En general el diseño de las políticas habitacionales ha prescindido del conocimiento de la demanda específica. La producción del hábitat popular ha sido a través del uso de técnicas constructivas industrializadas, adoptando estrategias de producción masiva, con una eficiente utilización de los recursos, pero ignorando las exigencias individuales de cada familia, la pluralidad y el dinamismo de la sociedad. En consecuencia surgen complejos que no se adecuan a las necesidades de la población, donde los usuarios intervienen incorporando necesidades no previstas en el desarrollo del producto. A partir de un escenario industrial competitivo donde la diversidad del mercado es un nuevo factor para las empresas, surge la customización masiva como una nueva estrategia, capaz de satisfacer a los consumidores con diferentes productos sin aumentar significativamente los costos y el tiempo de entrega. En programas habitacionales la oferta de customización es muy limitada debido principalmente a lograr una economía de escala de la producción. El objetivo principal de esta investigación fue proponer formas de retroalimentar el proceso de desarrollo del producto a partir de las intervenciones realizadas por los usuarios. Fueron realizados dos estudios de casos de programas residenciales, donde la participación del usuario en el desarrollo del producto es diferente. La investigación se realizó en tres etapas, siendo la primera etapa A de comprensión del proceso de desarrollo del producto, caracterizando la empresa y los emprendimientos. Fueron realizadas entrevistas con informantes calificados, visitas a los emprendimientos y análisis de documentos técnicos. La etapa B tuvo como objetivo la planificación del levantamiento de datos para capturar las informaciones de las intervenciones de los usuarios en la etapa de uso de las unidades. Para esto se realizóla colecta de datos a través de entrevistas, y cuestionarios estructurados a los usuarios, y análisis de las intervenciones a través de fotografías satelitales. La etapa C busco identificar oportunidades de procesamiento de los datos, para entender los requisitos de los usuarios y contribuir a mejorar el PDP. Se identificaron estrategias en el proceso de producción de un sistema industrializado de producción de viviendas, encontrando oportunidades de implementar mejoras en la capacidad de adaptabilidad del sistema a los cambios producidos por los usuarios, aumentando la variabilidad y flexibilidad de las opciones de viviendas ofrecidas por la empresa. Conjuntamente con la empresa fueron analizadas las intervenciones y se identificaron oportunidades para adoptar distintos grados de customización. Las principales contribuciones del trabajo es comprender cuales son los requisitos de los usuarios en la etapa de uso de las viviendas, para lograr un producto customizable en proyectos de vivienda de interés social y contribuir al desarrollo de productos industrializados que incorporen estos requisitos. / In general, housing policies have ignored knowledge on the specific needs of families in the design of housing projects. In fact, several industrialized building techniques have been used in social housing, often connected to the adoption of mass production ideas, with the aim of achieving a highly efficient use of resources, but ignoring the individual needs of each family, and the plurality and dynamism of the society. Consequently, there are many housing estates that do not fulfill the needs of the population, resulting in changes in the housing units carried out by the users so that their requirements can be properly considered. In an industrial setting that has growing competition, the diversity in the client needs has become a key factor for several companies in the manufacturing sector. In this context, mass customization has emerged as a new strategy, with the aim of satisfying users with different needs without significantly increasing costs and delivery time. However, in the social housing sector, very few programs offer the possibility of customization, mainly due to the need to achieve economies of scale. Thus, the aim of this research work is to propose guidelines for providing feedback to the product development process of social housing projects, based on product changes that have been made by the users after delivery. Two case studies were conducted in different residential projects, developed by the same company, in which the degree of user involvement in product development was different. The research method was divided into three stages. In stage A, the aim was to understand the product development process, the housing company involved in this investigation, as well as the three projects. The main sources of evidences used were interviews with company representatives, visits to the housing estates, and document analysis. Phase B involved the collection of data related to the product changes carried out by users in the three projects. The main sources of evidence used were interviews with a sample of users, direct observation of those changes, and analysis of interventions by using satellite photos. Devido aos enormes impactos socioeconômicos e ambientais que a indústria da construção civil tem na sociedade, existe a necessidade de se aumentar a eficiência do processo construtivo. O comissionamento surgiu nos Estados Unidos no final do século XX e serve para verificar e controlar a aderência do sistema construtivo considerado ao seu propósito em todas as etapas de sua vida útil, tendo como objetivo principal atender aos requisitos do proprietário e às normas legais.O objetivo deste trabalho é propor um processo de comissionamento para sistemas hidráulicos prediais, e por meio desta proposta difundir o uso do comissionamento. A norma americana sobre o assunto dá o subsídio necessário e, a partir de suas determinações, é proposta uma rotina de execução do comissionamento, para garantir que todos os aspectos relevantes do sistema construtivo em questão sejam respeitados. As normas brasileiras aplicáveis aos sistemas prediais de água servem de base para a adaptação do processo ao mercado brasileiro. Uma aplicação piloto foi feita para exemplificar parte da aplicação do processo proposto, em um empreendimento na cidade de São Paulo. O resultado esperado é uma rotina de uso do comissionamento para os sistemas construtivos hidráulicos. / In light of the huge economic and socio-environmental impacts produced by the construction industry in society, it is necessary to increase the efficiency of the construction process. The commissioning process has emerged in the United States in the late twentieth century and proposes planning and control for building system considering all stages of the lifetime of the project, with the main objective to meet the owner\'s requirements and legal standards. This work intends to study the application of the commissioning in hydraulic building systems of multipavimentos buildings.The objective is to develop a specific commissioning process for hydraulic systems to demonstrate the applicability to all systems and through this knowledge spread the use of commissioning.This work also deals with the commissioning process of building systems and its place in the production chain of Construction.In the absence of a specific brazilian standard, the american standard on the matter will be investigated and, from the stand-point of its determinations, a routine of commissioning will be shown to ensure that all relevant aspects of the construction system in question are respected. The applicable Brazilian lawson hidraulic sistems will be researched insearch of an adaptation of the process to the Brazilian market. A pilot program will be conducted to check the adhesion of the process during the implementation of one project in the city of São Paulo.The expected result is a routine to the use of commissioning for hydraulic building systems.

