Partindo-se da hipótese da necessidade de haver uma relação entre o atual projeto de moradia e os hábitos domésticos contemporâneos, o objetivo deste trabalho é investigar o projeto de espaços habitáveis de apartamentos em São Paulo, avaliando-se a compatibilidade entre sua configuração tipológica e as transformações do uso da habitação, ocorridas nas últimas décadas do século 20 – aqui observadas a dinâmica e contínua alteração tipológica dos arranjos familiares e a invasão de novas tecnologias ao espaço doméstico. Constituindo-se uma tentativa de colaboração para o repensar do habitar metropolitano contemporâneo, esta dissertação está estruturada em quatro capítulos. O primeiro constitui-se de uma ambientação histórica do processo de modernização da indústria brasileira, englobando o início da cultura de habitar apartamentos na cidade de São Paulo, até a cristalização desse hábito, nas últimas décadas do século 20. Estabelece-se aí um paralelo entre a relação do usuário com sua moradia e a introdução de progressos tecnológicos no cotidiano doméstico. No segundo capítulo visitam-se as transformações dos modos de vida contemporâneos, dadas em função tanto das mudanças dos grupos domésticos, as quais passaram a alterar o conceito tradicional de família nuclear, quanto da invasão de novas tecnologias ao ambiente doméstico. O terceiro capítulo – etapa essencial deste trabalho – constitui-se do estudo de plantas de apartamentos de dois dormitórios lançados na Região Metroplitana de São Paulo nas décadas de 1980 e 1990 e do estudo de caso de apartamentos de dois dormitórios de um edifício situado na cidade de São Paulo, com a análise dos espaços habitados e dos diversos usos a eles atribuídos. Partindo-se do quarto capítulo, no qual se estabelecem reflexões sobre novas tendências de desenhos para o modelo do espaço habitável, este voltado à contemporaneidade urbana, estabelecem-se duas constatações básicas: Por um lado, diante das transformações dos grupos domésticos e do largo uso de novos aparatos tecnológicos no espaço da habitação, a produção de apartamentos do final do século 20 apresenta-se em descompasso com a diversidade dos novos modos de morar adquiridos, caracterizando-se por certa morosidade quanto ao surgimento de novas propostas que contemplem a variedade de perfis dos atuais grupos de usuários urbanos. Por outro lado, é definida como apenas relativa a contemporaneidade identificada no uso dos apartamentos, uma vez que antigas tradições ainda permanecem na produção do ambiente doméstico, não tendo sido totalmente substituídas pelos novos modos de viver contemporâneos. / Based on the hypothesis that there should be a close relation between today’s private-home design and the current habits of people living in those homes, this work sets out to investigate the design of the living space of apartments in São Paulo, Brazil. The objective is to analyze how well this design has kept up with changing lifestyles during the last decades of the 20th century, in especial shifting family arrangements and the permeation of new technologies in the home. This work intents to contribute towards a new assessment of contemporary metropolitan living and is divided into four chapters. The first presents a background of the modernization process of Brazilian industry, covering from the inception of apartment life in São Paulo to its widespread acceptance. This part also draws a parallel between this process and the user-home relationship, in light of the introduction of the first technological gadgets in everyday home living. The second chapter shows today’s changing ways of living, brought by both emerging demographic patterns, which have dramatically changed the conventional nuclear family, and the flood of new technologies in the domestic environment. The third chapter – an essential part of this work – analyzes floor plans of two-bedroom apartments launched in São Paulo during the 80s and 90s. It also includes a case study of two-bedroom apartments of a São Paulo building, with an examination of their living spaces and the use attributed thereto. The fourth chapter brings some reflections on current ideas on the reconfiguring domestic landscape and arrives at two basic conclusions. On the one hand, in light of shifting family patterns and the permeation of technological appliances in the domestic space, it can be said that there is a clear gap between apartments produced in the late 20th century and the new lifestyles incorporated by the users of such homes. Scarce new proposals have addressed the multiple facets of today’s metropolitan apartment dwellers. On the other hand, the use given to these apartments can be considered only relatively contemporary, since ingrained traditions are still quite present in the living space and have not been fully replaced by contemporary lifestyles.

The aim of this thesis is to point out the specific status of the lessor in the residential lease within the meaning of the Civil Code, act no. 89/2012. This thesis is composed of five chapters and additional sub-chapters. The main part of this thesis is dedicated to describing the specific areas which might weaken the status of the lessor and at the same time to state selected institutes which through correct use in the residential lease might notably increase legal certainty and status of the lessor. The first chapter serves as the introduction of lease issues and brings the general reflection over the role of lessee and lessor in this legal relationship. At the same time also sets a target of this thesis, which is the statement of the problematic areas of a lease from the perspective of the lessor and suggesting possible solutions. The second chapter includes the fundamental features of the residential lease, with the emphasis on the characteristics and distinctions from other obligations. The third chapter consists of "prohibited agreements" and their impact on a lease and status of the lessor. The family life cycle and family needs in a housing project : a case study of the Westview Garden Apartments, North Vancouver

