The objective of the diploma project was to repurpose the area of military barracks in theresidential neighbourhood of Černá Pole in Brno. I aimed to create a new urban environment which would seamlessly blend in with the current residential housing development. Included in the given perimeter is also located a new town hall for Brno-Sever. Another of the project’s goals was to design a public place adjacent to the town hall where cultural and other events would be hold. Also, an elementary school, a kindergarten, student dormitories and a new library building and a community center can be found in the area. The rest of the perimeter consists of city blocks, of predominantly residential purpose.

The goal of the project is development of a project documentation for a building: Low energy block of apartments. The documentation was processed in the depressed for construction realization. It solves a four floor block of apartments with flat warm roof and partially depressed parking garage. The structure is designed with risen requirements on thermal properties. The project also solves a concept of heating system. Its energy efficiency was analysed using precise calculation acc. ČSN 73 0540 and processed statement of energy efficiency. The result energy consumption of the structure is B – very efficient.

Building is partial basement with four floors. The new building is divided into a cafe, a dental clinic and 12 apartments. Masonry is made up of Porotherm system, ceiling structures are made of filigree plates. The building is covered saddle roof created by wood trusses. The project was developed in AutoCAD.

Sweden is suffering from a large housing shortage due to urban population growth and low levels of new construction. Public housing companies play a major role on the market with their 46 percent share of the rental market. The production of rental apartments is especially problematic since profitability is limited. The low levels of new supply could be explained by high construction costs since they have reached levels that now inhibit the building of new rental apartments. One approach to increasing the supply of rental apartments on the Swedish housing market is by introducing framework procurements for turnkey ready multi-family housing. The effect of such framework procurement is researched, analyzed and put in relation to theories in the field of real estate economics, urban spatial theory, industrialized housing construction and competition. The objective of this thesis is to contribute to the field of research and increase the knowledge of supply side factors on the housing market. To fulfill the purpose of this thesis, analysis has been conducted with a mixed method approach, using a survey and interviews to reach all the public housing companies that have used the framework procurement Kombohus Bas. The case was chosen because it is a framework procurement for turnkey ready multi-family housing. Kombohus Bas has been developed by the Swedish Association of Public Housing Companies in order to try to help the public housing companies increase the supply of rental apartments. Research results show that the framework procurement Kombohus Bas has increased the number of rental apartments on the Swedish housing market, most importantly because it has lowered the production costs, as well as simplified and shortened the process of building housing. Thus, the use of framework procurements for turnkey ready multi-family housing could reduce the housing shortage. / Det råder en stor bostadsbrist i Sverige idag vilken framförallt beror på en ökande befolkning och låga nivåer av nyproduktion. De allmännyttiga bostadsbolagen är stora aktörer inom bostadssegmentet med en andel om 46 procent av hyresmarknaden. Produktionen av hyresrätter är speciellt problematisk eftersom lönsamheten är begränsad. De låga nivåerna av nytt utbud kan till viss del förklaras av höga produktionskostnader eftersom dessa har nått nivåer som nu hämmar nyproduktionen av hyresrätter. Den här forskningsrapporten analyserar möjligheten att öka utbudet av hyresrätter på den svenska bostadsmarknaden genom att introducera ramavtalsupphandlingar för nyckelfärdiga flerfamiljshus. Effekten av sådana ramavtalsupphandlingar analyseras i denna studie och sätts i relation till teori inom fastighetsmarknaden, stadsbyggnadsekonomi, industrialiserat byggande och konkurrens. För att uppfylla målet med studien har ett case kallat Kombohus Bas studerats. Kombohus Bas valdes ut på grund av att det är en prispressad ramavtalsupphandling för nyckelfärdiga flerfamiljshus. Ramavtalsupphandlingen har tagits fram av Svenska Allmännyttans Bransch Organisation, SABO, med syfte att försöka underlätta för de allmännyttiga bostadsbolagen till att öka utbudet av hyresrätter på marknaden. Syftet med studien är att bidra till befintlig forskning och öka kunskaperna kring de faktorer som påverkar utbudssidan av bostadsmarknaden. Forskningen har utförts genom att använda en blandad metodik där både en enkät och intervjuer har genomförts med syfte att nå alla allmännyttiga bostadsbolag som använt ramavtalsupphandlingen Kombohus Bas. Resultatet från studien visar att ramavtalsupphandlingen Kombohus Bas har ökat utbudet av hyresrätter på den svenska bostadsmarknaden, främst genom att sänka byggkostnaderna samt genom att förenkla och förkorta byggprocessen. Detta resultat indikerar att bostadsbristen kan minskas genom att använda ramavtalsupphandlingar för nyckelfärdiga flerfamiljshus.

