Concrete repair with realkalisation and the management thereof

M.Ing. / Maintaining and repairing building stock, repair and replacement of the infrastructure, has been a facet of the European building industry for more than 50 years. Deterioration of structures to a level that renders them unusable is a more recent occurrence in South Africa. World-wide changes in the proportion of construction expenditure on new construction and repair and refurbishing of existing structures has occurred only the last two decades. Today, nearly 50 % of such expenditure is on repair and renovation in comparison to proportions of 30 % of previous years. Projections indicate that this trend will continue at least to the next coming century. 1171 Such a substantial proportion of construction expenditure must be expected to influence the market for repair materials, specialized techniques and services. Therefore, a good understanding of the all range of modern concrete repair materials, associated techniques and services as well as latest developments in concrete rehabilitation technology is a prerequisite for designers and users of concrete structures. The following pages attempt to present the basic background of modern concrete repair approaches with regard to the intended use of building structures. They will also deal with the management of a repair project with realkalisation as a remediation strategy. The present condition of the Rand Afrikaans University main campus buildings will serve as a case study model.

No setor da construção, porém, há pouca sustentação do conhecimento e as empresas perdem, freqüentemente, grande parte do seu ativo intelectual devido, entre outros, à alta rotatividade no setor. Capturar, armazenar e disseminar conhecimento não é uma tarefa trivial, porém, a aproximação entre as pessoas de uma organização e incentivos ao compartilhamento de conhecimento podem estimular a manutenção e o desenvolvimento do capital intelectual de uma organização. O principal objetivo desta pesquisa é coletar evidências de processos de captura, compartilhamento, disseminação e reutilização do conhecimento na construção, visando responder à seguinte questão: ¿como e onde se dá o processo de captura e reutilização do conhecimento obtido a partir do processo de assistência técnica em uma empresa de construção?¿. Partiu-se do pressuposto de que as empresas de construção, mesmo que de uma maneira intuitiva e não sistemática, aplicam métodos e ferramentas de gestão do conhecimento (GC). Por meio de um estudo de caso exploratório, utilizando-se para contextualização do tema estudado, uma empresa construtora atuante no subsetor de edificações na macro região da cidade de Campinas, estado de São Paulo, foram identificados procedimentos de GC utilizados, a partir das atividades de assistência técnica de mais de cinco anos em um conjunto habitacional multi-familiar composto de mil, setecentas e noventa e oito unidades entregues, distribuídas em vinte e nove condomínios. Foram levantadas duas mil, duzentas e quarenta e duas fichas de registro de dados referentes aos vícios de construção. Utilizando-se de técnicas de levantamento de dados qualitativos, por meio de observação direta e entrevistas não estruturadas, se pôde constatar a existência de uma rede de compartilhamento e reutilização do conhecimento. Observaram-se exemplos do ciclo de aprendizado a partir de experiências na assistência técnica, cujos efeitos refletiram em melhoria da qualidade e retrabalhos evitados em alguns processos de produção. Os resultados permitiram entender melhor o processo de compartilhamento, disseminação e reutilização do conhecimento a partir das atividades de assistência técnica na construção, culminando com uma proposta de diretrizes para a implantação da GC em empresas do setor / Abstract: In the present days the knowledge is regarded as the main asset for the success of the all organizations. In the construction sector, however, it has low sustentation of the knowledge and the companies lose great part of their intellectual assets, frequently, because to the high work-force instability in the sector. Capturing, storing and sharing knowledge are not trivial tasks, however, the proximity between the time members of an organization and incentives to share the knowledge can stimulate the maintenance and the development of the intellectual assets in any organization. The hypothesis is that the construction companies apply some knowledge management (KM) methods or tools in their process, even in a non-systematic way. By a case study, KM procedures have been identified in a construction company in the region of the city of Campinas, São Paulo state, Brazil. From the maintenance activities about more than five years in a multi-familiar housing set with a thousand, seven hundred, ninety eight units delivered, distributed in twenty nine condominiums, it has been analyzed two thousand, two hundred, forty two pathologies (construction re-works) registers. By qualitative data-collection techniques, like researcher direct observation and not structuralized interviews, it could conceive a sharing and reusing chain of the knowledge. Examples of the learning cycle from experiences in the maintenance has been observed, whose effect has reflected in the quality improvement and reworks prevented in some production processes. The results has allowed to understand better the knowledge sharing, dissemination and reusing process from the building maintenance activities. Avaliação do grau do dano das estruturas do subsolo de três edifícios situados na Região Metropolitana do Recife / Evaluation of the degree of damage in the subsoil structures of three buildings situated in the Region Metropolitan of Recife/PE

