This Thesis is a proposal for a prototypical hillside housing community in Los Angeles, California. As a prototype it is responsible for setting an architectural precedent. In this effort, the Thesis continues with focus on issues of construction methodology, urban planning, and land use relationships concerning the present city. Being clear and uncomplicated is the driving force of this architectural process. On the horizon is the 21st Century. Architecture has become increasingly convoluted rather than enlightened. Here, I have focused my attentions on developing a technologically based, material-driven, compassionate solution to answer the issue of housing on the hillsides of Los Angeles. I have realized a clear system of building using uncomplicated technology and material. However, as demonstrated, this system of building provides only an envelope for space definition. It becomes the architectural precedent, a canvas, through which the inhabitant can define his existence. Enlightened limitations. / Master of Architecture

Coordenação de Aperfeiçoamento de Pessoal de Nível Superior / This dissertation aims to analyze the items and dimensions of quality related to apartments in the city of Santa Maria / RS. It is underlined that quality investigated comes to compliance with the characteristics required by customers. About the methodological proceedings, 39 characteristics of location qualities, position and typological were listed according to the bibliography and sequentially reviewed by the real estate agencies. Subsequently, on the real estate agencies, data were collected of 500 apartments sold on 04/01/2013 to 08/25/2014; representing 37% of apartments sold in the city in that period. The data analysis began with the classical theory of tests, using Exploratory Factor Analysis and Confirmatory Factor Analysis sequentially, using the varimax rotation; which identified two factors, based on the criterion of Kaiser. Thus, the approach of Item Response Theory was opportunity, with the logistic model of two parameters as well, the presentation of the critical aspects on the use of Item Response Theory. The first model of Item Response Theory, whose latent trait was named quality of apartments about status, are compost of four items; while the second model, the latent trait quality of apartments about utility, no identified items Sequentially, it was found that the analyzed apartments had scores between 80 to 90, thus, it is clear that most of the apartments investigated for status have the score features 80 in ITR. Therefore it is possible conclude that the proposed objective of this dissertation was achieved. / Esta dissertação visa analisar os itens e dimensões da qualidade referentes aos apartamentos da cidade de Santa Maria/RS. Salienta-se que a qualidade estudada se trata da satisfação das características requeridas pelos clientes. Acerca dos procedimentos metodológicos, 39 características acerca de qualidades de localização, posição e tipológicas foram elencados de acordo com a bibliografia e sequencialmente verificados nas agências imobiliárias. Posteriormente, nas agências imobiliárias, foram coletados dados de 500 apartamentos vendidos nos períodos de 04/01/2013 a 25/08/2014; representando 37% dos apartamentos vendidos na cidade no referido período. O tratamento dos dados iniciou com a Teoria Clássica dos Testes, utilizando a Análise Fatorial Exploratória e sequencialmente a Análise Fatorial Confirmatória, utilizando a rotação ortogonal varimax; que apontou dois fatores, tendo como base o critério de Kaiser. Oportunizando assim a abordagem da Teoria de Resposta ao Item, apresentando o Modelo Logístico de dois parâmetros bem como, a apresentação dos aspectos críticos acerca da utilização da Teoria de Resposta ao Item. O primeiro modelo da Teoria de Resposta ao Item, cujo traço latente foi denominado qualidade dos apartamentos quanto ao status do apartamento, é composto por quatro itens; enquanto o segundo modelo, de traço latente qualidade dos apartamentos quanto à utilidade, não gerou itens. Sequencialmente, verificou-se que os apartamentos analisados possuíam escore entre 80 a 90, por conseguinte, é possível afirmar que a maioria dos apartamentos investigados quanto a status possuem as características de escore 80 na TRI. Portanto, é possível afirmar que, o objetivo proposto da presente dissertação foi alcançado.

The aim of the thesis is to describe the real estate legislation in selected areas and to summarize the differences between the legal real estate in the Czech Republic and the Russian Federation. This theme was chosen in order to highlight the diversity of real estate legal institutions in both countries. A common feature of the legislation in both countries is that their skills are performed in a professional manner in accordance with applicable standards and regulations of the country. The thesis is divided into six chapters. The first chapter deals with the characteristics of real estate in the Czech Republic. The main resource of law in this field is the Law No. 344/1992 Coll. Cadastre. The second chapter deals with the characteristics of real estate in Russia. The third chapter discusses the changes which currently rules the Land of the Russian Federation passed. The old provisions of the Act are replaced by more modern and the law generally becomes easier. A special feature of the Russian legislation, the institute cadastral engineer, which is entirely devoted in the fourth chapter. The fifth chapter describes the specific differences in the area of real estate law in both countries, and the last sixth chapter deals with the future developments in this area of law in both countries

The diploma thesis deals with a new building of retirement home. This thesis aims to elaborate a project documentation for the construction of the building. It is a self-standing object on a flat land. The retirement home has one underground floor and three above ground floors. On the underground floor there are the retirement home’s technical equipment and warehouses. On the ground floor there are public services (patisserie and café, manicure and pedicure, pharmacy and hairdresser), dining room, the retirement home’s background which includes an office and a reception. The first floor and the second floor are designed for the accommodation of seniors in single and double apartments. There are also a common room and retirement home’s equipment. The bearing construction consists of ceramic masonry of thickness 250 and 300 mm and reinforced concrete columns. The masonry and the columns are based on a concrete bases and concrete beads. The retirement home is roofed with a double-skinned sloping roof with a load-bearing structure made of truss girders. The facade of the building is partly designed as ventilated. The object is insulated by a contact thermal insulation system.

