A Research on People¡¦s Attitude and Behavior Intention While Purchase House in the Kaoshiung Post-Transit Era

Abstract For years, due to the lack of sound public transportation system, Kaohsiung citizens depend on motor cycles and their own cars for transportation. In the early this year, they started to have a new choice with the completion of Kaohsiung Mass Rapid Transit system (KMRT). Will the KMRT bring them more convenience and make them give up the dependence on motor cycles or cars, which eventually will become an important factor in choosing housing just as what has been observed in Taipei over the past decade? The research aims to study the influence of the KMRT to Kaohsiung people¡¦s daily habit of transportation and their housing choices. The study has adopted the planned behavior theory to explore the behavior intentions of Kaohsiung citizens in housing choices and to analyze the factors for purchases. The research adopted the questionnaire survey procedure to those people who were 25 years old and had taken the KMRT. The grand total of the questionnaires is 450 ones, of which 409 ones were effective. From the result through the regression analysis, it has been found that the location of the KMRT has indeed become a factor in housing choice for those who have taken the KMRT. However, it should be pointed out that an average of only ten percent Kaohsiung citizens per day use the system while in Taipei, above one third of people use the MRT every day. The low percentage for Kaohsiung people in using the new system tells the fact that the new system has not affected the people¡¦s lives so much as Taipei¡¦s MRT.

The Building Performance Of The Metro Station Buildings

Station buildings are the most significant components of metro systems that combine underground facilities to the outer world, and include public life in itself. Thus, it is the main objective of that research, to put forward an acknowledgement documentation, which identifies the main design and construction problems of existing and under construction metro station buildings&trade / entrances, and which comes up with solutions to these problems. In the scope of thesis, foremost, basic terminology about station buildings are given and historical development of these buildings in abroad and Turkey are explained briefly. Then, observed problems of metro station entrances are put forward in detail. These problems are mainly categorized as design, construction, material and application related problems. Design part is investigated under following sub-titles: Psychological effects, lighting conditions, space requirements, relationship with city, navigation and disabled accessibility of stations. The affect of recent construction techniques and technological developments on design are also explained. Lastly, material choice and application related problems are investigated through such components of station as wall, floor, ceiling and details. All these problems are assessed by making comparisons with examples both from abroad and from Turkey. Finally, it is comprehended that, because of having weak connections to outer world, the entrances of the stations have adequate contributions neither to the station nor to the city. Assessment of building performance is made under the light of predefined problems and proposals are made in order to be used in design studies to get station entrances free from those problems.

Hidden Within : A metro station and a bus terminal in Nacka / Gömd inom : En tunnelbanestation och ett bussgarage i Nacka

This diploma project is about the relationship between building and ground. My interest has been in an excavating process in which landscape and architecture is treated in the same manner. With this I want to achieve an ambiguous and a non-hierarchic relationship between ground and building. Hidden within a landscape is a metro station for an extension of the blue line and a bus terminal for buses to Nacka and Värmdö. The project is a composite of landscape and building, substrates, bedrock, concrete and wood. Alejandro Zaera Polo writes in his text "The Politics of the Envelope" about "the Flat-Horizontal Envelope" which are buildings with larger horizontal dimensions than vertical. These are buildings that because of its vastnes act as a boundary in the urban settings. A Bus Terminal is often of this category. With my proposal of diffusing the relationship between building and ground and speculations on letting the ground become the envelope of the building I suggest a development of the flat-horizontal envelope typology. My proposal is not an urban boundary. On the contrary it invites and allow for passing across and engage in the building. / Det här examensarbete handlar om relationen mellan byggnad och mark. Mitt intresset har legat i en utgrävande process i vilken landskap och byggnad behandlas på samma sätt. Med det vill jag uppnå en oklar eller tvetydig relation mellan mark och byggnad. En icke hirarkisk relation. Gömd innuti landskapet ligger en tunnelbanestation, som är slutstaionen på en förlängning av blå linjen österut. Samt en bussterminal för bussar mot Nacka och Värmdö. Med mitt förslag, som handlar om att sudda ut gränsen mellan byggnad och mark och dessutom spekulera om att låta själva marken vara byggnadens fasad, så föreslår jag en utveckling av typologin "den platta - horisontella fasaden". Mitt förslag är ingen bariär. Utan motsattsen. Mitt förslag bjuder in till att pasera över och igenom.

