1 Summary "STATUTES OF UNIT OWNERS ASSOCIATION" The thesis deals with the statutes of a unit owners association as they are regulated in the Czech law (hereinafter referred to as the "Statutes"). The Statutes are the basic legal document of any unit owners association, through which the rights and obligations of the individual unit owners are exercised. The Statutes should provide any unit owners association with a framework for its smooth functioning in relation to its members (unit owners), as well as in relation to third parties. Much like other juridical (legal) persons, a unit owners association is created when registered to the public register. Its creation is preceded by a founding legal act of the future unit owners, i.e. the future members of the association. Statutory law (i.e. the new Civil Code No. 89/2012 Coll.) stipulates under what conditions the founding members are allowed to establish the unit owners association. For a successful registration of the association in the public register, ordinarily, the Statutes have to be approved by the founding members. The legislation sets out certain mandatory requirements, nonfulfillment of which would lead to a dismissal of the registration. Resumé - in English The concern of this thesis is residential lease and its legal consequences. Thesis describes current legislation having the Act No. 89/2012 Coll. The Civil Code as the main pillar. At the beginning the general legislation aspects of residential lease (without deep dive into history) are discussed. The thesis's primary focus is the rent and payment for services related with the flat usage (Chapter 6). This chapter also covers historical development of the related legislation since the World War 1st till the present time with the outlook for the near future. The opening chapters of the thesis discuss the general aspects of lease agreement and all its components, the form of lease agreement and all its subjects. Further chapters depict the main principles of legal protection of all agreement parties, where the appropriate legislation can be found and what are the main conceptual characteristics of this legal term including its deeper details. However, the characteristics distinguishing residential lease agreement and other agreements are covered just marginally. Subject of residential lease agreement, the term "flat" and its "accessories" are analyzed thoroughly. Práce se zabývá vlastnictvím jednotek a spoluvlastnictvím společných částí domu, dále členstvím ve společenství, orgány a důležitými dokumenty společenství. Součástí analýzy je i ekonomická činnost společenství např. z hlediska daní, účetnictví, pohledávek, správy domu aj. V závěru práce jsou navržena řešení vybraných praktických problémů společenství vlastníků jednotek.

The thesis dealt with the design of the interior and atypical furniture in a particular house. The new layout is solved with regard to construction of the family house so that the reconstruction must not be too expensive and demanding structural adjustments. In the theoretical section the common requirements for interior of the family house and its individual rooms. My own designs were created with regard to customer demands on the layout design and general look of the interior. The outcome of this thesis are the visualization of space and drawing documentation of the interior and the proposed furniture.

Form and requisites of termination of the residential lease Abstract The thesis targets the form and requisites of notice of termination of a residential lease in the light of the requirements arising from both the general regulation of legal acts and the general regulation of the lease to the specifics of the special regulation of the residential lease. The thesis is divided into eight chapters, the first of which deals with the notice in the light of general regulation of the lease (the author chose to devote this a separate chapter since he believes that this will achieve greater clarity). It describes both the legal regulation exclusive to renting in general, as well as legal regulation common to a residential lease. The second chapter deals with the form of termination, ie the requirement of a written form. This chapter separately describes both elements of the written form - written document and signature. Concerning the scope of this issue, a separate third chapter was devoted to the service of the notice, which seeks to present all conceivable situations that may arise during the service of the notice. Due to the scope of the issue (as well as due to the specific nature of the problem), the fourth chapter devoted to electronic notice was set aside as a separate one.