Procurando conhecer o grau de deterioração precoce das estruturas de concreto armado dos edifícios residenciais da Região Metropolitana da Cidade do Recife, Estado de Pernambuco, este trabalho visa, utilizando um método de quantificação dos danos e o uso de ensaios, avaliar as patologias das estruturas estudadas. Estudou-se três edifícios residenciais (ER), com semelhante padrão de construção, idades construtivas aproximadas e inseridos em diferentes classes de agressividade ambiental. Foi realizada inspeção visual e ensaios em amostras dos pilares, vigas, lajes e reservatório inferior do subsolo dos três edifícios. Após análise dos três edifícios, verificou-se que o caso ER 1, localizado em classe ambiental de agressividade forte (III), a mais agredida pelo meio ambiente, e o estudo de caso ER 2, localizado a uma distância significativa da orla marinha em Classe de Agressividade Ambiental II, apresentaram grau de deterioração media (GD) de 36,98 e 31,23 respectivamente, com recomendação para inspeção periódica e intervenção a médio prazo. Já o estudo de caso ER 3, que está localizado dentro da uma classe de agressividade forte (III), em orla marinha, porém com barreiras de proteção que evitam a incidência direta da névoa salina, encontra-se com alto grau de deterioração (GD = 103,94), sugerindo uma intervenção imediata com riscos de colapso / This work aims to evaluate the pathology of residential buildings structures located at the Metropolitan Region of Recife, Brazil using the quantification of damages to measure the degree of early deterioration of reinforced concrete. Le management des risques de projet est une préoccupation croissante dans le domaine de la construction. Il ne se limite pas seulement à l’analyse des risques techniques, mais couvre aussi les risques financiers, économiques, organisationnels, réglementaire, contractuel, et d’autres types de risques cruciaux pour des projets de construction complexes et stratégiques. Le management des risques nécessite l’identification, l’analyse, le suivi des risques et des opportunités pendant tout le cycle de vie du projet. Le processus formalisé et systémique de management des risques pour des projets de construction complexes et stratégiques permet d’identifier et d’analyser les risques attachés d’une part à la décomposition chronologique du projet (phases, sous-phases, tâches), à la décomposition organisationnelle du projet (aux acteurs projet), aux ressources, aux contrats, aux facteurs externes et d’autre part aux relations entre ces éléments. Le processus formalisé et systémique s’adapte au caractère dynamique et évolutif du projet, au type de contrat et au type de projet, au niveau de détail souhaité et à la vision de l’acteur qui fait le management des risques. L’ensemble de la démarche est fortement nourri de l’expérience tirée de projets réels au sein de l’entreprise partenaire. Un outil de gestion des risques est mis en place pour mettre en pratique la démarche théorique et pour tester la méthodologie proposée sur plusieurs études de cas des projets Partenariat Public Privé (PPP) et Conception-Construction-Maintenance. / Project risk management is a growing concern in the field of construction. It is not limited to technical risks, but also covers financial risks, economic, organizational or contractual and any type of risks crucial for complex and strategic construction projects. Risk management process involves the identification, analysis, monitoring of risks and opportunities throughout the project life cycle. The formalized and systematic risk management process first identifies and analyzes the risks associated with the chronological decomposition of the project (phases, sub-phases, tasks), with the organizational structure of the project (project actors), with resources, contracts, external factors and material or immaterial flows between these elements. The formalized and systematic approach adapts to the dynamic and evolving nature of the project, to the type of contract and the type of project, to the level of detail and the vision of the stakeholder who manages risks. The whole process is highly fed by real projects study cases. A tool for risk management is developed to put into practice the theoretical approach and to test the process in the case studies of Public Private Partnership (PPP) and Design-Build-Maintenance projects.

The thesis titled "Cost analysis of engineering structures" presents a comparison of the life cycle costs of linear structures with an asphalt surface against the life cycle cost of linear structures with a concrete surface. The thesis deals with prices, costs, calculations and budgets in its theoretical part. The following chapters present history and current status, road constructions, life cycle of the construction and differences between concrete and asphalt covering. Practical part of the thesis is divided into three parts. In each sub-section, there is a practical example of comparing the costs of the life cycle of linear structure with the asphalt surface against the costs of the life cycle of linear structure with the concrete surface. Everything is expressed in graphs.
