住宅管理維護對住宅品質之影響研究 / A study of housing management and maintenance influence on housing guality

台灣四十多年來,隨著工業化及經濟快速的發展,國民所得逐年的增加與生活水準的日漸提高,已使得大眾對於住宅品質愈來愈加重視。所謂住宅品質,其內涵除了客觀上基本設施的完備外,尚應包括主觀滿意度的提高,而提高滿意度的方法,則可以藉著適當管理維護工作的執行,使住宅環境能維持在一定的居住品質之上。由於我國對於住宅管理維護工作之執行,除了國民住宅外,目前並無明確的管理規定,而民間對於住宅的管理維護,則分別有許多不同的管理組織或管理維護公司,採取不同的管理維護方式在進行管理維護的工作,對於不同的管理維護方式,其所獲得的住宅品質水準為何?則有待進一步加以研究。 因此,本文擬先建立住宅管理維護可提昇住宅品質之假設,首先蒐集住宅品質及住宅管理維護之相關文獻與調查報告,對目前之住宅品質情形及住宅管理維護狀況做初步的瞭解。其次,為了對住宅品質及住宅管理維護之關係做進一步的探討,本研究將依據一般民間住宅及國民住宅不同的管理維護方式,在台北都會區中選取七個研究個案,對個案不同的管理維護方式與住宅品質狀況做一調查,並藉著問卷抽樣調查的方法,瞭解住戶對目前住宅品質及住宅管理維護之滿意情形,然後根據調查資料來建立住宅管理維護影響住宅品質之迴歸分析模式,分析之模式主要有二,其一為建立住宅屬性、住戶屬性及管理維護屬性影響住宅品質之迴歸模式,其二為將住戶滿意度之問卷變項透過因子分析技術,選出主要之因子,做為迴歸分析模式之自變項。根據本論文之初步結果顯示,模式一以屋齡、費用繳交率、住宅安全措施等項目,對於住宅品質之滿意度影響較為顯著,模式二則以管制公約、公共設施、管理費等因子,對住宅品質滿意度之影響較為顯著。 最後,本文擬根據實證研究的結果,對目前國民住宅及一般民間住宅之管理維護法令與政策,未來之修正與研擬方向做一探討與建議,希望從法令之訂定與執行,落實到民間住宅管理之實際運作,使住宅管理維護制度得以建立,進而達到提昇住宅品質之目標。 / This paper is trying to answer whether housing management and maintenance could improve (or influence) housing quality or not? Are they any different housing quality satisfication among different types of housing management and maintenance? In order to answer these questions, we slect seven cases to survey their housing quality as well as management and maintenance situation. Two models are tested, one is housing quality regression analysis of housing management and maintenance factors; the other is household satisfication factor analysis of housing quality. Both results support that housing management and maintenance is important to housing quality. Some policy implications are also suggested, particular in housing management and maintenance regulation.

Estudar a produção de edifícios residenciais verticais privados na cidade de São Paulo em dois períodos da história; entre as décadas de 60 e 70 do século 20 e a primeira década do século 21. Dois períodos que apresentaram propostas de destaque dentro do mercado imobiliário mostrando um novo olhar frente à produção da arquitetura. Examinar além dos aspectos conceituais que os definiram como obras singulares no conjunto da produção imobiliária privada, quais seriam os aspectos estruturais que estariam por trás desta iniciativa: quem são seus agentes, quais as motivações financeiras e eventuais aspectos culturais que definiriam uma nova perspectiva sobre a produção desta arquitetura. Os aspectos a serem considerados para a análise e avaliação dos resultados, referem-se não só a estrutura de linguagem renovadora, mas também sobre outras eventuais conquistas relativas à reconfiguração da espacialidade, flexibilidade de plantas, pesquisas tecnológicas e aspectos sociofinanceiros da operação: publico consumidor, interesse mercadológico, incorporador, etc. / To study the production of private residential buildings in the city of São Paulo in two different time periods, first between the 60\'s and 70\'s of the 20th century; and the first decade of the 21st century. Two distinct periods with above average proposals within the real estate market reflecting the contemporary architectonic production. To exam not the only conceptual aspects that have defined them as unique in the whole of the privately - built real estate; but also the structural aspects that might be behind this initiative: who are their agents, what financial motivations they had, and the eventual cultural aspects that have defined a new perspective on the production of this architecture. The aspects to be considered in this analysis and evaluation of results refer both to the innovative structural language, and to the eventual advancements related to spatial reconfiguration, flexibility of blue prints - layout flexibility, technological research as well as social and economic aspects of the project: end consumers , market interest, development, etc.

