This diploma thesis is describing extent of impact of location on real estate placed in town Valašské Meziříčí and comparing it with other real estates located near town Valašské Meziříčí. This diploma thesis is also solving question if is area of town Valašské Meziříčí so much significant that can balance better technical conditions or other positive technical distinctions of compared real estates. For solving this question will be evaluated five real estates. For the evaluations will be used these ways of evaluation: evaluation based on costs, comparing of real estates based on valid price regulation and direct comparing.

The aim of this thesis is to assess the extent to which it is levied on the usual price of houses affected by the location in the district Náchod. The theoretical part explains the basic concepts and issues in the field of valuation of real property, especially houses. There are described the most common methods used for valuation of immovable property. The practical part focuses on the description and awards selected six houses using a cost comparison method according to the decree and comparative non-regulation method. It also includes the valuation of land in a single functional unit. Acquired prices are converted to unit prices and evaluated.

Vývoj metodiky psaní levou rukou a přístup pedagogů k levorukým žákům / Development of the Methodology of Left-hander's Writing and Teacher's Attitude toward Left-handed Children

The thesis follows the development of the methodology of left-handers's writing, teacher's usage of the knowledge of methodology in a practice, researching the materials aimed in left- handness dedicated to teachers and parents, describing statements and opinions of the concrete primary teachers on left-hander's methodology. The thesis consists of the theoretical part and the empiric part. In the therotical part there are defined terms laterality and dominance, the development of the methodology of left-hander's writing since the year 1967 when this type of writing was legalised in the Czech Republic. The possibilities of getting information about the problematic of left-handness are summed, including books and trainings for primary school teachers. Finally, available equipment for left-handers is introduced. The research combines two methods - questionnaire and interview. The quantitative research is supposed to come up with the concrete percentage of left-handed pupils and with the general knowledge of teachers connected with methodology of left-hander's writing. The qualitative research was made by the form of interiewing teachers and Ivo Vodička. The aim of the thesis is to find out the way how to train teachers effectively based on researched information. The master´s thesis deals with the influence of short-term reconstruction on the p rice of real estate. There are discussed the basic concepts, which are necessary for understanding problems, and commonly used methods for valuing property according to the purpose of valuation in the theoretical part. There are analysed these methods for particular house in the practical part – method of valuation, comparative public notice, revenues method, comparative non-promulgation method. They are investigated due to the influence of imitated reconstruction. In conclusion the influences of reconstruction methods are compared each other.

This thesis treats about evaluation of construction in the operating phase and in the implementing phase of the life cycle, too. The thesis is e.g. about theoretical and practical budgeting of building object, real estate evaluation and implementing costs of concrete object. The main aim of this thesis is compilation of price concrete object with the help of budget and valuation by methods for real estate evaluation. In this thesis is done the valuation of object in the actual price level and in the price level of 1976. The price and the material development is illustrated between these ages, too. The real operating costs of object and their development and comparing with average wages are illustrated since 1980 until today.

The diploma thesis concerns about the presentation of gramatical verbal categories, mostly verbal aspect, mood and tense. First part follows the verbal aspect. Its presentation in grammar, text and activity books for foreigners is not neither sufficient nor comprehensive or systematic. The second section deals with verbal mood. The way of its explanation in lessons is not sufficient either, for example different explanation of imperative formation, the absence of description of using conditional in communication etc. The third chapter observes verbal tense as well in grammar, text and activity books for foreigners. Its description is also unsatisfactory. The questionnaire is addressed to teachers of Czech as a foreign language with different degree of experience and it conducts a survey of differences, difficulties of explanation, different point of view of educational materials and necessity to complete them. We formulate linguistic-didactic recommendation for explanation of those three grammatical verbal categories on the basis of found difficulties and contradictions. Those recommendations as well as with the questionnaire survey is the target of this thesis. The thesis "Analysis of the valuation methods for an industrial site" deals, as the name suggests, with the analysis of the valuation methods for an industrial site. An industrial site will be valued in accordance with the valid valuation rules and then by an open market price. The calculation of the valuation will be divided into the valuation of the building and the appropriate sites. All methods used will be sufficiently analyzed and compared. In common with the valuation process, the main factors affecting the cost of an industrial building and the site will be determined. In the first part of the thesis I will devote the theoretical appraisal, in the second part of the thesis I will devote the practical use of valuation methods.

Intenzivní dům v Brně / Intensive Urban Housing

The study deals with a proposal to deal with an area of 27 hectares in the city of Brno - Center. The premises of the former military warehouses on a plot between the streets of Veveří, Pekárenská, Kounicova and Sokolská. At present there are used by supermarket, other buildings deteriorate and are intended for demolition. At the southern corner of the parcel is located on the street Veveří tram stop. From here you can easily walk through the plot in Kounicova street, but the current state of the environment at the site of the area devalues the experience of being in such a space and aesthetics due to the surrounding historic buildings. The dominant element on the corner of the parcel is a protected sycamore. The proposed structure is suited to the current understanding of the world. Combines resources for intensive way of life with the necessary convalescence and his need for space with greenery, calm and light. The concept uses a nautical elements inserted into the context of the Czech Republic and simultaneously builds on Brno functionalism.

Analýza metod ocenění výrobního areálu / Analysis of the Valuation Methods for an Industrial Site

This diploma thesis is focused on assessment of methods in valuation of production area. The area will be valued according to valid price regulations and the usual price. Land will be valued separately. The individual valuation methods will be analyzed and an expert estimate of the price of the whole area will be determined after their evaluation. Using the direct comparison method, a market value estimate will be determined. The real estate market in this area will be analyzed with similar real estate and the main factors affecting price levels will be analyzed. The first part of the thesis will be devoted to theoretical knowledge, then there will be formulated individual problems and used methods, which were used for valuation. In the next part the results of individual methods will be stated and in the final part these results will be analyzed and compared with the recommended sessions for individual methods.
