The relevance of the topic of the thesis is due to the need to analyze and improve the efficiency of development projects in modern economic conditions. The master thesis includes an introduction, three chapters, conclusion, list of references and applications. The introduction substantiates the choice of the research topic, its relevance, formulates the goal and objectives of this work, identifies the subject and object of research, its theoretical foundations, identifies the scientific novelty. In the first chapter, the concept of a development project is considered, its features in the context of commercial and residential real estate are highlighted. The second chapter analyzes and evaluates the effectiveness of the development project of the multifunctional residential complex of the residential complex "Arbatsky". In the third chapter, a parking project was developed on the territory of the multifunctional residential complex of the residential complex “Arbatsky” to increase the efficiency of the development project as a whole. In conclusion, the main conclusions are formulated and the results of the research are summarized. / Актуальность темы диссертации обусловлена необходимостью анализа и повышения эффективности девелоперских проектов в современных экономических условиях. Магистерская диссертация включает в себя введение, три главы, заключение, список использованных источников и приложения. Во введении обоснован выбор темы исследования, ее актуальность, сформулированы цель и задачи данной работы, определены предмет и объект исследования, его теоретические основы, обозначена научная новизна. В первой главе рассмотрено понятие девелоперского проекта, выделены его особенности в разрезе коммерческой и жилой недвижимости. Во второй главе проведен анализ и дана оценка эффективности девелоперского проекта многофункционального жилого комплекса ЖК «Арбатский». В третьей главе был разработан проект парковки на территории многофункционального жилого комплекса ЖК «Арбатский» для повышения эффективности девелоперского проекта в целом. В заключении сформулированы основные выводы и обобщены результаты исследования.

Магистерская диссертация состоит из введения, трех глав, заключения, списка литературы и приложения. В работе рассмотрены теоретические аспекты к определению понятия многоквартирного дома, и проанализировано правовое обеспечение реализации предложенного проекта. Проведен анализ динамики макроэкономических показателей, характеризующих строительную отрасль в России, а также рассмотрен рынок жилой недвижимости Екатеринбурга. На основе изученных материалов разработана концепция девелоперского проекта по созданию жилого комплекса и сформированы основные положения соглашения изучены основы планирования инвестиционно-строительной деятельности партнёрства для реализации проекта с участием государства. Предложена концепция девелоперского проекта. Дано технико-экономическое обоснование и расчет эффективности реализации предложенного проекта. Сформулированы основные выводы, приведены основные результаты диссертационного исследования. / The master's thesis consists of an introduction, three chapters, a conclusion, a list of references and an Appendix. The paper considers the theoretical aspects to the definition of the concept of an apartment building, and analyzes the legal support for the implementation of the proposed project. The analysis of the dynamics of macroeconomic indicators characterizing the construction industry in Russia, as well as the market of residential real estate in Yekaterinburg. On the basis of the studied materials the concept of the development project on creation of a residential complex is developed and the basic provisions of the agreement are formed the bases of planning of investment and construction activity of partnership for realization of the project with participation of the state are studied. The concept of a development project is proposed. The feasibility study and calculation of the effectiveness of the proposed project. The main conclusions are formulated, the main results of the dissertation research are given.

Theoretical aspects of modern approaches to the formation of a comfortable environment for the development of residential real estate and trends in the development of residential real estate in a large city are considered. A marketing concept for a residential building has been developed and a financial and economic substantiation of the effectiveness of the implementation of a development project has been completed. The main conclusions are formulated and the results of the study are summarized.

В работе рассмотрены теоретический основы девелопмента недвижимости, который включает основные понятия и термины девелопмента, историю реконструкции панельных домов, а также способы повышения комфорта придомовой территории. Разработана концепция девелоперского проекта, которая включает в себя: рейтинговые оценки инвестиционной привлекательности территории; анализ района расположения объекта; выводы по местоположению и характеристике участка; маркетинговый анализ проекта. Проведено финансово-экономическое обоснование девелоперского проекта жилого комплекса, где учтены возможности реализации в поселке Талица, г. Первоуральска, экономическая эффективность, в следствии чего дана оценка экономической эффективности проекта. The paper considers the theoretical foundations of real estate development, which includes the basic concepts and terms of development, the history of reconstruction of panel houses, as well as ways to improve the comfort of the adjacent territory. The concept of a development project has been developed, which includes: rating assessments of the investment attractiveness of the territory; analysis of the location of the object; conclusions on the location and characteristics of the site; marketing analysis of the project. The financial and economic justification of the development project of the residential complex, which takes into account the possibilities of implementation in the village of Talitsa, Pervouralsk, economic efficiency, as a result of which an assessment of the economic efficiency of the project is given. In conclusion, the main conclusions and generalized results of the study are formulated.
