This thesis illustrates the real estate environment from a professional and legal perspective. The first part of this thesis will refer to the legislative components and organizations, which affect the development of laws related to the industry. Then, the real estate market will be defined from two angles - a broker's and the competitors, as well as illustrating the differences in the Czech and Slovak markets. A case study will show the process of two property sales. In the first, a family house is sold under normal conditions and in the second, an apartment building is sold under shared ownership. The final segment of the thesis will summarize a research, which was focused on service quality in the Czech and Slovak real estate brokerage markets.

Presented diploma thesis deals with concepts from the real estate practice and people, who are employed in this practice. The thesis provides a look at contracts used in the real estate practice and their changes according to the passing of the new Civil code. The thesis is mapping changes in the real estate business as a follow-up to the passing ot the new cadastral act. Focus is also put on new definitions of some terms related to the real estate branch, as the new Civil code stipulates. The thesis studies present level of education of real estate brokers and possibilities of further education in this branch. Within the scope of the diploma thesis a questionnaire has been elaborated, which mapps fundamental issues of the real estate business. The questionnaire is also focused on prepared bill about providing of services of the real estate brokers.

This master´s thesis deals with the basic principles of the Land Register, comparing those principles on the basis of previous legal regulation in effect until the end of 2013 and current legislation, where from the 1st January 2014 came to force Act no. 256/2013 Coll., on Land Registry (Cadastral Act) and Act no. 89/2012 Coll., Civil Code. Many changes, important for principles of the cadastre, are enshrined in these regulations. Thesis describes particular principles and states the most important changes, that occured in connection with the new legislation. It explains these changes theoretically and also practically on simple examples for better understanding of the principle.

Měšťanské domy Starého Města pražského ve světle vizitačního protokolu tereziánského katastru. Abstrakt Vývoj staroměstské domovní zástavby během barokní epochy bývá nejčastěji posuzován z uměleckohistorického hlediska. V této práci je na domy Starého Města pražského pohlíženo optikou berních pramenů hromadné povahy. Výchozí časový mezník představuje rok 1653, kdy se v pražských městech započalo se sestavováním prvního českého katastru - berní ruly. Komparací údajů berní ruly a vizitačního protokolu tereziánského katastru z let 1725-1726 jsem se pokusila odpovědět na otázku, jaké byly vývojové trendy v domovním majetku staroměstských měšťanů. Písemný výsledek vizitace tereziánského katastru představuje mimořádný pramen, který eviduje řadu podstatných údajů pro dějiny staroměstských domů. Srovnání s berní rulou je v tomto případě omezené výpovědní hodnotou staršího katastru, který nepřináší tolik podrobných informací jako vizitační protokol. Analýzu bylo možné provést jen v těch indikátorech, které se týkají počtu, skladby a daňového zatížení domů. Výrazné změny v počtu staroměstských domů sice berní prameny v letech 1653-1726 neprokazují, zaznamenávají ale odlišnou situaci v samotné skladbě domů. Za hlavní tendence, které se projevily ve vývoji domovní zástavby Starého Města pražského, lze označit zvýšení...

Transformation of improved rastr was performed for chosen number of determination by Jungova, TPS and Block up-transformation. Agreement of improved raster and digital cadastral map was tested by the system of Kokeš. This test was conducted using checking points in the urban cadastral area.

This thesis deals with the revision of the cadastre data in the cadastral area of Jundrov. The area of interest is only a part of the cadastral territory, which is classified by the Cadastral Office Brno - město. The revision of the cadastre data was carried out in accordance with Section 35 of Act no. 256/2013 Sb. on Real Estate Cadastre (Cadastral Act) and Section 43 of Act no. 357/2013 Sb. on land registry (cadastral decree). The result of the master’s thesis is a copy of the cadastral map with inconsistencies drawn, a list of discrepancies found, annexes to the protocol on the result of revision of the cadastre data.

The aim of the thesis is to describe the real estate legislation in selected areas and to summarize the differences between the legal real estate in the Czech Republic and the Russian Federation. This theme was chosen in order to highlight the diversity of real estate legal institutions in both countries. A common feature of the legislation in both countries is that their skills are performed in a professional manner in accordance with applicable standards and regulations of the country. The thesis is divided into six chapters. The first chapter deals with the characteristics of real estate in the Czech Republic. The main resource of law in this field is the Law No. 344/1992 Coll. Cadastre. The second chapter deals with the characteristics of real estate in Russia. The third chapter discusses the changes which currently rules the Land of the Russian Federation passed. The old provisions of the Act are replaced by more modern and the law generally becomes easier. A special feature of the Russian legislation, the institute cadastral engineer, which is entirely devoted in the fourth chapter. The fifth chapter describes the specific differences in the area of real estate law in both countries, and the last sixth chapter deals with the future developments in this area of law in both countries

The thesis deals with the topic of basic registers and specific agendas' activity roles that are analyzed based on a questionnaire survey. It gives the basic overview of e-Government and the basic registers of public administration as part of e-Government. Based on the questionnaire survey conducted on particular Land Register and Register offices the structure and definition of the agenda activity roles are evaluated and the thesis identifies the intensity of various activity roles use in practice. It is concluded that the activity roles of A124 agenda are defined in the way that approximately corresponds to the actual execution of the agenda and that all the roles are actually more or less in use. On the contrary, when it comes to A414 agenda, the number of reported roles is quite maximalist. The thesis reveals that some of the activity roles are not being executed in practice at all, or they are in use only at certain offices. 67 % of both A124 and A414 agenda activity roles were proved to be defined the way that fully corresponds to the actual use of these agendas. These activity roles are being used quite often.

The thesis deals with real rights written to the cadastre. It is divided into ten chapters and starts with the definition of real rights and its historical development. Then, it disusses the cadastre as a public list. The thesis also deals with situations, where there is discordance between the real legal relationship and what is registred in the cadastre. The following chapters are devoted to the property rights including their mofications, the right of contruction, trust funds, the easement and lien. The thesis also discusses the cases when the property is used by another person and secondary agreements in the contract. It also contains simple plat maps concerning certain institutes mentioned in this thesis.