The Farm is a speculative proposal for a self sustainable city block where as much food is produces as is consumed by it’s inhabitants. It is utilising the potential that arise when the greenery of farming is brought in to the cities in creating a new hybrid that blends with the city fabric with the aim of contributing to the areas multiplicity and vibrant life. The aim of the project has been that through architecture design; study the possibility to go from a throughput society, where everything we consume is produced outside of the community, to a society that produces what it consumes within the community in a cyclical integrated sustainable way. Can we produce what we consume with in a city and what happens when the production, which in this case is the cultivation of crops and plants, merge with the existing city fabric? What happens if the cultivation is combined with a traditional apartment program and what does it  become? Can the programs thrive together in symbiosis or will one of the programs become a parasite of the other? How does the vast open spaces required for farming relate to the small intimate spaces suitable for living spaces? What is their interrelationship, how do they effect each other?

The Master‘s thesis deals with the processing of the architectural study of the city block in the planned new South Quarter near the Svratka River. The project builds on a pre-diploma project whose aim was to create a territorial urban study for part of this neighbourhood. It was a section between the New Railway Station, Opuštěná Street and the existing Zvonařka Bus Station following the river embankment. The subject of the master‘s thesis is a block from this newly designed urban structure, situated in very close proximity to the river. he project focuses on the block as a whole. It conceptually solves the links between newly designed buildings, individual operations, and functions. It deals with the relationship between streets, river and buildings. Great attention is paid to the maximum use of greenery in the form of extensive and intensive roofs, internal blocks, private gardens in the inner block, as well as private front gardens. The concept seeks to provide a wide range of options and differences. This creates a closed city block that is open and responding to the river with its shape, that consists of free parts. The first / majority are the street lining. It is mostly 5-storey. Corner buildings are raised by one floor, allowing roof intensive gardens to be created. It includes a diverse range of residential units overlooking the river. Housing prevails here. On the ground floor there are a few commercial units and work-and-live. The work-and-live area also includes a private front yard on the street and private raised gardens in the interior. The second part consists of two objects extended over the pedestrian shopping promenade. One of the objects was subject of my detailed architectural study. There are the most luxurious apartments, ground floor showroom and concept store. The third part consists of a lowered 2-storey embankment building, which by its height provides the rest of the block with a beautiful, unimpeded view of the river. It covers the

