Vývoj cen nájemného v Českých Budějovicích / Development of prices rents in Czech Budweiss

The thesis is focused on the development prices of rent in Czech Budweis and is divided into several parts. The first part is focused on the history of inhabitation and history of rents. The second part is devoted to explaining basic concepts that are important for my work. In the next section of the literary research, I pay attention to itself lease and the rent, where these concepts and facts related with them, described in more detail. In the practical part there is processed the information from questionnaire, information from Správa domů s.r.o. and still focus on apartments, that have been over the past few years, realized rent through estate agents. From the processed data are created synoptic charts and graphs, together with commentaries and evaluation.

Vývoj cen bydlení v ČR / Trends of the Estate prices in the Czech Republic

The Diploma thesis named Trends of the Estate Prices in the Czech Republic is concerned with the analysis of the development of the real estate prices especially apartments and family houses. The main goal is to thoroughly analyse the evolution of property prices within 10 years (2004-2014). Other goals include the impact of selected macroeconomic indicators on real estate prices, the impact of the financial crisis and the view on the current situation in the real estate market. The most important terms and definitions related to actual real estate, ownership, Cadastre of Real Estate and real estate market are explained in the theoretical part. The practical part is divided into two sections. The first section includes a look at the development of the construction industry and housing construction , development of prices of residential property and the development of prices compared with GDP, inflation, unemployment, income population, demographic development and abroad. Development of housing prices is analysed by means of time series analysis and explained with expected development of the real estate prices. The main goal of second section is analysis of the questionnaire, which focuses on the actual inhabitant. The aim of the questionnaire is to obtain and comparison of indicators related to housing.

The aim of this thesis is to point out the specific status of the lessor in the residential lease within the meaning of the Civil Code, act no. 89/2012. This thesis is composed of five chapters and additional sub-chapters. The main part of this thesis is dedicated to describing the specific areas which might weaken the status of the lessor and at the same time to state selected institutes which through correct use in the residential lease might notably increase legal certainty and status of the lessor. The first chapter serves as the introduction of lease issues and brings the general reflection over the role of lessee and lessor in this legal relationship. At the same time also sets a target of this thesis, which is the statement of the problematic areas of a lease from the perspective of the lessor and suggesting possible solutions. The second chapter includes the fundamental features of the residential lease, with the emphasis on the characteristics and distinctions from other obligations. The third chapter consists of "prohibited agreements" and their impact on a lease and status of the lessor. Strategie využívání nemovitostí / Strategy of utilization of real estates

Thesis discusses a current topic of decision making on most effective strategy of utilization of real estates. The aim of this diploma thesis is to compare the economic advantage of model-based strategies for the utilization of real estates, to identify variants of acquisition, lease, alternatively their combinations, to evaluate these variants through income, expenditures and equity, to analyze and subsequently to find the most financially effective variant of housing. In the theoretical part, there is analyzed the conceptual apparatus, but also the relevant theoretical and legislative framework. Further, the methodology of the analysis is stated, where is chosen equity as the decisive criterion. Using this criterion, the best option of real estate utilization is detected from four variants of real estate utilization from the financial point of view, while the cash flow development is monitored in the practical part of the diploma thesis. At the end of the thesis the advantages, disadvantages and risks of strategies are formulated and recommendations are made.

The project deals with completion a REC block buildings in Brno – Zábrdovice, defined by local roads. For the design of mass was used a porosity principle, when the site was covered with maximum static mass cutted by dynymic communication-optimal connections through the object. Object has five floors and a basement with garages and technical facilities. In the 1st floor and the part of 2nd floor are business premises, on the 2nd and 3rd level are administrative premises. On the part of a 3rd floor and in 4NP and 5th floor there are apartments. The foundations of an object is the reinforced concrete slab, the constuction systém is formed by reinforced-concrete columns with brick walls. Ceilings and staircases are monolithic reinforced concrete. Object is topped by a flat roof, part of the roof is greened.

In my Diploma thesis I focus on rights and duties of the member of the Community of owners of housing units. The Community of owners of housing units and related issues are regulated in Act No. 72/1994 Coll., the Flats Ownership Act. Some general regulation can be found also in the Civil Code. First of all, in the introduction of my Diploma thesis I wanted to describe the reasons that lead me to choose this theme. After that I explained the methods I used in the process of completing of this thesis. After the explanation of the choice of the theme and the methods I concerned with the general regulation of the Community. In this chapter I described the birth of the Community and its articles of association. Here I was concerned with the approval and content of the articles of association and also with so called model articles of association and situations, when they are applicable. I also mentioned the regulation of bodies of the Community. According to Flats Ownership Act, the compulsory bodies of the Community are the meeting of unit owners and the statutory body, which can be represented either by committee or by the authorized owner.
