Property size preferences and the value of private and public outdoor spaces amid a shift to high-density residential development: A case study of Kitchener-Waterloo, Ontario

Planning policies in Ontario, such as the Provincial Policy Statement and the Growth Plan for the Greater Golden Horseshoe, enforce urban growth boundaries to preserve natural and agricultural lands while improving neighbourhood and city vibrancy. Consequently, urban areas must be intensified through high-density development, which will limit the land available for public green spaces and large private yards. As a result, homebuyers looking for spacious properties will have to rely mainly on the turnover of older homes. Therefore, this thesis explores how residents currently living in homes with private yards value private and public outdoor space, and whether they have interest in upsizing or downsizing their homes in the future. Neighbourhood and property attributes that may be influential in homebuyer decision-making are also investigated. The cities of Kitchener and Waterloo (“Kitchener-Waterloo”) were chosen as the study location, as both cities are affected by the Growth Plan and are currently being intensified. From March to August, 2012, a random sample of 1272 households living in homes with private yards were invited to participate in a survey on yard landscaping and maintenance practices and property preferences, after which a total of 206 surveys were analyzed. Most respondents were living in medium-sized homes with medium-sized yards, and results indicated that homes and yards of medium size would be the most commonly preferred options if residents were to move (considering their household size, health, finances, etc.). On the whole, the target market for high-density homes (i.e. condominiums, small houses, and small yards) came mainly from the aging population. Nevertheless, when asked if they would ever live with less yard space in the future (when their household conditions could differ from what they were at the time of the survey), 58% of all respondents indicated that they may live in a home with a small yard and 41% indicated that they may live with no yard. Such a finding further indicated that residents may find high-density dwellings more appealing as they age. Based on findings, ways of increasing the appeal of compact dwellings are discussed, such as including a small yard or balcony, providing privacy, ensuring access to public green spaces, and being located in a safe neighbourhood. Landscapes neat in appearance and designed with grass, colourful vegetation, trees, and natural gardens are also expected to increase property appeal. Overall, if development is to remain restricted to built-up areas, developers and planners will have to create desirable high-density homes located in communities that accommodate the lifestyles of potential residents. This thesis addresses such a challenge by delineating target market groups with the potential to move to high-density homes, and by providing insight into the variables that may increase the appeal of properties as landscapes are intensified.

Food and Yard Waste Compost as a Nutrient Source for Corn Production

Utilizing food and yard waste (FYW) compost for plant production requires determination of application rates that support crop production, improve soil properties and avoid excessive nutrient build-up. An 88 day incubation experiment showed 12 t ha-1 FYW compost to contribute 3.6 kg M3P ha-1 and 0.3 kg mineral N ha-1, 24 t ha-1 supplied 15.1 kg M3P ha-1 and 0.7 kg N ha-1 and 36 t ha-1 gave 39.5 kg M3P ha-1 and 1.2 kg N ha-1 to Pugwash series coarse, loamy soil. A field study showed FYW compost yielded higher P concentrations in grain and stover but lower grain yields than fertilizer. In the residual year, compost treatment yields didn’t decrease and concentrations and amounts of P and N increased. This FYW compost applied to corn at 24 t ha-1 with an N fertilizer can yield similarly to fertilizers only, removing greater amounts of P in grain and stover.

How Ontario's urban householders manage their ecosystem: A ten-year study in Kitchener-Waterloo

