Zásada superficies solo cedit a její význam v pozemkovém právu / Principle of superficies solo cedit and its importance in land law

The aim of the thesis is to describe the concept of the superficial principle in the valid legal regulation and its influence on land law relations. As a result of the reintroduction of the superficial principle into the legal order of the Czech Republic by Act No. 89/2012 Coll., The Civil Code, all that is associated with the earth's surface becomes part of the given land. The thesis is divided into five structured chapters. The first chapter is devoted to land law as an interdisciplinary law system. The aim of second chapter is to explain the key importance of the superficial principle within the context of land law. The third chapter deals with the historical background of the development of legal relations to immovables in the territory of the Czech lands, also including the introduction of the Roman settlement as the basis of the superficial principle. The next part of the thesis contains the interpretation of the most important legal institutes related to the superficial principle in the context of the valid law. The chapter further describes exceptions to the principle. The fifth part of the thesis is focused on the analysis of selected land law relations influenced by the superficial principle.

Systémové pojetí metody nejvyššího a nejlepšího využití při oceňování nemovitostí / System concept of method highest and best use in the valuation of real estate

Currently, development of the international investment market, the impact of the legislation of neighbouring countries and especially EU countries on property valuation is increasing. There is a need to unify not only the valuation procedures, but also terms, definitions, approaches, methods and requirements on the profession of the experts and assessors. One of the commonly used concepts of property valuation is the High and Best Use approach. This is a term that appears both in foreign and Czech literature, especially in connection to valuation of properties. When valuing a property and taking into account a valuation approach by considering the future use of the property, the consideration of the best use is crucial. When valuing using so called revenue way, i.e. we consider future property yields, the High and Best Use approach should be an indispensable part of the valuation. Although this is a very fundamental concept, there is no literature in the Czech Republic or abroad that would analyse in detail the process of property evaluation based on the High and Best Use method. The main aim of this dissertation thesis is to systematically elaborate the methods of valuation using the High and Best Use approach and to create a standard for experts, according to which it would be possible to process the valuation, respectively a part of the valuation of immovable properties. On the basis of such valuation, it would be possible to determine the market value of the immovable property in compliance with international standards and modern property valuation publications. The result of this dissertation thesis is both the proposal of a detailed procedure of a qualified expert´s work on an evaluation of the High and Best Use, including the influence of the easements on land and buildings, of a property and the proposal of an expert standard on this methodology. It includes a sample examples of an evaluation of the High and Best Use of the properties in the most common cases. The knowledge and information from this thesis have its contribution in Forensic engineering area in the field of theory and practice and pedagogical activities.

This thesis describes the design and solution of the object for education of preschool aged children The nursery school situated in Ostrava consists of two classes, each with capacity of 20 children. Outdoor playground and parking lots for visitors and employees are included in the project. Building is designed as double-storeyed with partial basement and with extensive green roof. Floor plan is irregular, corresponds to few slipped (blended?) rectangles. Walls are made of ceramic blocks, ceilings is made of precast cencrete panels Spiroll.

Saving measures have been proposed, two variants, including the recommendations of one of them.

The Object will be used for trade and services and for living of a families. The plan view of the Object is letter L. The main entrance and the driveway to the Object is at 1 st ground floor level. The vertical supporting structures are formed by concrete pillars and walls that are insulated on the above floors. The ceiling structure is made of concrete monolithic panels. The multifunctional object covers a flat single-skin roof. The project was prepared by a computer program called Autocad.

Diploma thesis deals with a design of the retirement home for seniors in the town of Bučovice. The house is a three-storey building with a rectangular floor plan partly situated in the slope. In the middle of the building, there is an atrium reaching to the second floor. The construction is covered by a flat green roof. The building is designed for the permanent residence of 28 seniors, with their rooms including sanitary facilities located on the two upper floors. The operational and technical facility for both the residents and personnel, including canteen with kitchen and doctor's practice, is located on the ground floor of the house. The construction system of the building is designed as a combination of monolithic concrete and masonry. The whole house is designed as accessible.

The thesis deals with the comparison of the accuracy of methods used for valuation of the construction of the kindergarten. The theoretical part defines basic terms used in thesis and those related to the topic. Individual methods used for appraisal under construction are presented and described. In practical part, selected methods are applied to a concrete example of partially costructed Kamechy kindergarten in two phases of building process. In order to determine whether price differences among different valuation methods change over time, an appraisal is performed for two different price levels - for years 2014 and 2018. Based on comparison, analysis and evaluation of partial and overall results of the evaluation, accuracy of all appraisal methods used for valuation of partially constructed kindergarten are calculated and determined.

The subject of the master thesis is a new hotel building. The hotel is a three-storey, non-basement building with a flat roof, which serves for temporary accommodation for 42 guests. On the first floor is a restaurant with all necessary facilities for guests and staff, lobby with a reception and a small shop. The other two floors are designed to accommodate guests. The hotel is based on foundation passports. The vertical load-bearing structures are made of ground brick blocks. They are insulated by contact insulation system ETICS. Horizontal structures are made of prestressed ceiling panels. Part of the master thesis is thermal engineering assessment, fire safety solutions and assessment in terms of acoustics and daylight. The master thesis contains a drawings and technical documentation.

This thesis relates to a conceptual design of a light aircraft considering its easy manufacturability in non-professional workshop, for example at home. It is divided into three main parts. At the beginning there is mentioned a summary of existing light airplanes which determines the conceptual frame of the designed aircraft. The next part describes more detailed draft of different functional units, taking into consideration the constructional and manufacturing issues. The final part then contains basic equations to verify and define the most important characteristics of the designed aircraft.
