The aim of the present thesis is to draw a complex picture of the project cycle in the international development cooperation of the Czech Republic and to focus on the matter of the practical implementation of the project cycle in the case of a grant. The theoretical part of the thesis studies the character of the foreign development cooperation policy of the Czech Republic and describes the theory of its project cycle. The thesis describes the individual phases of the project cycle, explains their purpose, notices the roles of all stakeholders and describes the required project documentation. The practical part of the thesis deals with a particular case study. The study presents a description of the project based of an analysis of its project documentation, compares the form of the project cycle implementation with the theory described in the first part and suggests solutions leading to increasing the project cycle's effectiveness in the implementation of future development interventions.

Following part proposes a design of developing company structure and describes members of a project team. This thesis also describes partial activities leading toward execution of developing project in all its phases. Following part defines factors contributing to the projects progress. Risk analysis and risk mitigation activities are also described. Furthermore, a description of a typical company is presented along with its needs for office area. To conclude with, design of property management is described with emphasis on management within the project.

The work deals with the determination of cash flows and evaluating the economic efficiency of a development project for the construction of residential buildings. The theoretical part explains the concepts of economic efficiency and putting their indicators, describes the business plan development activities and cash flows. The thesis also addressed the possibility of financing investment projects, as well as an analysis of the current situation of the Czech economy. In the practical part of the description is made of the entire completed project, determining the cash flows of the project and its subsequent evaluation and assessment of economic efficiency.

The thesis focuses on determination of cash flow and evaluation of economic efficiency of the development project of the residential construction in Brno. The theoretical part deals with basic evaluation of economic efficiency of investment project including the most used indicators and gives insight into the developing activity including risks that companies must count with in such projects. The practical part deals with the particular project where cash flows are determined and its economic efficiency is evaluated.

This master's thesis is devoted to the character of the interaction and negotiation about residential development between the municipality representatives and development companies, the key players in the suburban development. As the geographical area for the research were chosen selected municipalities in north-east hinterland of Prague. The theoretical part summarizes the institutional approach, residential suburbanization, spatial planning and the residential development. The practical part consists of the research itself. It was done as the qualitative analysis of the semi-structured interviews with the municipality representatives and development companies. The interviews are then evaluated on the basis of the theoretical thematic analysis. The interaction between developers and mayors is quite complicated because it represents the conflict of private and public interests. This leads to further negotiations. The character of the interaction and also the negotiations are more or less formed by various circumstances. In this thesis have been distinguished four types of interactions. These types differs in the conditions and requirements determination by the mayors and its fulfillment by the development companies. In den letzten sieben Jahren sammelte das Autorenteam in über 150 Entwicklungsprojekten umfangreiche praktische Erfahrungen über das Management der frühen Phase von Produktentwicklungen in Unternehmen. Der vorliegende Artikel basiert auf diesen empirischen Eindrücken und zieht Schlüsse daraus. Er erhebt weniger den Anspruch auf wissenschaftliche Methoden und Vorgehensweisen, sondern er kommt dem einfachen Bedürfnis der Unternehmen nach, praktische Methoden und Werkzeuge zu entwickeln und anzuwenden, die zu einer Verbesserung der Qualität der Konzeptphase führen. Background: Effort estimation is one of the cornerstones in project management with the purpose of creating efficient planning and the ability to keep budgets. Despite the extensive research done within this area, one of the biggest and most complex problems in project management within software development is still considered to be the estimation process. Objectives: The main objectives of this thesis were threefold: i) firstly to define the characteristics for a large project, ii) secondly to identify factors causing inaccurate effort estimates and iii) lastly to understand how the identified factors impact the effort estimation process, all of this within the context of large-scale agile software development and from the perspective of a project team.Methods: To fulfill the purpose of this thesis, an exploratory case study was executed. The data collection consisted of archival research, questionnaire, and interviews. The data analysis was partly conducted using the statistical software toolStata.Results: The definition of a large project is from a project team’s perspective based on high complexity and a large scope of requirements. The following identified factors were identified to affect the estimation process in large projects: deficient requirements, changes in scope, complexity, impact in multiple areas, coordination, and required expertise, and the findings indicate that these are affecting estimation accuracy negatively. Conclusions: The conclusion of this study is that besides the identified factors affecting the estimation process there are many different aspects that can directly or indirectly contribute to inaccurate effort estimates, categorized as requirements, complexity, coordination, input and estimation process, management, and usage of estimates.
