Strategies for Residential Real Estate Professionals to Mitigate Declining Sales

Real estate sales significantly declined during and after the 2008 mortgage crisis. In the United States, real estate sales dropped 35% after the mortgage crisis. Guided by the attention, interest, desire, and action (AIDA) model, the purpose of this multiple case study was to explore the strategies successful residential real estate organization managers use to mitigate sales decline in a postrecession environment. Three residential real estate organization managers in Southern Maryland and Northern Virginia participated in semistructured interviews. These participants are currently selling homes, worked in the real estate market before the 2008 mortgage crisis, and developed successful strategies to mitigate declining sales in a postrecession environment. The data collection process for this study included the semistructured interviews, review of archival documents, and member checking to explore successful strategies for mitigating declining sales for residential real estate organization managers. The data analysis included data coding, organizing, and making conclusions with the use of Yin's 5 phase process. During analysis, the 4 themes to emerge were customer service, consistent work ethic, innovation, and market specialization. By implementing the identified successful sales strategies, these residential real estate organization managers were able to mitigate a decline in sales in a postrecession environment. Real estate professionals may use these findings to decrease the delays in the home buying process and increase employees' sales performance. More home sales can improve local economies and the welfare of communities.

Fastighetsmäklarens informationsgivning / The real estate realtors information

En mäklares uppdrag kan vara alltifrån att förmedla en skogsfastighet till enbostadsrätt. I den här rapporten har arbetet begränsats till tre boendeformer,vilket är en villafastighet, bostadsrätt och den relativt nyuppkomna 3Dfastighetenägarlägenhet. Frågan är om kraven för mäklaren enligt lagtextenkommer att skilja sig mellan dessa boendeformer och om lagarna är tillräckligaför att mäklaren ska kunna utföra ett bra jobb.I rapporten kommer Fastighetsmäklarlagen (FML) vara ramlag ochframförallt 16–18§§ FML. Dessa paragrafer har ändrats och anpassats eftersamhället vid ett flertal gånger. Senaste stora förändringen var 2011. Trots dettakvarstår konflikterna, osämja och olika diskussioner. Ett exempelkonstaterades under analysen av fastighetsmäklarinspektionen FMIsprövningar där olika domslut tagits angående informationsgivning avnyttjanderätter. Detta har uppstått på grund av att delar av 18§ FML kan tolkaspå olika sätt. Anmälningar görs dagligen till FMI, som sedan prövar ommäklaren begått något brott under försäljningarna. Två exempel där mäklarnamisslyckats är boendekostnadskalkyl och belastning av olika former avnyttjanderätter. Under granskningen av prövningarna hos FMI har ingaslutsatser om att varningarna skulle skilja sig mellan boendeformerna kunnatdras. Däremot skiljer sig lagtexten beroende på vilken boendetyp mäklarenförmedlar. / The realtor’s assignment can be anything from conveying a forest property to acondominium. In this report, the work has been limited to three types ofaccommodation: a property with a housing; the co-operative apartment; andthe relatively newly acquired 3D property condominium. The question iswhether the requirements for the realtor under the legal text will differ betweenthem and if the laws are sufficient for the estate agent to perform a good job.In this report, Fastighetsmäklarlagen (FML) especially 16-18§§ will be theframework. These paragraphs have been changed and adapted to the societyseveral times. The last major change was in 2011 and despite this, the conflicts,unequal and different discussions remain. An example was found during theanalysis of real estate brokerage inspections The Swedish Estate AgentsInspectorate’s (FMI) trials where various judgments were made regarding thedisclosure of rights of use. This has arisen because parts of 18§ FML can beinterpreted in different ways. Notifications are daily made to the FMI, whichorganisation investigates whether the broker has committed any infringementduring the sale. Two examples where the estate agent failed to accommodate acalculation of how much the housing cost will be and load of different forms ofrights. During the review of FMI's trials, there have been no conclusions thatthe admonition could differ between the types of housing. The legal text differsdepending on which type the realtor conveys.

Titel: Jakten på framgång - Fastighetsmäklares definition av framgång i sitt yrke och vilka faktorer som motiverar dem att nå framgång. Nivå: C-uppsats i ämnet fastighetsvetenskap Författare: William Dam, Varo Dalawy Handledare: Bengt Kjellgren Syfte: Syftet med denna studie är att kunna förklara definitionen av framgång inom fastighetsmäklarbranschen. Syftet ska uppnås genom att besvara följande två forskningsfrågor: Hur definierar fastighetsmäklare framgång i sitt yrke? Vilka faktorer motiverar fastighetsmäklare att nå framgång (eller att bli framgångsrika) i sitt yrke? Metod: Denna studie har applicerat en kvantitativ metod. Det empiriska materialet i denna studie har samlats in genom en enkätundersökning som slumpmässigt skickades ut till 161 slumpvalda registrerade fastighetsmäklare runt om i Sverige. Resultat & Analys: Resultatet visade på att definitionen av framgång främst handlar om en kombination mellan en bra lön och en balans i både arbetsliv och privatliv. Det som driver fastighetsmäklarna till sin definition av framgång grundar sig i individens ekonomiska situation. Dock är det nämnvärt att de olika respondenterna befinner sig i olika skeden i deras karriär. Därmed kan man se ett skifte i deras definition av framgång, på de fastighetsmäklare som har varit i branschen under en längre period. Uppsatsens bidrag: Denna studie har bidragit till fastighetsmäklarbranschen genom ytterligare kunskap gällande fastighetsmäklares syn på framgång, men även hur den definieras. Detta arbete ger även ett bidrag gällande de motivationsfaktorer som grundar fastighetsmäklares definition av framgång. Result & Conclusion: The results showed that the definition of success is mainly about a combination of a good salary and a balance in both work and private life. What drives real estate agents to their definition of success is based on the individual's financial situation. However, it is worth noting that the different respondents are at different stages in their careers. Thus, one can see a shift in their definition of success, on the realtors who have been in the industry for a long period. Contribution of the thesis: This study has contributed to the real estate industry through additional knowledge regarding the real estate agent's view of success, and how it is defined. This work also provides a contribution regarding the motivational factors that base the real estate agent's definition of success. Suggestions for future research: The empirical material in this study is based on questionnaires. A proposal for further research is to apply for interviews.