The Impact of Metro Stations Proximity to Commercial Property Prices in Stockholm : A Hedonic Analysis / Tunnelbanestationers prispåverkan på kommersiella fastigheter i Stockholm : En hedonisk analys

The impact of geographical choices is crucial for both individuals and businesses to assess. Generally, companies are favored by being in accessible areas, which pushes up the demand and price for space. This phenomenon is referred to as a bid-rent theory. Infrastructure like roads and public transport contributes to accessibility. Earlier studies have shown that property prices are affected by all public means of transport but seems to be mostly affected by the accessibility to metro stations. With a quantitative research method, the aim of this master thesis is to explore how commercial property transaction prices are affected by the proximity to public transport specified on metro stations in Stockholm. Our study is performed on 123 officebuildings, and all observations are within the timeline of 2015 to 2021, in both the inner and outer city. The aim is also to explore the difference between those areas. In this study, a hedonic price model is used, where price/sqm is the dependent variable: y = m + β1x1 + … + βnxn + ε 10 independent variables are used, all arguably related to determine a price for a commercial office property. The variables Metro and I/O are in focus and considered our main variables to examine, Metro represents the distance to metro stations and I/O is a dummy for inner and outer city. In total, 7 models are presented in the results, with different combinations of independent variables. All models contribute to discussion, however, the model that we consider gives the most relevant results has a degree of explanation R2 of 46,7%. This model gives us significant results on both independent variables in focus, and the model itself. A large factor that interrupted better results was the limitations on observations. The interpretation of the model for offices in the inner city showed that the dependent variable changed 0,667 units when the independent variable I/O changed 1 unit. Moreover, when the distance to metro stations increased with 1 unit the dependent variable decreased with 0,0454 units per km. Furthermore, within the inner city the distance to metro stations tends to have less significance, to clarify the reason why, is yet to be discovered. / Valet av geografisk placering är något som både privatpersoner och företag påverkas av. Generellt sett är det ekonomiskt fördelaktigt för företag att placera sig i lättillgängliga områden, vilket i sin tur bidrar till en högre efterfrågan och högre hyror i vissa områden. Infrastruktur såsom vägar och kollektivtrafik bidrar till ökad tillgänglighet. Tidigare studier visar att närhet till kollektivtrafik, oavsett trafik-slag, har en effekt på priset. Dock verkar priset påverkas främst av tillgängligheten till tunnelbana. Med en kvantitativ forskningsmetod är syftet med denna masteruppsats att undersöka hur kommersiella fastighetspriser påverkas av närhet till kollektivtrafik, med en inriktning på tunnelbanestationer i Stockholms län. Vår studie grundar sig på 123 kontorsfastigheter och samtliga transaktioner är utförda mellan år 2015–2021, i både innerstad och ytterstad. Syftet är därför också att undersöka vilken skillnad det finns mellan dessa områden. I studien används en hedonisk prismodell, där vår beroende variabel är pris/kvm: y = m + β1x1 + … + βnxn + ε 10 oberoende variabler, som i någon mån kan förklara priset, har använts i analysen. Bland dessa har vi haft störst fokus på variablerna för avstånd till tunnelbanestation Metro samt dummy-variabeln för innerstad/ytterstad I/O. Totalt sett redovisas 7 modeller med olika kombinationer av oberoende variabler. Samtliga modeller bidrar till diskussion, men den modell vi anser ger oss mest relevant information har en förklaringsgrad R2 på 46,7% och visar signifikans på modellen i sin helhet samt våra oberoende variabler i fokus. Tolkningen av modellen för kontorsfastigheter i innerstaden visade att den beroende variabeln steg 0,667 enheter när den oberoende variabeln I/O ändrades med 1 enhet. Samt visade det sig att när avståndet ökade till tunnelbanestationer med 1 enhet så minskade den beroende variabeln med 0,0454 enheter per kilometer. Dessutom, tenderar avståndet till unnelbanestationer i innerstad, att ha mindre påverkan på priset. Orsaken till detta, framgår inte i denna studie.