Market orientation and public housing companies in the Swedish declining market

The licentiate thesis consists of three papers with the particular topic in public housing. They discuss how the public housing companies manage the transition to higher economic demands meeting increased customer and market requirements. These studies focus specifically on how the public housing company deal with market challenges associated with the decision to demolish, maintain and/or new construction. Market-oriented perspective can be a tool for the public housing companies to achieve better customer value and enhance economic development. Although the market orientation concept has contributed to valuable improvements in research, the thesis assumes that it is necessary to distinguish between that the public housing companies operate market-oriented to meet customer requirements and their focus on innovation. Paper I develops market/innovation types and then investigates how public housing companies adapt to these types. It was found that economic conditions in the municipality have a major impact on the housing companies, causing them to act innovatively and create superior customer value by innovations. The study confirms that the implementation of market and innovation orientation contributes to competitive advantages in growing markets, while weak economic conditions impair implementation in declining markets. Paper II addresses how public housing companies in declining markets act based on the concept of market intelligence. This study suggested and tested whether there is a positive link between collecting customer information, disseminating it in the organization, and responding to customer needs, and whether this link has an impact on strategic performance. The result shows that weak links exist in the process; the efficiency of intelligence distribution in public housing companies is affected mainly by their responsiveness to customer needs. Paper III also addresses the public housing companies’ market strategies in declining markets. This study, based on a market-strategic perspective, compares how public housing companies act in relation to customer wants compared to the private housing market. The result shows that public housing companies are more engaged in carrying out new construction, renovation, and reconstruction, as well as taking more social responsibility compared to the private sector. Ce travail de thèse en architecture se veut être une réponse à l’impasse conceptuelle dans laquelle se trouvent la plupart des recherches centrées sur les comportements de consommation d’énergie au logement, étudiés soit sous l’angle technique soit sous l’angle culturel, sans réussir à dresser une image complète des pratiques de consommation d’énergie. Elle repose sur une démarche de recherche inductive menée à partir de deux enquêtes de terrain, l’une auprès de vingt ménages habitant le parc social et l’autre chez six ménages du parc privé, qui ont conduit à une description ethnographique fine des pratiques domestiques. Celle-ci repose principalement sur la mise en place d’une méthodologie originale permettant de rendre lisibles les usages réels de l’énergie en fonction des activités qui ont lieu au domicile, en leur rendant leur contexte et leur dimension spatiale. Les résultats permettent de révéler un lien fort entre le rapport au logement qu’entretiennent les habitants (grâce à l’occupation des différents espaces et des ambiances mises en place, de la mise en scène du logement), et leur rapport à l’énergie (au travers de l’usage des différents appareils utilisant de l’énergie, du chauffage ou de l’aération), qui ne relève de facteurs financiers que dans des cas extrêmes. Les comportements de consommation alors observés prennent place dans le contexte de la construction d’un environnement rendu habitable et confortable par ses habitants, et donc dans une dimension très subjective du « bien habiter » et du « bien consommer ». / This architectural thesis is the reaction to the conceptual impasse found within most of the researches centred around behavioural patterns concerning energy consumption within housing, which is examined from either a technical or a cultural angle while failing to represent an overall view of energy consumption practices. The thesis is based on an inductive research approach following two surveys: with twenty households from the social housing sector and with six from the private housing sector, which generate a comprehensive ethnographic definition of domestic practices. This definition is predominantly based on a newly formulated methodology which provides insight into the real uses of energy with regards to domestic activities by applying a spacial quality to the context and dimension of such behaviours. The results reveals a strong link between the connection that the inhabitants have with their dwellings (resulting from their use of various spaces and their creation of particular environments, the staging of the home) and their relationship with energy (via the use of energy-based appliances, of heating and ventilation), rather than economic factors which are only relevent in extreme cases. Behaviours concerning consumption therefore take place within the context of a created environment made liveable and comfortable by its occupants and therefore a very subjective context with regards to «living well» and «consuming well».

Adoption of Green Roof by Private Housing Organizations: Drivers and Barriers ---A Case Study in Malmö, Sweden

This research is an exploratory study on green roof adoption by medium to large private housing organizations in Malmö, Sweden. The research aims to explore the drivers and the barriers for the green roofs adoption. Also to look for what leadership effect on overcoming the barriers and promoting the drivers for green roof adoption. The theoretical contribution is the assessment of the motivations on transformational and adaptive leadership. The thesis employs a qualitative method with non-structured and semi-structured interviews. It develops an analytical framework combining systems thinking and leadership theories to look on the practice of green roof adoption. The thesis identifies the main drivers and barriers in relation to the internal and external positions of actors and rules in the system of green roof adoption in Malmö among private housing organizations. The main findings are that transformational leadership effect motives on overcoming the barriers and adaptive leadership motivation effect on promoting the drivers. It also summarizes three categories of green roof adoption, namely the transformations, adapters and green skinners. The study also has practical contribution with recommendation of policy implication to Malmö. Furthermore, models and figures for future researches on green roof adoption among housing organizations.
