Study on the Influence of Good-neighborliness on Variables of Resident Types -- ABC Refinery taken as Example

Abstract The present measures and methods of beneficiary payments carried out by ABC Refinery is an incomplete good-neighborliness project. Although large amounts of funds were accumulated over a period of several years, due to the lack of long-term, complete and concrete planning, no beneficial effects could be achieved. The study aims to profoundly understand the needs and thoughts of residents from six villages in Hsiaokang District, Kaohsiung, by using questionnaires and conducting interviews in order to analyze their feedback and determine their actual needs in relation to the beneficiary payments made by the ABC Refinery. It also aims to analyze whether the measures carried out by ABC Refinery can meet the residents¡¦ demands as well as their acceptance and implementation effects. According to the results of a systematic investigation, related projects were proposed. The result was that different resident types require various strategies and programs for good- neighborliness. It is hoped that the local residents¡¦ appreciation of ABC Refinery can be raised and more support and understanding received from them. The results of a science laboratory showed that the risk recognition and trust were weak in A village; it means that since the residents of A village did not trust ABC Refinery, their support was therefore at a low level. Consequently, the risk recognition and trust in regard to ABC Refinery needs to be strengthened. The project for increasing the risk recognition includes announcing environmental inspection data on a regular basis or inviting residents to visit the facilities and equipment of ABC Refinery on an irregular basis. This would help the residents of A village to obtain a clearer idea of what ABC Refinery is doing, so that the risk recognition could be elevated. Furthermore, the degree of feedback satisfaction and the environmental attitude towards living quality for residents were quite low, particularly for those whose incomes are below the NTD 70,000-100,000 monthly level. It presents that the lower the income, the higher the demand. ABC Refinery should take more actions in relation to beneficiary payments in order to improve the local living quality.

This study was done to explore the organization mobilization, identity construction and local development in Meinung Anti-dam Movement. Literature review and in-depth interview were applied in this study. The former focused on social movement and collective action theory. Besides, the local elites were interviewed to find out how they united the local societies and intellectuals to convince local residents and politicians to participate in the Movement, and how they inspired Pintung LiuDui Hakka and international organizations to support the Movement. Suggestion were made according to the findings.

Manufactured housing: an assessment of community attitudes

This study examined the opinions of 552 residents of rural Virginia regarding acceptance of manufactured homes, formerly known as mobile homes, and their occupants. The purpose of this study was to determine to what extent respondents' demographic and socioeconomic characteristics, innovativeness, and perceptions of manufactured home characteristics, its occupants and neighborhood characteristics, predicted the acceptance of manufactured homes. Data were obtained from two mail surveys distributed among eight rural counties. One survey covered single-section manufactured homes (N = 274) and another covered double-section manufactured homes (N = 278). A proposed theoretical model was adapted from M. J. Dear and S. M. Taylor's (1982) model for community attitudes toward mental health care facilities. Hypotheses were tested through multiple regression analyses. The statistical model for the full sample included 13 independent variables. Six variables (perceived manufactured home occupant behavior, proportion of manufactured homes in the county, perceived manufactured home condition, manufactured home type, respondents’ gender, and manufactured home knowledge) emerged as significant predictors of manufactured home acceptance (R² = .3541). Separate regression models for the single- and double-section manufactured home subsamples were evaluated. In the single-section manufactured home subsample, perceived manufactured home occupants’ behavior, proportion of manufactured homes in the county, and perceived manufactured home condition were significant predictors of single-section manufactured home acceptance (R² = .2522). In the double-section manufactured home subsample, perceived manufactured home occupants’ behavior, perceived manufactured home condition, respondent's manufactured home knowledge, and neighborhood physical homogeneity were significant predictors of double-section manufactured home acceptance (R² = .3574). Results suggested respondents' socioeconomic and demographic characteristics were not important in predicting manufactured home acceptance. Instead, acceptance was mostly the result of perceptions about occupants’ behavior, a finding consistent with Dear and Taylor's (1982) study about acceptance of mental health facilities. Measuring externalities of Low-Income Housing Tax Credit (LIHTC) projects in property value of neighborhood single-family homes : a case in Austin, Texas

Since the Tax Reform Act of 1986, Low-Income Housing Tax Credit (LIHTC) has been a major source of affordable housing provision for low to middle-income families. Meanwhile, growing concern about potential decrease of property value in neighborhoods has been the main obstacle for most of the affordable housing projects. As a result, LIHTC projects are facing backlash from neighborhoods near the potential affordable housing projects – NIMBYism (Not In My Back Yard). However, during decades, it has been always controversial whether LIHTC is actually affecting neighborhood property value in negative way. This study tests the hypothesis that the LIHTC projects affect negatively on neighborhood single-family home property value in Austin, Texas. Single-family homes within 2000-feet radius from the selected LIHTC projects were analyzed based on the Travis County Appraisal District annual appraisal values between 1993 and 2008. / text

The Case Study of Crisis Practice Experience ¡V The Conflict for Taiwan Power Company Build Distribution Substation

Taiwan Power Company has been facing the crises of demonstration whenever they plan to build a new transformer station. The process of dealing with this problem is tough and usually takes a long while. This study is to discuss some cases and communicative strategies that Taiwan Power Company has used to deal with the demonstration which the public protest against transformer stations. Through the process of solving the problem, they have learned to use public relation to approach the public, solve crises, overcome the difficulties, and eventually build their transformer stations to keep providing the public quality electricity. Based on the previous documentation and researches, this study covers the topics such as ¡§not in my back yard (NIMBY)¡¨ to ¡§yes in my back yard ¡§(YIMBY)¡¨, how to build public relations and business image, the communication tools of handling crisis, and a case in Japan detailed how the power company handled and communicated with the public when building a transformer station. We are hoping that we can set up an example of crisis handling for Taiwan Power Company in the future through above topics. The study method and subjects are based on the management activity by phases and aimed at the communication method of public relation and business image. To make this study more detailed and thorough, the selected cases are from where the author works at which include the cases in Xiaying, Tainan, Jiaxian, Kaohsiung, Neiwei, Kaohsiung and Longzi Kaohsiung. In addition, we include some of the related issues from similar cases in Dafon, Taipei, Qielao Chunghua, Nongyi, Pingtung in this study. We studied the whole process starting from the public demonstration to how the Power Company handled the protest and made the public¡¦s worries go away, then made the public from ¡§NIMBY¡¨ to ¡§YIMBY¡¨ and eventually built the transformer stations without obstacles. In the end of this study, we discuss about what Taiwan Power Company has learned from the successful cases through the process of handling crises from public¡¦s demonstration such as ¡§turning enemies into friends and creating win-win situation¡¨. It fits the key concepts of Taiwan Power Company which are ¡§sincerity, care, creativity, service¡¨, ¡§overcoming the difficulty, sincerely communicating, resolving crisis¡¨, and ¡§Taiwan Power Company team was able to bring their wisdoms and efforts into the matter¡¨. In the future, Taiwan Power Company should try to apply the idea of environment protection and energy saving into the community when they plan to build a transformer station so that they can gain people¡¦s approval without encountering protests. For example, the Power Company made a green space open to the community when they built Dafon Taipei transformer station; Chi-chuan Li built a gazebo with the indemnity from Power Company when they built the transformer station in Qie-Lao Chung-hua. Taiwan Power Company also built an energy saving transformer station in Nongyi. These are very successful cases that Taiwan Power Company made the crises of protests go away.