The objective of this study is to discern how family needs in housing change through the stages of the family life cycle. The Westview Garden Apartments, a townhouse and apartment development in North Vancouver was chosen for conducting this study. For the collection of residents' behavioral data, a number of family member's daily activity log records were obtained through a series of interviews. The data were collected in the period from September 1973 to April 1974, during which time my family and I occupied one of the housing units in this project. The family life cycle is divided into eight stages, from arrival of the first baby to the elderly couple. The following activity patterns of a selected number of families in each stage were traced through the analysis of their activity log records; Sleeping, Eating, Housekeeping, Shopping, Children Playing, Evening Sitting, Socializing and Family Recreational Activities. From these activity patterns, together with the residents' opinions about their housing, and adding to this the author's own observation of the daily life in the sample project, the family's needs in each stage were discerned. After that the design of sample housing was examined in detail. The findings clearly indicate the variations in family needs affecting their housing requirements through the life cycle. The author concludes that the present housing system has difficulty in accommodating changing family needs. Many families are either forced to move or suffer from living in an incongruent residence. To improve this situation, two directions in future family housing are suggested. 1) An adaptable housing system should be developed. This can accommodate individual family's special needs and reflect the changing needs in their life cycle. Families should be able to assist in designing, building and altering their own houses without high costs or much skill. The author believes it is possible to produce such housing with advanced technology. 2) The present space distribution for daily family activities in private and public space, must be reconsidered. Many family needs which are now being met within the individual housing unit could be satisfied more satisfactorily in neighbourhood communal spaces. In future urban housing development, there is bound to be a large proportion of multiple dwellings. This demands new ways of communal living. There is a clear focus on the environmental question in today’s society. The awareness of energy consumption and emission of greenhouse gases is growing which causes the urge to increase energy efficiency and decrease the emissions. This is applied in all sectors, housing being one of them.Approximately a fifth of the entire energy consumption in Sweden accounts for hot water supply and heating of all housing and facilities. About half of all housing in Sweden consist of apartment building’s. A third of the global emission of greenhouse gases is related to the building sector. This motivates a focus on energy saving measures in the housing sector and especially apartment buildings.In this report the consequences, regarding energy savings, economic profitability and emission of CO2 equivalents, of implementing energy saving measures on an old apartment building have been investigated. The energy saving measures that have been considered are Additional insulation of attic, Additional insulation of external wall, New windows and balcony doors and FTX. The reference building that has been considered in this project is a light weight concrete apartment building with brick facade which was constructed in Stockholm 1948. It has 3 floors, a basement and a total of 12 apartments. This project has been preformed in cooperation with AB Familjebost¨ader.The results regarding energy savings have been brought through energy simulations in the software IDA ICE. The reference building was constructed in the software and simulations were done for each energy saving measure. Another simulation was done combining the measures Additional insulation of external wall and New windows and balcony doors and one simulation combining all measures. A reference simulation was also done to validate that the model building is representative to the reference building.The economic profitability and payback time was calculated, using the net present value method considering the discount rate of 4% and the lifetime of 40 years, for each measure and combined measures. The emissions of CO2 equivalents related to the material used for each energy saving measure were calculated. Additionally, the emissions related to consumption of electricity and district heating were calculated, considering three different district heating suppliers. With these numbers the total amount of avoided emissions due to a measure could be calculated.According to the simulation results Insulation of attic had the lowest energy saving with 3.34% and New windows and balcony doors had the largest energy saving with 27.49%. The total energy saving reached 68.51% when implementing all measures. According to the economic calculations only Insulation of attic is profitable with a payback time of 8.42 years. But the measures New windows and balcony doors and FTX might be profitable if the reference building’s increased value, due to implementation of the measure, is considered. The calculations of the emissions of CO2 equivalents suggests that all measures imply avoided emissions if the current district heating supplier is considered. The amount of avoided emissions varies depending on which district heating supplier is considered and in some cases the energy saving measure can causes more emissions compared to no measure.The recommendation form the author is to go through with the measure Insulation of attic since it decreases the energy consumption and is economically profitable Furthermore, it is recommended to investigate how the measures New windows and balcony doors and FTX would affect the financial worth of the reference building, since that may cause those measures to be profitable.

Lease of an Apartment: Rights and Duties of the Lessee and Lessor Abstract The diploma thesis deals with the actual issue of the lease of an apartment, which is primarily regulated in the Act No. 89/2012 Coll., the Civil Code, as amended (hereinafter the "CC"), in the specific provisions on the lease of an apartment and the lease of a building (Sections 2235 to 2301). Secondarily, the issue of the lease of an apartment is also regulated by other legal regulations - e.g. Act No. 67/2013 Coll., regulating certain issues concerning the providing of services associated with the use of the apartment and non-residential premises of an apartment house (the Services Act), or Government Regulation No. 308/2015 Coll., on the definition of the terms of routine maintenance and minor repairs related to the use of the apartment. The regulation of the cooperative apartment lease is then excluded from the Civil Code, when the legislator decided to include it in the Act No. 90/2012 Coll., on Commercial Companies and Cooperatives. The master thesis deals with the regional differentiation of housing prices in Czechia at the district level. The main goal of the thesis is to evaluate and explain the regional differentiation and development of apartment prices between 2001 and 2017. The first empirical part concerns the general evaluation of apartment prices, where, in addition to cartographic outputs, descriptive statistics are used. The monitored period is divided into smaller time intervals according to the trend of rising prices of apartments and the development of national economy. Both the absolute prices of apartments and the relative changes between different years are observed including establishment of own typology. The second part monitors the influence of selected factors (average salary, migration and population density) on the average price of apartments at district level. The premise of this thesis is to explore the transition of spaces through thresholds. This exploration begins with the urban environment and how one transitions through spaces into private spaces. In particular, this thesis addresses battered women and children and how their transition in life relates to transitional spaces. The journey began with research of precedence. However, the existence of shelters for battered women and children is relatively new. Therefore, I began at the roots of housing, community housing, monasteries, orphanages and dormitories. I also drew from my own experiences with roommates, dorm life and group situations. This design reflects the transition of spaces and how that relates to the life of battered women and children.