The topic of this thesis is a new-building of a hotel with a wellness centre. The building site is located in the cadastral area of Malenovice near Zlín, the city of Zlín, Zlín Region. It is the building consisting of three rectangles inserted into each other. The building is designed as a six-floor skeletal construction with a cellar made of reinforced concrete, roofed with flat roofs. In the first floor there is a reception, a restaurant with outside seating, wellness centre, and utility rooms. The second and the third floor are intended for accommodation of guests in the form of double rooms and apartments. In the fourth and fifth floors there are double rooms as well. Rooms for guests and apartments are situated to the southern and northern part. This residential space is mostly equipped with balconies stretching along the corners. In the last, sixth floor there can be found the management of the hotel, a conference room and a bar with terrace. The main entrance is situated to the northern part of the object. Outdoor parking places are also a part of the hotel. Exterior and interior of the hotel are designed in the conformity with current modern trends. The layout of the space is functional and basic. The dynamics of the building is supported by external holes in black colour and by the two-coloured facade in blue and grey colours. The hotel is meant for both active and passive relaxation, there is a possibility of accommodation of young couples, families with children, elderly people, individuals, and people with limited ability of movement. The hotel of designed with the focus on the comfort of guests. Therefore the leisure time space is a part of hotel. The comfortable space for relaxation within the object is provided by the wellness centre mentioned above, the bar with terrace, and an outdoor swimming pool. The subject of this diploma thesis is the design of a newly built mixed-use building in Tišnov, as well as elaboration a part of the project documentation for realization of the building construction. The designed building is a multifunctional building, which has the task of providing several functions. The building is situated in the South Moravian Region in the northern part of the village Tišnov, which is located about 30 kilometers away from the city of Brno. Recently, in this area new family houses and apartment buildings have been built. The building is designed as five above-ground storey, partially basement incl. a separate underground car park. The first floor serves mainly for commercial use, ie. for the provision of services and for the sale of goods. There is a coffee shop, a houseware store, hairdressers, bakers, butchers, or a gym. On the first floor there is also the main entrance to the building, and through there is further access to the upper or lower floors of the building. In the basement there is a technical background of the building and access to the underground parking. The second floor serves as office space for multipurpose use. There are apartments on the third, fourth and fifth floor, with some apartments on the 4th floor being designed as two-level maisonettes. The architectural design is based on the concept of straight lines and sharp edges, which also presents a flat roof roofing solution and receding storey with terraces. The building is detached, situated in a relatively flat terrain. All entrances to the building are designed as barrier-free. The white-blue color of the building facade alternates with the use of gray stone cladding. The roofing of the mixed-use building is solved on two levels by a single-layer extensive vegetation flat roof.

It is a design of stand alone Poly-Functional Building with one basement and three storeys. The building is divided into two parts. The housing and administrative part. Both parts are independent of each other. The first underground floor is a mass garage and accessories for both parts of the building. The first floor is mostly made up of the administrative part of the multipurpose building. In the second and third floor are apartments, each for three apartments per floor. In the second floor there are apartments for people with limited mobility. The structural system of the building is made by porotherm and monolithic structure. Multifunctional building is covered with single layer flat roof.

This master´s thesis elaborates a project documentation of sports rehabilitation center in Brno–Bystrc. The building object is four-storeyed and a partial basement. On the basement floor there is a pool with sauna, gym and fitness with support to assist for all activities offered. On the ground floor there is an entrance, reception for accommodation, restaurant and kitchen for the restaurant. The 2nd overground floors is determined by the rehabilitation clinic. On the grand and overground floor are designed sanitary appliances for the restaurant and patient surgeries. There are projected 9 apartments for weekend accommodation. Apartments allow access to the terrace. Foundations are made strip foundations. The building object is bricked and insulated with ventilated facades. Load bearing structure of the roof create roof trusses.

This thesis describes the design of a low-cost Accommodation for Young people. It is an apartment building on 5 floors above ground, designed primarily as a starter housing for young people. The first floor is completely wheelchair friendly and there are 3 apartments for for wheelchair users (1x2+KK, 2x1+ KK) . In the second and third floors is a total of 20 flats (1 bedroom apartment). The fourth and fifth floor consists of 5 maisonette flats (2+KK) with access to the terrace. The house is based on the foundation walls and footings. The structural system consists of load-bearing walls POROTHERM and internal reinforced concrete columns and beams. Ceiling construction consists of of panels SPIROLL and a reinforced concrete slab. The house has two roof construction, flat monotube roof (terrace) and a sloped gable roof formed by wooden rafters. The house is situated on a large grassy area, which forms the park for rest and relaxation. On the property is a parking lot along access roads with a total of 32 parking spaces.

The multifunctional house is located in the town Nová Paka and functionally designed as a restaurant, garages and 8 flats. Built-up area is 886.95 square meters. The building is covered with a flat roof. The supporting structure is designed prefabricated reinforced concrete frame. Infill walls are made of clay blocks Porotherm. The house is insulated contact system ETICS. The thesis contains a static layout, fire safety, energy saving and safety in use. Drawings were processed with software for design - ArchiCAD.
