The main target of the thesis is to analyze the relationship of prices and access to urban green area for the selected location of the city, such as the substrate to determine values of urban greenery. This work is built on the application of the Hedonic pricing method.The thesis is divided into 4 parts. The study of literature was created the first chapter, which deals with the value of the green space, the environment in the Czech Republic and abroad, method of environmental valuation and the history of the Hedonic price method and his used. The second chapter contains target and methodology of work. The methodology describes the different steps of the methods of work. In the second part is the specification of the model, which is applied in the analysis. In this part is mentioned characteristic of the properties and collection of data. In the third chapter data analysis is divided in specific parts of the sections. The data are evaluated for the entire area, and then compare the area itself.

In the theoretical part of the thesis, the issues of auctions and their requirements are dealt with. Secondly, the practical part describes the specific real estate auction made in the area of Liberec Heights-Stary Harcov and there is further prepared by statistics dealing with the difference of the estimated price of the apartments, which were sold at auction, with prices of involuntary, which these flats were actually auctioned for. The work also includes its own estimate of one of these flats with an explanation of why the assessed prices differ from the prices at which the apartments are auctioned

The output of the thesis is the overall estimation of the two properties by a comparative method.

Then I did careful valuation according to the methodology for determine the market value and detected value and then compared results.

Este trabalho tem como objetivo desenvolver um conjunto de procedimentos metodológicos para análise de peças gráficas de apartamentos de interesse social e aplicá-lo, como pré-teste, em uma amostra sistematizada em banco de dados de exemplares produzidos na cidade de São Paulo, ao longo do século XX. Os procedimentos metodológicos propostos foram elaborados segundo categorias sugeridas em trabalhos de pesquisadores que já desenvolveram metodologias de avaliação, além de outras inseridas por esta pesquisa. A partir desses procedimentos buscamos utilizar as peças gráficas dos projetos explorando as possibilidades de uso da planta como um dos principais documentos em análises espaciais qualitativas. / This research aim is to develop a set of methodological procedures to analyse apartment ground plans for low-income families, and then, apply it as previous test as a sample arranged methodically in a file, whose examples are buildings in São Paulo city throughout the twentieth century. The methodological procedures were elaborated according to suggested categories given by researchers who have already developed assessment methodology besides other ones which have been added by this research. From these procedures we have tried to use the building ground plans observing the possibilities of using the plan as one of the main document about qualitative spacious analyses.

A pesquisa trata do estudo e evolução do projeto de plantas de apartamentos na cidade de Curitiba, no período de 1943 a 2004. Considera a emergência de novos modos de vida, relacionando-se com as transformações demográficas da população, com a diversificação dos arranjos familiares, com a influência do ciclo familiar e com o desenvolvimento urbano da cidade. O método desenvolvido se estrutura em três eixos principais, com mapeamento de plantas de apartamentos, análise de pesquisas censitárias e estatísticas, e pesquisa de campo com inquirição a moradores de apartamentos. Para efeito de sistematização do estudo, o intervalo temporal proposto foi dividido em quatro períodos, definidos a partir da identificação de marcos referenciais na história da cidade. A amostra constituída, com total de 115 plantas de apartamentos codificadas, forma uma base de dados que pode servir para pesquisas complementares ou mesmo para novas pesquisas. / The research deals with the analysis and project evolution of plant design of apartment buildings in the city of Curitiba in the period from 1943 and 2004. It also considers the appearance of new ways of life, related to demographic transformations of the population, the diversification of family structures, the influence on the family cycle and the urban development of the city. The method is structured around three main axes, using plant mapping of apartment units, analysis of census surveys and statistics, as well as field research which included the inquiry of apartment dwellers. In order to systematize this analysis, the proposed time interval was divided into four periods, defined from milestone identifications in the history of the city. The sample, consisted of 115 plants encoded, creates a database that can be used in complementary researches or even in new ones.

