Today, there is a large amount of assets which are offered to investors, and if we consider the possibility of relocating the investor's funds, we come to a very complicated problem, which this thesis aims to cover. The main objective is to explore the basics of the portfolio theory and its real usage in practice. Emphasis is put on the periodic re-optimizing of the investor's portfolio and getting the answer to the question of whether such conduct is more successful than the standard and investment in equity indices. The theoretical part summarizes the currently used approaches to optimization which are tested in the practical part on real data and evaluated.

Thesis on residential investments into flats in selected towns and cities in the Czech Republic. This thesis provides a critical investment analysis and is a response to the systemic increases in property prices observed in recent years. These increases have fundamentally altered the profitability of rented flats across individual Czech cities and towns. Given that acquired flats are failing to meet profitability expectations, it is now vital to investigate how investment returns differ in selected Czech cities and towns. Based on the results of this thesis, investors may need to revise the location of their residential assets in order to maximise investment returns. The objective of this thesis is to make relevant calculations in order to determine the current return on residential investment into flats in selected Czech cities and towns. The secondary objective is to describe the matters associated with residential investments into flats. The analysis of profitability and term of return is derived from a database, which has been adjusted and evaluated according to appropriate statistical methods.

Cílem práce ?Analýza vybraných spořících a investičních produktů poskytovaných českými bankami z hlediska výnosů, nákladů, rizika a likvidity? je předložení přehledu možných způsobů zhodnocení volných finančních prostředků prostřednictvím vybraných spořících a investičních produktů nabízených na českém finančním trhu. Praktická část se zabývá analýzou a následným porovnáním termínovaných vkladů, stavebního spoření, penzijního připojištění a investic do hypotečních zástavních listů, dluhopisů, akcií, investičních certifikátů a penzijních fondů. Pozornost je věnována především jejich výnosnosti, daňovému zatížení, rizikovosti, likviditě a nákladovosti. Dílčí cíl práce spočívá ve vybrání nejvýhodnějšího a nejméně výhodného produktu na základě výsledků provedené analýzy.

The aim of this work is to estimate the individual rate of return on investment in tertiary education in the Czech Republic. Firstly, I focus on the theoretical explanation of the issue of human capital and investment in education as the most important investment in human capital. On the basis of the theoretical knowledge I present a list of revenues and expenses associated with investments in human capital. From this list I then select quantifiable revenues and expenses for the calculation of the internal rate of return on investments in tertiary education and present the data used in calculations. I describe my own methodology and also the methodology used by OECD, which is a base for my methodology. After estimating the individual rate of return on investment in tertiary education in the Czech Republic, I describe some limits of the calculation and interpretation obstacles of the estimate. At the end of my work, I mention some possible directions for further research in this area.
