The purpose of this report is to review the current conditions exsisting for the implementation of Internet of Things in apartment buildings and how insight can be accomplished for these conditions in real estate companies. Internet of Things is a technology which has increased in popularity in later years and builds on objects connecting to each other or the internet. In conjunction with the reduction of implementation costs for the technology and the increase of possible applications, an interest has grown in many different business sectors. This study concerns the real estate company FinaHem, where the conditions for measurement of different values using connected sensors is analyzed. To answer the formulated questions regarding technological efficiency, financial factors and how a potential solution using Internet of Things would be recieved by tenants, this paper is designed as a case study. The case study evaluates the operations of FinaHem and utilizes both qualitative and quantitative methods, as well as a business case method. The result and the analysis from the study indicates important factors for the company’s conditions to implement Internet of Things. Technological solutions regarding energy savings, detections of water damage, and visualisation has exhibited business value. Furthermore, the importance of evaluating opinions from residents, and creating a positive experience for them, is established.

Project management is a field in which risk management can be applied. There must be a business case for any project to recognize its benefits for the company. A business case generally uses point estimation of input parameters and evaluates financial criteria for individual variants such as the net present value, pay-back period or internal rate of return. A simulation enables to design a model for the business case analysis while making use of the probability distribution. The model then turns from a deterministic into a stochastic one. The Monte Carlo simulation method, calculating a large number of variants, is employed in projects. The simulation can identify major risk factors, assess their probability and the significance of the impact on the evaluated financial criterion. The analysis outputs suggested by the simulation are the fundamentals of proper risk management. The Crystal Ball simulation software was employed for the calculation in this thesis.

Women on New Zealand corporate boardsNajib, Roya January 2008 (has links)
Replicating and extending Singh and Vinnicombe (2006), the primary problems addressed in this research are: What factors influence women's attainment of corporate directorships? And what are the proportions of female executive and non-executive directors and CEOs in New Zealand? Executive directors are company employees who attain board directorships via progressing through CEO and other top management roles; therefore, this study included an investigation of the proportion of women in executive and non-executive director and CEO roles in New Zealand companies. To understand women's non-progression to corporate boards, 11 male and female directors were interviewed. Contrary to international research findings, the majority of interviewees in this study emphasised the importance of networks in attaining corporate directorships in New Zealand. Explanations for women's under-representation on corporate boards included lack of networks, family commitments, pipeline theory, lack of aspiration for power, career choices, risk adversity, male organisational culture, discrimination and women's unsuitability for director roles. Archival analysis indicated that of a total of 1366 corporate directors, women constituted 88 (6.44%) directorships. Women held 64 non-executive (4.69% of total directorships), 23 executive (1.68% of total directorships) and one alternate directorship. The findings indicated that there were only five women CEOs and only five out of a total of 240 New Zealand corporate boards achieved gender equality. Social identity theory was used to provide insight into this change resistant phenomenon.

