It compares the payoff structure of this financing strategy with a traditional bank loan. It concludes that in this kind of operations, the possibility of paying less interest than banks are significant, mainly with the purchase of 50% calls over the financed. / Este trabalho investiga a possibilidade de um empréstimo diferenciado para pessoas físicas e jurídicas que não têm interesse em se desfazer de suas aplicações financeiras utilizando o mercado da bolsa de valores do Brasil. Explica o mercado de aluguéis de ativos no pais e descreve o payoff das operações utilizadas com hedge no mercado de opções com um hedge extra na compra de opções e a compara com um empréstimo bancário em grades bancos do país. Faz a análise em três cenários de preços diferentes e conclui que neste tipo de operação a possibilidade de pagar menos juros do que os bancários nos períodos é significativa, principalmente com a compra de 50% a mais nas opções de compra do montante financiado nos cenários de preço de fechamento e preço médio.

Impact analysis of the loan interest rate on the poor: the case of Tigray, Northern Ethiopia

The main purpose of this study is not only to prove the impact of loan interest rates on the poor in the case of Tigray, Northern Ethiopia but also to recommend improvements to address the negative effects of interest rates that could benefit both the borrowers and the lenders. Combinations of quantitative and qualitative analytical tools were used; the data were collected through administration of a questionnaire to a sample of 471 respondents from three regulated MCIs, one cooperative enterprise, and one unregulated NGO. Results were analysed by using SPSS software. A multi-dimensional approach with respect to demand for credit, return on loan, loan repayment, savings, indebtedness, multiple loans, graduation process, and wellbeing was used and results were triangulated to obtain a full picture. The study has concluded that the interest rate in general, primarily charged by DECSI, eroded the envisaged profits that poor borrowers expected to gain. This caused diversified negative impacts on the poor, those who were entrusted to MCIs. It thus brings into question the efficacy of the social responsibility of MCIs. From a simple analysis, it is found that there is a trade-off between servicing the poor with a low loan cost and securing MCIs operational self-sufficiency. Furthermore, the poor are not only sensitive to the loan interest rate but also to the saving interest rate. Therefore, not only access but also the cost of credit and savings matters to the poor. Moreover, the study identified a positive relationship between the financial capacity of MCIs and lending interest rates. Institutions with higher profitability tend to offer lower interest rates on micro loans but not when commercialization is an issue. The study grasped that socially oriented and responsible MCIs can reach the poorest without compromising financial performances, a “win-win proposition”. Finally, the study offers comprehensive recommendations on policy and practice that address potential changes to how MCIs redesign their loan and savings interest rate. The recommendations also address how MCIs develop graduation processes and self-revolving credit scheme frameworks that strengthen pro-poor microcredit modality. Additionally, the study provides a way forward in the design of future microcredit that could help MCIs deliver on their core social mandate. / Development Studies / D. In the first part, there are basic concepts related to the consumers loans introduced to the reader. Subsequently there are individual companies described according to the offered consumers loan. These knowledge is summarized in tables for better illustration The main goal is to choose the optimal consumers loan for the specific client.. In conclusion to meet the aim of the work the two model examples were used to compare the certain offers on the market.

A presente tese procurou retratar o período da República Velha entre 1898 e 1931. Entender o papel da dependência econômica do Brasil para com um produto: o café; e os constantes endividamentos realizados pela nação para cobrir os constantes rombos orçamentários. Deu-se atenção especial aos empréstimos tomados com instituições estrangeiras, em especial europeias, os denominados funding loans ( 1898, 1914, 1931). Tais condições econômico-financeiras foram combatidas com as políticas recessivas da corrente Metalista. Saneado o país, novos períodos Papelistas se instalavam na economia, metaforicamente como o mito de Sísifo. Nesses ciclos intermináveis, o Brasil passava por profundas transformações socioeconômicas decorrentes da adoção do regime republicano, da abolição da escravidão e da industrialização e urbanização crescentes. Foi nesse contexto que um empresário norte-americano, Percival Farquhar tornou-se um dos maiores empresários da história do Brasil. Construiu um imenso império industrial em atividades como ferrovias, portos, serrarias, frigoríficos e hotéis ( entre outras). Não sem sofrer profunda oposição de nacionalistas e agraristas. Procurou-se por último, demonstrar por meio dos relatórios do ministério da Fazenda entre 1898 e 1915 que, ao contrário do pretendido, foram as políticas Metalistas uma das grandes responsáveis pela industrialização do Brasil. Contra a própria vontade de seus ideólogos. Num Brasil em convulsão e transformação completa as classes dominantes se acomodam em velhos estofados, trocando apenas o couro embrutecido pelo tempo. / The present thesis sought to portray the period of the Old Republic between 1898 and 1931. Understand the role of Brazil\'s economic dependence on a product: coffee; And the constant indebtedness carried out by the nation to cover the constant budgetary rhythms. Special attention was given to borrowing from foreign institutions, especially European institutions, the so-called funding loans (1898, 1914, 1931). Such economic-financial conditions were countered with the recessive policies of the Metalist chain. Once the country was rediscovered, new periods of time were established in the economy, metaphorically as the myth of Sisyphus. In these interminable cycles, Brazil underwent profound socioeconomic transformations resulting from the adoption of the republican regime, the abolition of slavery and increasing industrialization and urbanization. It was in this context that an American businessman, Percival Farquhar became one of the greatest entrepreneurs in Brazilian history. He built an immense industrial empire in activities such as railroads, ports, sawmills, refrigerators and hotels (among others). Not without deep opposition from nationalists and agrarians. Finally, it was tried to demonstrate through the reports of the Ministry of Finance between 1898 and 1915 that, contrary to what was intended, Metalist policies were one of the great responsible for the industrialization of Brazil. The issue of the submitted diploma thesis is loans and their consequences and the way it is discussed in financial education in lower-secondary school and corresponding years of grammar school in the Czech Republic. In detail, the thesis focuses on the issue of loans and social issues they are resulting into as indebtness or execution. In the first part, the reader is introduced to the selected issue from the point of view of social sciences and humanities. These are economy, law, sociology and psychology. In each chapter, loans and their consequences are discussed from various points of view and in various contexts. By blending the approaches of all four sciences, the thesis offers a comprehensive view of the researched topic. The second part of the thesis is then focused on the connection of loans and financial education in civic education lessons. The fifth chapter is the analysis of how the topic is embodied in school curriculum and in the current educational system of financial education in lower-secondary school and corresponding years of grammar school. Besides strategic documents, selected handbooks and other options of educating children are discussed. Specifically, the thesis deals with the issue of purchasing an apartment using a mortgage loan. In this case, the investor is a young married couple. The diploma thesis consists of two parts. The theoretical part deals with housing, the real estate market, real estate valuation and real estate financing sources in its chapters. The practical part primarily focuses on the choice of the banking institution, which will provide the couple with a mortgage loan, and also the banking institutions, which will provide the consumer with a consumer credit for financing the remaining necessary amount of the flat price.

The subject of the diploma thesis "Financing of Housing in the Czech Republic" is description, analysis, and characterization of options of financing of housing and comparison of their benefits. The theoretical part of the assignment describes basic forms of financing of housing – savings for building purposes, mortgage loans, and other forms. The analytical part compares variants of savings for building purposes with domestic building societies and mortgage loans with selected banks. This part describes and evaluates basic features of individual products. The third part focuses on creation of practical examples describing various combinations of financing of housing in the Czech Republic, evaluates their benefits and provides recommendations for their implementation.