As much of the growing population of North America is accommodated within cities or on their fringes, one needs to understand how these people are managing their private outdoor space. Within the cities of Kitchener and Waterloo, Ontario, Canada a randomly selected set of residential occupancies were surveyed in 1994 and 2004 about their yard landscaping and maintenance practices. Parallel mail-out questionnaires were delivered to more than 1,000 randomly selected addresses in both 1994 and 2004. Approximately 30 percent of surveyed occupancies completed the questionnaire in both years. Over one-third of respondents from both 1994 and 2004 were matched together based on individual, household, or address information. The matched respondent results were used to validate similarities and identify any inconsistencies between survey years. In general, matched respondent trends did not differ substantially from the overall study trends. <br /><br /> This study found that much of the outdoor space on residential properties consists of turfgrass lawn. Lawns were the dominant form of landscaping in both 1994 and 2004. Although respondents' attitudes towards lawns shifted slightly in favour of more gardens in the 2004 survey compared to 1994, respondents' actual landscaping styles and behaviours did not follow suit. Regardless of minor differences in attitudes between survey years, turfgrass was reported to be present in more than 85 percent of respondents' yards. On average, lawns were estimated to cover more than half of respondents' total private outdoor space in both 1994 and 2004. Likewise, more than 60 percent of respondents in both survey years indicated that their yard reflected a monoculture lawn. When compared with five other styles of landscaping, the monoculture lawn was found attractive and well-liked by approximately half the respondents in both survey years. In addition to the prevalence and preference for lawns, lawns were seen as practical to maintain as: the majority of respondents had a lawnmower ? mostly gas-powered; respondents were willing to spend almost $200 a year to water their lawn, on average; the application of chemicals, particularly fertilizers, was common with approximately half the respondents; and more than 40 percent of respondents were willing to pay lawn-care professionals to look after their yards. Lawns were also perceived to be the landscaping style most acceptable to neighbours. Thus, given the ubiquitousness of lawns in urban residential environments, the presence of lawns not only represents the yard design preferences of homeowners, but is part of deeply entrenched societal norms. <br /><br /> With assistance from the media and advertisements, these implicit societal norms were found to influence household attitudes and preferences towards what is dubbed 'lawn-scaping'. As confirmation of these subtle norms, more than 60 percent of respondents in both survey years agreed that 'a yard has to have a lawn'. However, these landscaping norms are also explicitly established in municipal property regulations and lot-maintenance by-laws. Hence, the lawn landscape is implicitly linked with social norms and explicitly articulated in legal agreements, making it the unquestioned standard of landscaping styles. It is concluded that a change in local policies and regulations, along with greater education and awareness, will lay the foundation for more alternative styles of landscaping within urban residential areas.

A Survey of Inventory Systems of Auto Wrecking Yards in Northern Utah

A survey of inventory systems was made of 15 randomly selected auto wrecking yards in northern Utah. The specific objectives were to determine what methods auto wrecking yards were using to keep track of their inventory, to determine the mangers' feelings toward inventory control and improvement of their present systems, and to determine the effectiveness of these systems in providing management information. This information was obtained through a questionnaire interview with managers of the yards sampled. The questionnaire was developed by the author using yards outside the sample area to pilot test and help develop the questionnaire. Results of this survey showed a continuum of systems ranging from the use of memory only up to an elaborate card sort system was being used in inventory control. All managers felt that inventory control was very important and that their present systems could be improved. Time was the limiting factor given for not making needed improvements. Only 60 percent of the mangers were keeping some form of written record. The management information provided by these records consisted mostly of physical information relating to the part available and the condition of these parts. Thirty percent of the managers had a record of capital invested and only 20 percent knew the cost of holding inventory in their yards. From this survey it was concluded that the majority of the inventory systems were inadequate when compared with the objectives of inventory control. More accurate cost information is needed to calculate and evaluate the profitability of the firm (return on invested capital).

Study of Architecture-Oriented Container Yard Management Model

In these days, container yards always operate in the face of large-scale, high volume, and shipping companies requesting a large number of containers to be handled in a short time. It then becomes an important issue that container yards are able to maximize the operational capability under the limited land to meet the ship company¡¦s "accurate, fast, stable and cheaper" demand.In addition to having the general functions of storage yards, container yards, due to close to wharf berth line, also need to support the loading and unloading of containers. In such a situation, container yards shall play an important indicator of ports¡¦ operational efficiency. In this study, we construct an Architecture-Oriented Container Yard Management Model (AOCYMM) which is based on the six fundamental diagrams of Structure-Behavior Coalescence (SBC) architecture. AOCYMM, not only provides an integrated description of structure and behavior on the container yard operations, but also helps the employees within the enterprise easily manage the container yard business. AOCYMM covers all structure and behavior of the whole container yard operations. Therefore, AOCYMM describes the complete picture of container yards so that every employee shall understand and communicate well to achieve the high quality and efficiency of overall management.
