Lease or Lend? : An analysis of how operating leases effect cost of debt

The purpose of this study is to examine how the change in disclosure of operating leases due to the mandated IFRS 16 standard will influence entities cost of debt. Therefore, this paper investigate whether an increase in operating leases has an equal effect on the cost of debt as a corresponding increase in debt. The data consist of observations on 213 Swedish public companies during the time-period 2006-2017, resulting in a total sample of 1549 observations. This paper concludes that operating leases is a complement rather than a substitute to debt and that the increased harmonization effect caused by the alignment of interest bearing liabilities and operating leases, could be beneficial in terms of decreasing entities cost of debt.

The Effects of IFRS Lease Accounting Project on the Swedish Commercial Real Estate Market : A qualitative study of the latest developments in IASB’s Leasing project

Today problems exist with how the leases are recognized in public companies that uses the IFRS. The liability to make lease payments is not recognized as a liability in the balance sheet even though it should according to the current lease accounting standard. There are two different classifications of leases, financial and operational, where the latter means that the liability to make lease payment does not end up in the balance sheet. Today many lease contracts are tailored to be classified as operational to avoid the liability on the balance sheet. The problem described above has for long been known and the international accounting organisations, IASB and FASB, have been working on a solution to the problem for many years. The project’s completion in form of a new standard has been postponed several times and it is currently scheduled for the earliest to entry into service during 2013. This thesis aims at investigating the IASB’s and FASB’s joint project to solve the lease accounting problem and its effects on the Swedish commercial real estate market. The approach adopted in this thesis is to examine the available literature about the problem and the project and to conduct interviews with expert in the field and possible future stakeholder that will be affected. The conclusions of the thesis are that the effects due to the project will mainly be for the lessee and then indirectly for the lessor. The lessees will try to find solutions like shorter leases to avoid the biggest effects of the new standard but to what extent they will avoid these remains uncertain. The lessor will most likely see a higher demand for shorter leases that will increase the risk in the lessors business. This will probably cause higher rental prices for listed companies.

The thesis is focused on comparing the different forms of taxation models of financial lease by value added tax and evaluating the effects of choosing a particular form of taxation in the accounts. In reaching the goal of work, it is compared the different ways of acquiring property. It especially deals with the acquisition of own resources, the loan financing, the two types of financial lease and the ensuring the liability by the transfer of rights. Comparison of methods of property acquisition is performed using both net present value, both tax aspects.

There are advantages and disadvantages of both ways of financing listed and analysed in more details. The second part of the thesis compares the acquision of assets through loan or lease. The ways of financing are compared from the administrative and tax perspective as well as the financial cost of the investment.

The aim of this thesis is to provide complex information on the characteristics of leasing, its cathegorisation and accounting issues including the comparison of leasing relationships outside of the Czech Republic, namely in Austria and in Slovakia. The work is divided into nine chapters, first three of them deal with general concept of leasing -- its history, various types and particularly with the legal framework of leasing in the applicable Czech legislation. The subsequent chapters focus on the lease agreement itself from the moment it comes to existence including the principal requirements of the agreement through changes that may occur during the existence of the agreement to its termination. The eighth chapter is intended to acquaint the reader with accounting of the lease transaction under the international financial reporting standards IFRS and to compare these accounting transactions with processes contained in the Czech accounting legislation. The last part of the work is based mainly on materials provided by IKB Leasing ČR s.r.o. and focuses on differences in the regulation of leasing relationship in Slovakia and Austria.

There is a significant number of differences between the Czech accounting legislation and the International Financial Reporting standards in the area of posting and presentation of non-current assets. These are eliminated by the process of harmonization within the European Union. Harmonization process shows clear advantages for the users of financial information; however, the process is still not fully completed. Continuous changes in accounting rules also bring to business a lot of complications and additional costs. The diploma thesis presents a comparison of both accounting conceptions; shows a discussion on their advantages and disadvantages and demonstrates the impact of different approaches to booking for non-current assets to the financial statements of a business entity.