Sustainability Reporting amongst corporates has been growing in prominence with, amongst others, the Principles for Responsible Investment outlined in 2005, the King III Report published in 2010 and International Integrated Reporting framework published in late 2011. The need for analysing the business case for sustainability reporting underpins the motivation for this research which undertook to ascertain the link between certain organisational attributes, sustainability reporting and financial performance. The literature review identified conflicting results in similar studies, and given that this is a fast evolving field of study, this study was deemed necessary. A quantitative research method was used utilising financial and operational data for 200 South African organisations, in an attempt to study the correlation between key organisational attributes, sustainability reporting frameworks, and financial performance. El presente trabajo de investigación es un plan para la dirección del proyecto de implementación de una cadena de librerías, que será llevado a cabo por una editorial de libros para la etapa escolar. El desarrollo se basa en la Guía de los Fundamentos para la Dirección de Proyectos (PMBOK®) (Project Management Institute [PMI®] 2017), y en el modelo de Schmidt (2003) para el caso de negocio.
El trabajo de investigación está distribuido de la siguiente manera, inicia con un marco teórico, presentación de la organización, la situación actual del rubro de la edición en el país, los grupos de interés, problemática de la organización, caso de negocio donde se emplearon como indicadores de rentabilidad financiera la tasa interna de retorno (TIR) y el valor actual neto (VAN), también se analizaron los beneficios (Netos e intangibles); desarrollo del plan para la dirección del proyecto, y culmina con conclusiones siendo la principal que el proyecto es económicamente viable y a su vez aporta valor a la organización, una de las recomendaciones resaltantes es considerar al caso de negocio como el documento base para desarrollar el proyecto.
El proyecto cuenta con un presupuesto de S/ 400.000 y un plazo de seis meses de ciclo de vida. El caso de negocio determina que el proyecto es viable; de demostrarse que este cumple con los beneficios de la organización en el Perú servirá de base para que el resto de las sedes de la editorial puedan implementar una cadena de librerías debido a que el trabajo de investigación se convertirá en un activo de los procesos de la organización. / The present research work is a project management plan of implementation of bookstore chain, which will be carried out by a book publishing house for the school stage. The development is based on a Guide to the Project Management Body of Knowledge (PMBOK®) (Project Management Institute [PMI®] 2017) and the Schmidt model (2003) for the business case.
The research work is distributed as follows, begins with a theoretical framework, the presentation of the organization, the current situation of the issue in the country, interest groups, organizational problems, the business case where they were used as indicators of financial profitability. The internal rate of return (IRR) and the current net value (NPV), the benefits (net and intangible) were also analyzed; development of the project management plan, and culminates with conclusions being the main one that the project is economically viable and, in turn, brings value to the organization, one of the pending recommendations is to consider the business case as the base document for develop the project
The project has a budget of S / 400,000 and a period of six months of life cycle. Yes / Despite higher work-life conflict (WLC) amongst women (Bakker & Karsten, 2013; Minnotte, 2013), work-to-family conflict (WFC) and family-to-work conflict (FWC) experienced by single mothers receives less attention than dual earner couples but more than single fathers (Gatrell, 2001; 2005). This paper presents a review of key concepts, drawn from a variety of WFC debates allowing us to understand how the under-researched single parent attributes meaning to, self-actualises, copes with and facilitates decision-making around daily time specific WFC episodes within the family domain. The paper acknowledges that previous WFC studies examine inter-role effects and levels of influence between work and family-life although time-specific episodic WFC experiences are concealed. A comprehensive understanding of the nature in which work facilitates time specific WFC episodes or events within the family domain of the single parent is also lacking. A new framework is suggested in examining the WFC experiences of the single parent. Future single parent studies underpinning WFC may consider the complex distinctive nature in which work is conceptualised perhaps single mothers and single fathers distinguishing the coping strategies and decision-making criteria underpinning their daily-time specific episodic WFC experiences. Our conceptualisation of the daily time specific nature of WFC perhaps suggests that we revisit our understanding of the implications that single parents present for the workplace. The use of an innovative mixed methods qualitative approach is suggested using qualitative dairies, photo elicitation and convergent interviews to capture rich, in depth and time specific interpretations of the daily episodes of single parents. Extant studies on WFC adopt quantitative methodologies while the use of qualitative methods remains under-developed.

Bakgrund: Dagens snabbföränderliga värld och höga konkurrenstryck ställer krav på innovativa investeringar för en verksamhets fortskridning. Nytt paradigm inom IT-branschen är molntjänst, där utbjudande leverantör bör ta hänsyn till vissa faktorer för att erhålla ett gynnsamt utfall. Vanligt förekommande inom IT-branschen är att nyttja Business Case i beslutssituationer där olika faktorer noga övervägs innan investeringsbeslut fattas. Syfte: Studiens syfte är att med hjälp av Business Case identifiera och belysa avgörande faktorer och riskkällor vid investeringsbeslut. De identifierade riskkällorna ska också undersökas i syfte att söka minimera dem. Med hjälp av teoretisk och empiriskt underlag ämnar studien sammanställa ett Business Case för säkrare investeringsbeslut vid multidimensionella IT-investeringar. Metodik: Detta är en fallstudie utifrån en kvalitativ forskningsmetod. Studien är uppbyggd kring semi-strukturerade intervjuer, där tre representanter ifrån fallföretaget IST låtit svara på djupgående intervjufrågor. Slutsats: Samtliga faktorer som granskats har mer eller mindre betydande roll för beslutstagande vid multidimensionell IT-investering. De faktorer som anses ha störst betydelse vid ett investeringsbeslut är också de faktorer som utgör störst risk. Dessa är marknadsbehov IT-branschen och tekniska förutsättningar vilka besvarar kandidatuppsatsens frågeställningar. Med Business Case som utgångspunkt reduceras osäkerheter och säkrare investeringsbeslut möjliggörs. / Background: In today’s rapidly changing society, the high competitive pressures require innovative investments in order for companies to proceed. A new paradigm within the IT-industry is Cloud service, where the vendor needs to take into account certain factors to obtain a favourable outcome. Therefore, it is common to use Business Case in the IT-industry during the decision making process where different factors are carefully considered before deciding whether or not to make an investment. Purpose: By using Business Case, the aim of this study is to identify and highlight the critical factors and sources of risk when making an investment-decision. The identified hazards should also be explored in order to seek to minimize them. With the help of theoretical and empirical data the study intends to compile a Business Case for safer investment for multidimensional IT-investments. Methodology: In this study qualitative research has been used. The study is based on semi-structured interviews, where three representatives from IST have been asked to answer essential interview questions. Conclusion: All factors examined in this study were more or less of a significant role in the decision making process of a multidimensional IT-investment. However, the most important factors when making a decision are also the factors that constitute the greatest risk. These are the market needs in the IT industry and technological conditions, which respond to the questions asked in this particular thesis. Using the Business Case as a starting point, uncertainties are reduced and the possibilities of a safer investment decisions are improved.
