O presente trabalho teve o propósito de criar um instrumento de auxilio a tomada de decisão na aquisição de nova habitação, levando em consideração a escala de importância dada pelo usuário ao analisar uma habitação, tendo como base uma revisão bibliográfica sobre a qualidade habitacional e pesquisa de campo sobre o que o usuário considera qualidade em sua habitação.O ambiente escolhido para o desenvolvimento do trabalho foram as regiões urbanas de alta e média densidade demográfica do Estado de São Paulo, onde se pode sentir a presença das imposições do mercado imobiliário. Buscou-se uma aproximação do arquiteto ao usuário indefinido, o qual ao escolher um imóvel em detrimento de outro, estará subsidiando o arquiteto quanto aos quesitos de qualidade que são importantes para ele e sua família. Influenciando com esta escolha também no processo decisório da geração de empreendimentos imobiliários habitacionais futuros, deixando de ser apenas um usuário final e passando a ser um ator dentro do processo decisório. Concluindo, a presente tese levou em conta o que o usuário identifica como qualidade e como ele pode ser auxiliado no processo decisório de aquisição de nova moradia tendo acesso à fatores técnicos e cognitivos, até então visualizados apenas por profissionais da área. / This works purpose is creating an aid instrument for an educated decisionmaking at the acquisition of new housing, taking into consideration the scale of importance given by the user through a survey on what he values and, also by reviewing the current bibliography on housing quality. The elected environments to develop the work were urban regions of high and medium demographic densities in the state of São Paulo, where is possible to detect strong real estate influence. With that focus set, a link between architect and unknown user was pursued, as choosing one property over another, the subject supplies the professional with the information of which are the most relevant quality issues to him and his family. Thus influencing, all the way through, in real state future projects development level, no longer being just a user, but being able to become an actor in the decisionmaking process. To sum up, this thesis took into account what the user identifies as quality and how he can be assisted when acquiring new housing after having contact with technical and cognitive factors previously viewed only by professionals

Analýza residenční stability a spokojenosti v suburbánním zázemí Prahy případová studie města Říčany / Analysis of residential stability and satisfaction in Prague's suburban zone case study Říčany

The main aim of this study is the residential stability of the population in Prague suburban locality Říčany. The residential stability was studied in six localities of Říčany which varied according to the type of housing. Description of differences among the selected locations of Říčany can improve the development of similar localities in Prague suburban zone. Residential stability of people depends on factors that can affect it and it is necessary to include all these factors in the analysis. The most significant factor is residential satisfaction with the quality of housing. Qualitative research methods: were used primarily for this analysis: questionnaire survey and interviews with residents of selected localities. The results showed that the city Říčany rather belong to unstable residential communities in Prague suburban zone. Residential instability of the inhabitants is significantly influenced by dissatisfaction with their housing, but very important aspects are also age and life-cycle stages of the respondents. Field survey did not confirm any significant differences between the selected locations, but rather among the types of housing.

Kvalita v sociálních službách / The Quality in Social Services

The thesis deals with the evaluation of the quality of social services, particularly services Sheltered Housing. For this evaluation of quality were selected four non-profit organizations focused on service housing in the region of South Bohemia. In this thesis we determined comparative areas according to the criteria of qualitative standards of social welfare, in accordance with those standards organizations are compared mutually and evaluated. For comparison of those organizations, focusing on social services, I have used the benchmarking method. The aim of the thesis is,on the basis of the lesson learned in comparing those organizations, identify potential improvements of provided social welfare and processing specific proposals and recommendations. These recommendations, can be used by those organizations to improve and enhance the quality of social services.

The thesis is devoted to the conditions and quality of living of people who are dependent on social benefits. Based on the assumption that state expenditures are disproportionately high compared to the real conditions of housing. The price is inadequate and owners make use of helplessness people and the generosity of the state. The survey will take place in several social excluded quarters in Ústí nad Labem. The field will then be collected information such as service in the flat, state of the building, the legal form of contracts, apartment size, number of people in the apartment and the price. The aim is to determine whether the benefits are used adequately and people from vulnerable groups live in a suitable and stable environment.

The study aims to analyze this impact, using as a basis methodological a assessment tool capable of aggregating indicators and índices interrelated: the QER Index (Quality of Residential Space) under the aspects of quality of housing space (Adapted QEH), noting the implications of the process of uprighting for the study area in 2011. Is used as empirical object a spatial area of four blocks located in the neighborhood of Tambaú, in the the east of the city of João Pessoa, and this area of the city is characterized by the process of uprighting. Is used as theoric reference a set of key concepts: quality of life and residential, urban space, uprighting, density. Were analyzed issues that comprise the indicators of Index QEH adapted, as: state of conservation building, architectural type of buildings, proximity to waterfront, interference of vehicular traffic, quality of the landscape noticeable, degree of privacy and sun exposure. Through application of the methodology mentioned the research has shown that uprighting might affect the quality of urban residential space and consequently in the quality of life of the inhabitants of the place where this process is inserted, among other reasons, by increasing vehicle traffic and the demand for parking, interfere and change the local climate, and the presence of coverage vegetal. / Essa pesquisa tem como tema o impacto da verticalização na qualidade do espaço residencial urbano tendo em vista que, tal processo pode vir a interferir na qualidade de vida da população residente local, e que é nesse espaço que se desenvolve o cotidiano dos moradores de uma cidade. O estudo tem como objetivo analisar esse impacto, utilizando como base metodológica de avaliação uma ferramenta capaz de agregar indicadores e índices interrelacionados: o Índice QER (Qualidade do Espaço Residencial), sob os aspectos da qualidade do espaço da habitação (QEH Adaptado), observando as implicações do processo de verticalização para a área estudada em 2011. É utilizado como objeto empírico um recorte espacial de quatro quarteirões localizados no bairro de Tambaú, na Zona Leste da cidade de João Pessoa-PB, sendo essa área da cidade caracterizada pelo processo de verticalização. Utiliza-se como referencial teórico um conjunto de conceitos-chave: qualidade de vida e residencial, espaço urbano, verticalização, adensamento. Foram analisadas questões que compõem os indicadores do Índice QEH Adaptado, como: estado de conservação do edifício, tipo arquitetônico dos edifícios, proximidade a orla marítima, interferência do tráfego de veículos, qualidade da paisagem perceptível, grau de privacidade e exposição solar. Através da aplicação da metodologia citada, a pesquisa demonstrou que a verticalização pode vir a interferir na qualidade do espaço residencial urbano e conseqüentemente na qualidade de vida dos habitantes do local onde esse processo se insere, entre outras razões, por aumentar o tráfego de veículos e a demanda por estacionamentos, interferir e alterar o clima local e a presença de cobertura vegetal.

Choice of housing is one of the most important decisions of inhabitants. It is a relatively new process in Czechia which did not work absolutely freely till 1989.Inhabitants accustom to choice of housing and learn this process which is based on the relatively short experience. On the one hand, the importance of the choice of housing is conditional by low willingness of the Czech inhabitants to move and on the other hand, it is amplified by the high purchase price, which usually means the greatest investment in life of households. Thus, people consider many aspects in the wish to satisfy one of the basic life needs during the choice of housing. The place of future residence is one of the most important of them. Housing research is a relatively new topic in geography. Even though systematic research on housing and quality of housing in Czechia takes place more intensively (in the social sciences, for more than two decades), there were not performed territorial differentiation of the quality of housing assessment and comparison of municipalities according to suitability for.