Introduction (and purpose)- We as humans and as engineers need to build in a sustainable manner for the families of today while considering the coming generations.A new type of collective housing is hence needed in Jönköping that could ensure building in a more social sustainable way. The purpose of this study is to help in understanding which aspects people prefer in a collective house and further on illustrate the floorplans of a collective house based on the survey’s results. Method – Literature study was used to acquire all relevant knowledge about social sustainability and collective housing. A quantitative survey was then used to study the housing conditions of different families and the relationships they have with their neighbours. Results – Respondents that were interested in social sustainability as a concept and collective housing as a way of living answered the web-based questionnaire. Living in a good location, in a safe area and having good relationships with neighbours were the most important aspects in a household. The economical- and social factors ranked as the most important driving factors that would make families consider moving into a collective house. Approximately half of the respondents had no relationship with their neighbours and just greeted them when they ran into each other, while a large number of respondents believed that a stronger relationship could be formed with their neighbours if they had a place in the building to share a hobby with them. An illustration of a multi-family collective housing will be presented which was a combination of people’s opinion, literature, and cases. Analysis – Many respondents prioritized living close by to schools, work, or city. This is because a person’s surroundings can affect their feeling of safety in an area, thus helping them form social networks with those sharing those same surroundings. This inturn, helps prolong a households age which creates a stable and safe environment for the residents. The entrance point of the building is usually its main entrance, however due to the respondents answers the street around the building marks the beginning of the journey from the surrounding site and throughout the building. Discussion – The high response that the questionnaire gathered was a result of the respondent’s interest in social sustainability or collective housing. Respondents belonged to different age groups which ensured a high reliability. A higher reliability could have been ensured if it was for example shared with people who are already living in collective housing as they would have a clearer idea on what it is like to live in one,and their experiences could have been fruitful to the thesis. One’s psychological health is known to be enhanced through the interaction that the people can have in their buildings shared premises. Choosing a location for the illustration of the house would have changed the buildings architectural form, gave different window placement, other entrances, amongst others. The methods chosen for this study was however reliable as they created a clear path for the authors to guide in illustrating the building so that a person could visualise the respondents answers instead of just reading them. / Introduktion (och syfte) – Vi som människor och ingenjörer behöver bygga på ett hållbart sätt för dagens familjer, med hänsyn till kommande generationer. En ny typ av kollektivhus behövs därför i Jönköping, som säkerställer att man bygger på ett socialt hållbart sätt. Syftet med denna studie är att hjälpa till att förstå vilka aspekter gemeneman föredrar i ett kollektivhus, och illustrera detta genom planskisser baserade på insamlade enkätsvar. Metod – För att erhålla relevant kunskap om social hållbarhet och kollektivt boende användes litteraturstudier. En kvantitativ undersökning användes för att studera respondenternas bostadssituation och deras relationer med sina grannar. Resultat – Respondenterna som hade ett intresse i social hållbarhet som ett koncept, och kollektivboende som ett sätt att leva, besvarade den webbaserade enkäten. Att kunna bo i ett tryggt område, med ett bra läge och ha goda relationer till ens grannar var de viktigaste aspekterna i ett hushåll. Ekonomiska och sociala faktorer räknades som de mest viktiga faktorerna som driver familjer att kunna tänka sig flytta in till ett kollektivhus. Cirka hälften av respondenterna hade inga relationer alls med sina grannar och hälsade bara när de stötte på varandra. Stor andel av respondenterna trodde att en starkare relation kunde skapas med grannarna om det fanns en yta i byggnaden där de kunde dela en hobby tillsammans. En illustration av ett flerfamiljskollektivhus presenteras, vilket grundas på resultat av enkätsvar, litteratur och analys av enskilda fall. Analys – Många respondenter prioriterade att bo nära skolan, arbetet eller centralt. Detta kan bero på att ens omgivning påverkar känslan av trygghet, och man får en starkare relation till de vars omgivning man delar. Det kan i sin tur, förlänga livslängden för ett hushåll och på så sätt skapa en stabil och säker miljö för de boende. Ingången på en byggnad är vanligtvis dess huvudentré, men på grund av respondenternas svar valde vi gatan runt byggnaden för att markera början på resan från den omgivande platsen och genom hela byggnaden. Diskussion – Den höga svarsfrekvensen i frågeformuläret berodde på respondenternas intresse för social hållbarhet eller kollektiva bostäder. Respondenterna tillhörde olika åldersgrupper, vilket garanterade en hög reliabilitet. En ännu högre reliabilitet kunde ha säkerställts om den till exempel delades med personer som redan bor i kollektivabostäder, eftersom de skulle ha en tydligare uppfattning om hur det är att leva i ett, ochderas erfarenheter kunde ha varit fruktbara för avhandlingen. Det är känt att ens psykologiska hälsan förbättras genom den interaktion som människorna kan ha i de gemensamma lokalerna i sina byggnader. Att välja en plats för illustrationen av huset skulle ha förändrat byggnadens arkitektoniska form, olika fönsterplaceringar, olika ingångar intill byggnaden, bland annat. Metoderna som valts för denna studie var dock tillförlitliga eftersom de skapade en tydlig väg för författarna att följa när de illustrerade byggnaden så att en person kunde visualisera respondenternas svar i stället för att bara läsa om dem.
