Identifying the feasibility for multifamily infill development in Central East Austin

This report discusses the feasibility of multifamily development through the use of undeveloped or underutilized parcels of land in the central east core of downtown Austin. Included in the discussion is the history of the market area, tools the City of Austin is using to promote infill development, the housing development process, financing of infill housing projects in Austin, a supply and demand analysis of the current market, and site selection theory and application. The author found that there is significant quantitative demand for a multifamily product in this market area and this report may act as a general guide to the process of bringing a multifamily product to market. / text

Carsharing, a service that allows individuals the use of a private vehicle without the burden of ownership, is expanding rapidly around the world. In the United States, for-profit and non-profit organizations are emerging and expanding at high rates. Daimler Auto Group is entering this market with its Car2Go, a carsharing organization with a fleet composed entirely of Smart Fortwo vehicles, beginning with a pilot program in Austin, Texas. This paper compared the Austin market with successful carshare markets in order to determine the likelihood of success for Car2Go. Using new surveys and analysis of previous literature, this research has found that the highly-educated and high-income populations found residing in downtown Austin and working or studying at the University of Texas are likely to be strong markets for future carsharing services. / text

Retrofitting greyfields : strategies and placemaking for suburban retail

One of the defining features on 20th century American cityscapes is the rise and subsequent fall of auto-oriented suburban retail centers. The indoor mall and suburban strip center were once ubiquitous facets of suburban life, but in many places their lifespan and popularity have reached an end and are now referred to as “greyfields.” The purpose of this report will seek to document and explain the rise, fall and ultimate methods of regeneration of suburban, auto-oriented retail centers. This report will examine two case studies, Mizner Plaza (Boca Raton, FL) and Washingtonian Center (Gaithersburg, MD), to demonstrate the larger narrative of suburban shopping center redevelopment approaches. This report will need to articulate the birth, life cycle, and decline of the suburban, auto-oriented retail center using established shopping center and greyfield literature. The report will be comprised of three parts with the first outlining the characteristics, challenges and indicators of failing “greyfield” retail centers. The second part of this report will explore three types of greyfield redevelopment strategies (as anticipated through findings): a. New placemaking (the lifestyle, town center approach). b. New development improvements. c. An adaptive reuse of existing facilities. Thirdly, considering these three types of strategies, suggestions for redevelopment will be recommended for the Gateway shopping center, a declining “big box” power center in Austin, Texas. / text
