Framtidens digitaliserade studentboendenTenenbaum, Sebastian, Ganlid, Marcus January 2019 (has links)
Digitaliseringens framfart lämnar få branscher oberörda. Digitaliseringen leder till högre effektivitet och minskade kostnader. Detta kommer gynna fastighetsägare som får en effektivare fastighetsförvaltning med minskade omkostnader som följd och hyresgäster som kan få högre livskvalité i sitt boende. Men hittills så har digitaliseringen främst tagit sig till kommersiella och offentliga byggnader och har ännu inte haft några större avtryck i privatbostäder. Fastighetsbranschen befinner sig nu i ett transformationsskede och även privatbostäder kommer att bli mer digitaliserade än vad de är i dag. Detta innebär att bostäderna kommer att få mer tekniska funktioner och bli mer avancerade. Men ännu har digitaliseringen på bostadssidan inte fått lika mycket uppmärksamhet i varken akademiska och icke akademiska skrifter. Ännu mindre uppmärksamhet har digitaliseringen av studentbostäder fått. Därför är denna studies syfte att undersöka vad studenter efterfrågar i framtidens digitaliserade studentboende. Frågeställningen besvaras genom en enkätundersökning. Dessa har skickats ut för att få studenter i Malmö att svara på vilka funktioner och tjänster de efterfrågar i ett mer digitaliserat boende. Efter analys av enkätundersökningen visar det sig att ett inbyggt Wi-Fi i byggnaden och en smartbox för att hämta paket från e-handeln är den mest efterfrågade funktionerna. Detta är något som fastighetsbolagen kan ta till sig för att fortsätta utveckla sitt tjänsteutbud. Fastighetslösningar är främst till för att höja livskvalitén för de boende. / The progress of digitization leaves few industries untouched. Digitization leads to higher efficiency and reduced costs. This will benefit property owners who get a more efficient property management with reduced overhead costs and tenants who can get a higher quality of life in their accommodation. But so far, digitalization has mainly gone to commercial and public buildings and has not yet had any major impact on private homes. The real estate industry is now in a transformation phase and even private homes will be more digitized than they are today. This means that the homes will have more technical functions and become more advanced. However, digitalization on the home side has not received as much attention in academic and non-academic writings. Even less attention has been paid to the digitization of student housing. Therefore, the purpose of this study to investigate what students want in future digitized student accommodation.The question is answered through a questionnaire. The survey was sent to students in Malmö in order for them to answer what functions and services they would like in a more digitized accommodation. After analysis of the survey, it seems like a built-in Wi-Fi in the building and a smartbox were you can collect packages from shopping online are the most requested features. This is something that real estate companies can implement to continue developing their service offering.

<p>”Halmstads Fastighets AB” is a local real estate company investing in sustainable development. One problem though is that the domestic waste, particularly the source separation, at the three resident blocks for students’ isn´t working very well. This creates inconveniences for people and environment as well as decreasing the impression on the estates.</p><p>This project has had the ambition to improve the domestic waste and increase the amount of source separation at HFAB´s student hostels. This study is based upon earlier researches, observations, quantitative studies, inquiries made among the students living in those three areas taking part in the project and qualitative studies as well by interviewing some of those who took part in the quantitative studies. Finally a camera surveillance of the environmental disposal station at Gamletull has been installed as an attempt to improve the conditions in the area.</p><p>From a general point of view we have found out that most of the inhabitants at these three areas know how to handle their waste but few of them take their responsibility. Source separation serves as a good example, most respondents think it´s of importance to source separate and have got the knowledge how to separate the different groups of waste at the environmental disposal station. But the respondents are just good at sorting out material as glass, wrapping paper and newspapers while less than half of them sort out bulbs, energy saving bulbs, fluorescent tubes, metal packing and hard plastic packings.</p><p>This project aims at taking measures which will create a positive solution concerning waste disposal for the estate company. The information and communication between HFAB and the residents must be improved: </p><p>• Clear and distinct rules and directions.</p><p>• Each entrance and staircase is to have a host.</p><p>• New tenants get a personal reception and introduce them to the area.</p><p>• Information about how HFAB uses the rent revenues.</p><p>• The information should be given in English as well.</p><p>Among measures to be mentioned are camera surveillance to prevent permanently damage, maintenance work and to create an internet portal for student areas. </p><p>We are satisfied with the result this project has come to hand and look forward to contributing to some progress of this problematic issue.</p>
