Desse modo, buscamos compreender as transformações que se processam na área central do município de Itu e que podem ser observadas na relação entre as formas herdadas e as novas dinâmicas que lhe são impostas pelo desenvolvimento econômico, pela expansão de seu tecido urbano e pelo crescimento populacional. Essas novas dinâmicas modificam o centro, atribuindo-lhe novos conteúdos, identificáveis, entre outros, pela intensificação de seus fluxos, implicando em novas centralidades. Com isso, gera-se o descompasso entre formas e funções no centro histórico. Procuramos apreender essas transformações indentificando suas conseqüências no plano da morfologia urbana, por meio da criação de novas centralidades. Para o desenvolvimento dessa pesquisa, priorizamos o enfoque econômico, por meio de análise das empresas existentes em nossa área de estudo. Os dados evidenciaram aspectos do centro que permitiram um maior entendimento de sua dinâmica e estrutura, bem como o conteúdo informacional existente nas novas centralidades que se configuram. / This research had the objective to achieve an analyze of the restructuring urban process, emphasizing the changes generated in the centrality urban. For this, we assumed as territories bound the Itu municipality – SP. This way, we tried to understand the changes that occurs in the central area of the Itu municipality and it can be observed in the relation between the inherited forms and the new dynamics which are attributed for the economic development, for the urban tissue’s expansion and for the population increase. These new dynamics change the center, attributing to it new contents, identified, among others, for the intensification of its flows, resulting in news centralities. So, generate itself the incompatibility between forms and functions in the historical center. We tried to apprehend these changes identifying its consequences in the urban morphology’s plane, through the creation of news centralities. For this research’s development, we priorited the economic point, through the analyze of the companies existent in our study area. The datuns evidenced centre’s aspects that allowed a greater understanding of its dynamic and structure, as well as the informational content existent in the new centralities that configures itself.

A presente pesquisa visou a análise dessas transformações recentes dentro do contexto do processo de estruturação e reestruturação urbana das cidades médias, privilegiando as mudanças que implicam a deterioração de suas áreas centrais. Como estudo de caso, foram investigadas as mudanças decorrentes da estruturação urbana da cidade de São José do Rio Preto - SP. Verificou-se que a cidade se estruturou criando, no espaço urbano, zonas diferenciadas em termos de uso do solo e conteúdo social, fazendo despontar áreas especializadas na localização de indústrias, estabelecimentos comerciais e de serviços e residências, distintas segundo o perfil sócio-econômico dos moradores. Nesse processo de estruturação, novas centralidades despontaram no espaço urbano, implicando uma perda relativa de atratividade da área central da cidade, que se reestruturou substituindo os antigos moradores e usuários de alta renda por novos de menor capacidade econômica. O estoque construído dos setores do centro preteridos pelas camadas de alta renda se deteriorou, pois sofreu drástica queda nos investimentos que visavam sua recuperação ou modernização. / The medium-sized cities have their preeminence in the urban scenery for presenting a rhythm of larger growth than the national average and dynamics that reproduces typical problems of the metropolises such as deterioration of the central areas. The present research sought the analysis of those recent transformations inside of the context of the urban structuring and restructuring process of the medium-sized cities, privileging the changes that implicate deterioration of their central areas. As case study, the current changes of the urban structuring of the city of São José do Rio Preto were investigated. It was verified that the city was structured creating, in the urban space, different areas in terms of land-use and social content, making different specialized areas in the location of industries, commercial and services establishments and residences, according to the neighborhood socioeconomic profile. In that structuring process, new centralities are created urban space, implicating relative loss of attractiveness of the central area of the city that has been restructured substituting the old residents and users of high income for new of smaller economical capacity. The deteriorated built stock of the sections of the center ignored by the groups of high income causing drastic fall in the investments that sought its recovery or modernization.

Ao tratarmos da temática da urbanização, e neste caso, da urbanização na Amazônia, devemos levar em conta suas peculiaridades. As cidades devem ser entendidas a partir da maneira como se inserem, em maior ou menor grau na divisão do trabalho, e como historicamente foram afetadas pela divisão inter-regional do trabalho. (SANTOS, 2005) Assim, voltamos nosso olhar para a importância assumida pela cidade de Marabá no sudeste do Pará, tendo em vista sua centralidade na dinâmica de reestruturação socioespacial da região amazônica. Duas questões centrais norteiam esse trabalho: a) qual a importância exercida pela cidade de Marabá, enquanto uma cidade média, na rede urbana e no processo da reestruturação produtiva e espacial, da região amazônica? b) que elementos contribuem para que a cidade de Marabá se torne central nesse processo de reestruturação regional? Dessa forma, buscamos compreender, como, nesse processo de reestruturação da região amazônica, a cidade de Marabá, foi assumindo relevância na dinâmica urbana do sudeste paraense. Entrementes, essa dinâmica urbana regional, nos remete à investigação das possíveis centralidades que algumas cidades da região vêm assumindo nas redes de circulação do território, a partir da reestruturação produtiva regional. Finalmente, nossas preocupações se apresentam como pontos de partida para o entendimento desse conjunto de relações desencadeadas no âmbito da rede urbana regional, em que as especificidades das cidades na Amazônia, a exemplo de Marabá, acabam sendo fundamentais para a compreensão desse processo. / In addressing the theme of urbanization, and in this case, the urbanization in the Amazon, we must take into account their peculiarities. Cities should be understood from the way they fall to a greater or lesser degree in the division of labor, and how historically been affected by inter-regional division of labor. (SANTOS, 2005) Thus, we turn our attention to the importance assumed by the city of Marabá in southeast of Pará, in view of its centrality in the restructuring of sociospatial dynamics of this region. Two central questions guide this work: a) how important is exercised by the city of Marabá, while an average city, the urban network and in the process of productive restructuring and space, the Amazon region? b) what factors contribute to the city of Marabá becomes central in this process of regional restructuring? Thus, we seek to understand how, in the process of restructuring the Amazon region, the town of Marabá, assumed significance in the dynamic urban southeastern of Pará. Meanwhile, the urban regional dynamics, leads us to investigate the possible centralities that some cities in the region are taking on the networks of circulation territory, from the regional industrial structure. Finally, our concerns are presented as starting points for understanding this set of relations triggered within the urban area, in which the specifics of the cities in the Amazon, like Marabá, end up being key to understanding this process.

A partir dos anos 2000 a produção do espaço urbano nas cidades médias de Bauru, Piracicaba e São José do Rio Preto acelerou-se significativamente. Assistiu-se à explosão da oferta de uma série de novos produtos imobiliários, voltados a um amplo leque de potenciais consumidores: residências em condomínios verticais e horizontais, bem como novos loteamentos urbanos, destinados a uma ampla gama de segmentos sociais, promoveram a modificação da paisagem e borraram os limites entre o rural e o urbano; grandes centros comerciais vieram conformar novas centralidades; os fluxos intra e interurbanos reconfiguraram-se, imprimindo novos sentidos à urbanização. O conjunto dessas modificações vem promovendo a reestruturação urbana dessas cidades, impactando e alterando as dinâmicas e condicionantes que configuraram seus espaços intraurbanos até fins do século XX, com profundas implicações na definição dos valores de uso e dos valores de troca das distintas localizações do território municipal. Condutor do processo, o circuito imobiliário vem adquirindo proeminência cada vez maior em suas economias locais, moldando as legislações urbanísticas conforme os interesses envolvidos na ampliação dos valores fundiários e imobiliários.
