Nekilnojamo turto agentūrų tarpininkavimo paslaugos pozicionavimas / Positioning of real estate agency‘s brokerage service

Magistrinio darbo objektas – stambiausių Lietuvos nekilnojamojo turto agentūrų, dirbančių komercinio nekilnojamojo turto srityje, tarpininkavimo paslaugos. Darbo tikslas - nustatyti nekilnojamojo turto agentūros, dirbančios komercinio nekilnojamojo turto srityje, tarpininkavimo paslaugų pozicionavimo būdą užtikrinantį išskirtines tarpininkavimo teises. Pagrindiniai darbo uždaviniai: apžvelgti paslaugų sąvoką, koncepciją bei išskirtines savybes; apibūdinti nekilnojamojo turto tarpininkavimo (trumpiau – tarpininkavimo) paslaugas; išanalizuoti pozicionavimo sampratą, pozicionavimo strategijos kūrimą ir pozicionavimo būdus; atlikti tyrimą, skirtą vartotojų nuomonei, apie teikiamas nekilnojamojo turto tarpininkavimo paslaugas ir svarbiausias šių paslaugų savybes įtakojančias vartojimą, įvertinti; apibendrinti gautus rezultatus; pateikti išvadas ir pasiūlymus. Pirmame darbo skyriuje nagrinėjama paslaugų sąvoka, jų skirtumas nuo materialių prekių, įvardijamos išskirtinės paslaugų savybės; aprašomos nekilnojamojo turto agentūrų teikiamos tarpininkavimo paslaugos. Antroje dalyje apžvelgiama pozicionavimo samprata, nagrinėjami pozicionavimo strategijos kūrimo etapai ir pozicionavimo būdai. Trečiame skyriuje atliekamas kiekybinis tikslinės rinkos tyrimas, kuris padeda atskleisti: kokios tarpininkavimo paslaugos savybės vartotojams svarbiausios, kokie lūkesčiai keliami šiai paslaugai, kas lemia vartotojų pasitenkinimą; kokie kriterijai svarbiausi renkantis tarpininkavimo paslaugos... [toliau žr. visą tekstą] / The main problem analyzed in this paper is the reason why most of the real estate agency’s customers don’t give exclusive rights to realize the object for one agency. It was analyzed in what way should the real estate agency position it’s brokerage services in order to get the exclusive rights to realize the object. From this point of view the situation in today’s real estate market is the following: most of the real esate agencies use the same methods for objects and potencial clients search also for realizing the objects. Most of them provide familliar additional services. Customer’s choise is not influenced by position in their minds – it usually is random. Customers use several real estate agencies to realize the object. This situation provokes misunderstandings among real estate agencies, customers dubbing, risk of getting only part or even non of the commisions. The objective of the master thesis is to establish a proper positioning way which would guarantee exclusive brokerage rights for the real estate agency, working in commercial real estate field. Tarptautinė prekyba paslaugomis: tendencijos ir problemos / International trade in services: tendencies and problems

The sphere of services started to develop very actively in the last century. Nowadays this sector of economics gained the dominant positions: currently those services compound more than two thirties of the World’s Gross National Product (GNP). Approximately seventy percent of the GNP is obtained in sector of the services. Moreover, this sector is growing much faster (16 percent per year) than trade in services (7 percent per year only). Currently more than seventy percent of the employees are working in the sector of the services, and this part practically contains all the development of employment. According to the data of the Statistic Department of Lithuania and the Bank of Lithuania, during period 2000 – 2006 the services became the key in economical sector in the structure of the Lithuanian economy, and it compounds the biggest part of surplus. Despite this fast development of the sector of the services, many problems that limit this market are rising up, for example, obstructions for Small and Medium-Sized Enterprises (SME), the problems with innovations, the efficiency of the employment, the obstacles that influence the establishment of the enterprises.
