The goal of this work is to find out, how the situation is with real estates for business use, especially with industrial zones and how do they affect economical situation in Czech republic. The work examines broader context of this topic, as well. Related topics, as impact of foreign direct investment and investment incentives are mentioned, too. Main part of this work is about history of subvention of industrial zones in Czech republic and their current state, as well as of the other types of business real estates, with examples. Situation in this area is compared in Czech and Slovak republics.

This M. A. thesis evaluates the impact of big investments on the spatial structure and the development of Kolín. It includes the analysis of the investment environment development in the Czech republic after 1989, the problematics of industrial zones, foreign direct investments, urbanization and spatial structure of a city. On the basis of literature and data studies the author applies all the gained theoretical pieces of knowledge on the city of Kolín. The main aim is to define the most important processes (especially those connected with industrial production) that lead to significant changes and to the growth of the city.

The thesis is focused on finding out an innovative potential in Vysočina region. Theoretical part is concerned with the theory of competitiveness and innovation. The other part of thesis deals with the development of foreign direct investments, their forms and location factors on which the investor decides. The end of theoretical part summarizes the theory of brownfields and industrial zones. Whole theory is completed with nationwide statistics from all those areas. In the practical part of the thesis are carried out the analyses that aimed to evaluate the investment potential of Vysočina region. It is an analysis of the region in terms of transport and technical infrastructure, educational and demographic structure and analysis of industrial zones, brownfields, innovations and foreign direct investments in the Vysočina region. Finally the SWOT analysis is completed and the investment opportunities of the Vysočina region are evaluated.

This thesis comprises the analysis of the issue concerning industrial parks in the Czech Republic with a major focus on the Strategic industrial zone Holešov. There is a description of establishment and support of industrial zones in the Czech Republic in the introductory part, afterwards being followed by the specification of the strategic industrial zones. Further is mentioned the basic socioeconomic characterization of the Zlín district. The practical part is then devoted directly to the Strategic industrial zone Holešov -- to the reasons which led to its establishment, to the particular stages of its development and subsequently to the possible outcomes it may have when being fully or minimally occupied. Parts of this work are also the basic over viewing information about the direct foreign investments and the investment incentives.

В диссертационном исследовании рассматриваются вопросы трансформации промышленных объектов в России. Большинство городов Свердловской области берут свое начало со строительства промышленных производств. С последующим расширением границ поселений, предприятия так и оставались на своих местах – в центральной части города. В настоящее время заводы уже потеряли свою производственную актуальность, и не используемся по назначению, находятся в плачевном техническом состоянии, оказывая негативное влияние на окружающую среду и качество жизни городов. Рациональная трансформация этих индустриальных площадей является сегодня одним из первостепенных вопросов развития городской среды для всей России. Наиболее перспективным вариантом адаптации промышленных объектов является реновация. В работе проведен анализ современных проблем реновации индустриальных объектов, рассмотрен зарубежный и российский опыт реновации. Также рассматриваются экологические и экономические особенности реновации индустриальных объектов. Авторами предлагается методический подход к реновации индустриальных объектов, учитывающий их экологическое состояние. В работе дается оценка эколого-экономической эффективности реновации бывшего железоделательного завода в г. Сысерть. Научная новизна исследования заключается в совершенствовании методического подхода к реновации объектов индустриального наследия с учетом эколого-экономических аспектов. / The dissertation research examines the transformation of industrial facilities in Russia. Most of the cities of the Sverdlovsk region originate from the construction of industrial production. With the subsequent expansion of the boundaries of the settlements, the enterprises remained in their places - in the central part of the city. Currently, the factories have already lost their industrial relevance, and are not used for their intended purpose, are in a deplorable technical condition, having a negative impact on the environment and the quality of life of cities. The rational transformation of these industrial areas is today one of the primary issues in the development of the urban environment for the whole of Russia. The most promising option for adapting industrial facilities is renovation. The paper analyzes modern problems of renovation of industrial facilities, considers foreign and Russian experience in renovation. It also discusses the environmental and economic features of the renovation of industrial facilities. The authors propose a methodological approach to the renovation of industrial facilities, taking into account their ecological state. The paper provides an assessment of the environmental and economic efficiency of the renovation of the former ironworks in Sysert. The scientific novelty of the research lies in the improvement of the methodological approach to the renovation of industrial heritage sites, taking into account the environmental and economic aspects.
