna daglig samvaro samt sömn och vila tillåts överlappa varandra helt eller delvis. Detsamma gäller funktionerna måltider och hemarbete. En negativ aspekt av att bostäder blir mindre är att trångboddheten ökar vilket påverkar inomhusmiljön och livskvaliteten. Hur har regeländringarna i BBR påverkat boendekvaliteten i små modullägenheter?Syftet med detta arbete är att granska små lägenheter i form av moduler och dess boendekvalitet. Arbetet omfattar en litteraturstudie samt sex fallstudier av bostädernas planlösning och dess omgivning.Litteraturstudien redogör tidigare arbeten och forskning inom ämnesområdet. Litteraturen som använts har berört bostadssituationen i Sverige samt boendekvalitet och har legat till grund för analys av fallstudier. Med hjälp av litteraturstudien utformade vi en begreppsram inom kvalitetsaspekter och denna ram har använts för att utföra analys av fallstudier.Utifrån vår fallstudie kan vi konstatera att det finns flera olika faktorer som påverkar boendekvaliteten i små modullägenheter. Trots sänkta krav kan modullägenheter hålla god kvalitet både interiört och exteriört. Kvaliteterna uttrycks inte bara i hur bostaden upplevs inne utan även hur man tar sig till området och lägenheten. Små modulbostäder skulle kunna ses som en temporär lösning på bostadsbristen. Denna bostadsform fungerar bra för studenter som endast behöver bostäder under en kortare period. Att kunna bygga snabbt och i stora mängder underlättar för att nå Boverkets mål och 700.000 nya bostäder till 2025. Men att detta skulle vara ett hållbart sätt kan ifrågasättas och vår studie tyder även på detta. / Housing construction has increased in recent years and continues to increase, but it still does not keep pace with population development. It has consequences in terms of housing shortages and increased congestion that affects both individuals and society. In Sweden, housing plays a central role in both the labor market and economic growth. In particular, there is a great need for rental rights in most of the municipalities in Sweden. What is often demanded is small housing at reasonable rents, but a high production cost means that newly built, small apartments tend to be expensive. A proposal for increased housing construction is therefore to develop proposals and solutions for building small housing with innovative solutions.In 2015, Boverket established that a new housing form must be invented in order to solve the housing crisis in the short term. The proposal deals with different types of modular systems that can be used as temporary housing and can be built on temporary building permits. A new regulation also means that housing of up to 35 m2 can be built with less living space than before. This because residential functions daily living together as well as sleep and rest allowed to overlap each other in whole or in part. The same applies to the meals and home work functions. A negative aspect of housing is that more people will stay crowded, which affects the indoor environment and quality of life. How have the changes in BBR affected housing quality in small modular apartments?The purpose of this work is to review small apartments in terms of modules and their quality. The work comprises a literature study and six case studies of the residential planning and its surroundings.The literature study describes previous work and research in the subject field. The literature used has affected housing quality and the basis for analysis of case studies. Using the literature study we formulate a conceptual framework for quality aspects.Based on our case study, we can find that there are several factors that affect the quality of accommodation in small modular apartments. Despite reduced demands, modular apartments can keep good quality both interior and exterior. The qualities are expressed not only in how the home is experienced but also how to get to the area and the apartment. Small modular housing could be seen as a temporary solution to housing shortages. This housing form works well for students who only need housing for a shorter period. Being able to build quickly and in large quantities facilitates reaching Boverket’s goals on 700,000 new homes by 2025. But that this would be a sustainable way can be questioned and our study also suggests this.

Det finns en trend i samhället att bygga mindre och mindre bostäder. Nya lagkrav för små lägenheter vad gäller minskad tillgänglighet har gjort det möjligt att bygga ännu mindre (SS 91 42 22, 1994). En aspekt som sällan nämns i dessa sammanhang är de arkitektoniska värdena. Detta arbete syftar till att utreda hur arkitektoniska kvaliteter förhåller sig i små nybyggda lägenheter i Sverige. Undersökningen görs genom en fallstudie av tio projekterade/nybyggda lägenheter där arkitektoniska värden analyseras.  Begreppen arkitektur och kvalitet är två laddade och vida begrepp med många åsikter kring sig. I denna undersökning definieras och avsmalnas begreppen. Genom en fallstudie undersöks tio lägenheter med slutsatsen att arkitektonisk kvalitet kan uppnås i små lägenheter. Undersökningen visar att vissa uppställda kvalitetsparametrar är svåra att uppfylla. Den visar även att många kvalitetsaspekter är särskilt svåra att uppfylla i enrumslägenheter. Studien visar att det är möjligt att bedöma arkitektonisk kvalitet utifrån denna metod hos planlösningar. Det finns dock aspekter som inte går att bedöma och det är svårt att värdera kvalitetsaspekter gentemot varandra. / There is a trend in society to build smaller and smaller homes. New requirements for small apartments in terms of reduced availability makes it possible to build even smaller (SS 91 42 22, 1994). One aspect that is rarely mentioned in this context are the architectural values. This work aims to investigate how the architectural qualities relate in small newly built apartments in Sweden. The survey is conducted through a case study of ten planned / newly built apartments where architectural values ​​are analyzed. The concepts of architecture and quality are two charged and broad concepts with many different opinions related to them. This thesis aim to defined and narrow the concepts. Through a case study of ten small apartments lead to the conclusion that architecture qualities can be achieved in small apartments. The study shows that certain set of qualities are more difficult to achieve. The study also shows that many aspects of quality are particularly difficult to meet in one room apartments. The study shows that it is possible to evaluate the architectural quality on the basis of this method, the floor plans. However, there are aspects that cannot be measured. It is also difficult to compare different aspects of quality against each other.