Advances in technologies and the idea of incorporating technological solutions into buildings have made it possible to provide more comfortable and secure spaces for living or working. The term &ldquo / intelligent building&rdquo / is becoming very popular in terms of attaching prestige to a project and improving its desirability. However too many buildings are claimed to be intelligent and adaptive to change but, without an appropriate understanding of intelligent building concept and also capabilities of assessing an intelligent building, it is not possible to judge such claims. In view of the fact that truly intelligent buildings provide their occupants with efficient facilities and comfortable space, many experts and researchers have discussed the characteristics of intelligent buildings and come up with different definitions and assessment systems, but none agree with each other completely.
The aim of this study was to evaluate intelligence in intelligent buildings and provide responsiveness clues in terms of system efficiency and user convenience to find out whether buildings claimed to be intelligent meet the intelligence requirements or not.

After conducting a literature survey to identify main intelligence characteristics, two buildings both claimed to be intelligent and able to provide occupants with healthy, secure and comfortable space, were selected as the case studies. The intelligent building principals and specific design considerations together with efficient system integration and system requirements were examined in the case studies. It was concluded that, even though case studies were admired in terms of holding commercial value and applying new technologies but there existed a lack in either employing or incorporating that technologies to meet desired responsiveness and dynamism which, are main attributes of intelligent buildings.

Sandwichelemente mit Deckschichten aus Textilbeton und tragenden Dämmkernen verfügen über ein breites Leistungsprofil, von selbsttragenden Fassadenbauteilen bis zu tragenden Wand-, Dach- und Deckenbauteilen. Trotz der geringen Bauteilstärke von nur 18 – 20 cm besitzen Sandwichelemente aus Textilbeton neben der hohen Tragfähigkeit ein günstiges bauphysikalisches Verhalten hinsichtlich des Wärme- und Schallschutzes. Anhand eines kleinen Experimentalbaus wurde im Rahmen des Sonderforschungsbereichs SFB 532 an der RWTH Aachen die Anwendbarkeit von tragenden Sandwichbauteilen verifiziert. Dabei wurden wesentliche Fragestellungen wie Konstruktion und Gestalt, Tragverhalten, Bauteilfügung, Herstellungstechnik und Montage untersucht.

No presente trabalho é estudada a utilização da medição setorizada como instrumento de gestão da demanda de água em sistemas prediais. Para tanto, a caracterização dos medidores e a análise das interações dos elementos de medição com o sistema de suprimento de água fria e de equipamento sanitário são realizados a partir de um enfoque sistêmico e de desempenho. Considerando a coleta de melhores informações, qualitativamente e quantitativamente acerca do consumo, essencial para a gestão da demanda de água, e especialmente em um contexto de ações de conservação, neste trabalho levantou-se os sistemas de telemedição. Apresentou-se uma proposta de planejamento de implantação da medição setorizada e quais elementos que devem ser observados para a gestão da demanda. Para subsidiar as avaliações, realizou-se o estudo de caso da medição setorizada na Universidade de São Paulo, no qual foi possível verificar a importância da sua aplicação e os resultados extremamente positivos que justificaram sua implantação. / In this work it is studied the use of submetering as an instrument of water demand management in building systems. In such way, the characterization of the meters and the analysis of the interactions of its elements with the building hydraulical system are carried on a systemic approach and performance analysis of the proposal. Considering the collection of better information of water consumption essential for the water demand management, especially in a conservation context, it was searched out the systems and the technologies of remote metering. A proposal for the planning of the submetering implantation was showed, as well as the elements that should be considered for the demand management. To make the evaluations, the case study of the submetering program in the University of São Paulo was accomplished, in which it was possible to verify the importance of its application and the extremely positive results that had justified its implantation.

Exploratory research into a fresh concept, building integrated aquaculture, has found new information on the topic. Motives indicating building integrated aquaculture is important for sustainable development were identified. A review of the literature found relatively little in the way of experiments, aquaculture operations, and case studies which documented or demonstrated a deep understanding of the interactions between building and aquaculture systems. A simple experiment was conducted observing thermal energy and moisture interactions in simulated aquaculture facilities, some with tank covers and insulation. Two different retrofit programs were developed in a case study of building integrated aquaculture for an existing structure on the campus of the University of Massachusetts.

An Investigation To Determine The Level Of Knowledge Of Facility Maintenance By Public School-building Level AdministratorsParadise, Richard 01 January 2006 (has links)
This investigation studied the level of knowledge that principals have concerning the maintenance of their schools. A questionnaire was developed to address three research questions. These research questions were: (1) what is the extent that facilities maintenance is an important issue for school principals? (2) in what specific areas of facilities maintenance do principals lack knowledge? and (3) in what specific areas does the lack of facilities maintenance knowledge by principals exceed 30%? A questionnaire was developed to gather data to analyze comparative relationships to the research questions. Data indicated that principals do believe facilities maintenance is an important issue. Reponses to the questionnaire indicated most principals have a general understanding of facilities maintenance in its broadest sense. However, the data supported that most principals lack knowledge concerning the specific facilities maintenance information and issues. Recommendations were made to address the lack of knowledge principals have concerning facilities maintenance. Recommendations were also made for additional research in the area of the principal's knowledge concerning facilities maintenance.