Este trabalho trata dos espaços de armazenamento de objetos e materiais na habitação. A estocagem de alimentos, objetos pessoais, roupas, livros, enfim, tudo o que pode pertencer a uma pessoa ou a uma família e necessita ser armazenado em locais determinados na habitação. Por meio desta pesquisa a questão do armazenamento será abordada a partir de um entendimento histórico de como, com o desenvolvimento humano e das habitações, as famílias vem se apropriando dos espaços da moradia para guardar seus pertences. Os fatores que influenciam o tipo e a quantidade de objetos e materiais adquiridos pelas pessoas e famílias, como os fatores culturais, sociais, religiosos, geográficos, são abordados, além da pesquisa das influências da composição familiar e seu ciclo de vida para determinação da necessidade de previsão de espaços na habitação destinados ao armazenamento. Como agente principal da criação de projetos arquitetônicos para a habitação, a atuação do arquiteto e sua responsabilidade com relação à distribuição e dimensionamento das áreas com destinação à estocagem são abordados nessa pesquisa, bem como são conhecidos os arquitetos mais atuantes nos projetos de habitação coletiva na cidade de São Paulo. A pesquisa dos lançamentos imobiliários na cidade de São Paulo nos anos de 2008 e 2009 permite uma análise comparativa dos espaços de armazenamento disponíveis nos apartamentos de 1 a 4 dormitórios, além de provocar muitos questionamentos não somente sobre o armazenamento residencial, mas também sobre como a habitação paulistana vem sendo concebida. / This dissertation is about household storage spaces for objects and materials. The storage of food, personal objects, clothes, books and everything else that may belong to a person or a family and needs to be stored in certain places in the house. Through this research, the storage issue will be addressed starting with a historical understanding of how, with human and housing development, the families are taking control of the housing spaces in order to store their belongings. The reasons that influence the type and the quantity of objects and materials acquired by people and their families, such as cultural, social, religious and geographic factors, are approached; as well as the research of the influences caused by family formation and their life cycle in order to determine the need of a prevision of spaces in the house destined for storage. As the main instrument of the creation of architectural projects for the house, the interaction of the architect and his/her responsibility in relation to the distribution and sizing of the areas meant for storage are addressed in this research, as well as, how are the most prominent architects known in the collective shelter scene in the city of São Paulo. A research of the real estate launchings in the city of São Paulo between the years 2008 and 2009 allows a comparative analysis of the storage spaces available in apartments of 1 to 4 bedrooms, besides raising many questions not only about the residential storage, but also about how the natives of São Paulo are having their residences conceived.

Este trabalho tem como objetivo investigar o espaço doméstico relacionado aos meios de comunicação e ao habitante contemporâneo. Inicialmente foi feito um breve histórico do rádio, televisão, telefone e computador destacando as influências no ambiente doméstico. Posteriormente foram investigadas características do habitante urbano considerando as novas formas de comunicação promovidas pelas redes digitais e o surgimento de novos grupos familiares. Por fim foi realizada uma pesquisa sobre a presença da televisão e computadores em apartamentos do município de São Paulo através de plantas de vendas veiculadas em anúncios publicitários de 1981 a 2010, averiguando os seus impactos e modos de atuação no espaço doméstico. Com base no que foi abordado são feitas interpretações sobre o habitar contemporâneo. Dessa forma, promove reflexões sobre a condição tecnológica da comunicação inserida no âmbito do espaço doméstico. / This work aims to investigate the domestic space related to media of communication and to the contemporary inhabitant. Initially is made a brief history of radio, television, telephone and computer highlighting the influences in the domestic environment. Then, characteristics of urban inhabitant were investigated considering the new forms of communication promoted by digital networks and the emergence of new family groups. Finally, it is carried a survey about the presence of television and computers in apartment\'s sales plan of São Paulo from 1981 to 2010, examining their impacts and influences in the domestic space. Based on what was discussed, it is developed interpretations of the contemporary dwelling. Thus, promotes reflection on the condition of communication technology embedded within the domestic space .

The town Mikulov is considered as one of the wine centers in South Moravia. The location Turold is situated in the unbuilt part of Mikulov. This unique cave complex is surrounded by vineyards on the south-facing hillside of Pálava. The location with a magnificent view of the city of Mikulov offers the possibility of building a wine house in the countryside. The wine house will serve as a representative object of the Nikolsburg Winery for the purpose of trainings, selling and tasting selected varieties of wine, as well as apartment accommodation for guests associated with regional gastronomy and luxury wellness services. There is also a large terrace with a fountain, from which there is a beautiful view of the countryside and the significant dominants of Mikulov.
