Ägarlägenheter : En studie om relationen mellan fasta och löpande kostnader i förhållande till bostadsrätten

Syftet med denna studie är att beskriva de kostnadsskillnader som föreligger mellan ägarlägenhetsfastigheter och bostadsrätter. Studien kommer att belysa de löpande kostnaderna samt de engångskostnader som ett bostadsköp innebär för respektive boendeform. Då ägarlägenheten är den nyaste boendeformen på den svenska marknaden undersöks andrahandsöverlåtelser av dessa i förhållande till aktuell prisutveckling på bostadsrätter. Slutligen sker en undersökning av de påverkansmöjligheter en samfällighetsförening för ägarlägenheter har gällande de löpande kostnaderna av gemensamma ytor. Genom att studera främst skattemässiga förhållanden har en beräkning genomförts som visar kostnadsskillnaderna mellan ägarlägenheter och bostadsrätter. En utvärdering av genomförda andrahandsöverlåtelser för ägarlägenheter har gjorts efter material som behandlar överlåtelser av ägarlägenheter i Sverige. Två intervjuer har genomförts med representanter för samfällighetsföreningar för ägarlägenheter. Under intervjuerna diskuterades olika tillvägagångssätt för att minska kostnaderna för de gemensamma ytorna. Inköpspriset för en ägarlägenhet är högre än för bostadsrätten medan månadskostnaden är lägre för ägarlägenheten. Främsta anledningen till kostnadsskillnaderna är de cirka 33 procent av kostnaderna för att producera en bostadsrätt som lånas upp av bostadsrättföreningen. För ägarlägenheter är produktionskostnaderna lika höga fast inga lån upptas inom samfällighetsföreningen vilket gör att inköpspriset är cirka 33 procent högre. De andrahandsöverlåtelser som undersökts visar en positiv prisutveckling för ägarlägenheter. Huruvida detta är kopplat till boendeformen eller inte är svårt att utvärdera då prisutvecklingen på samtliga bostäder ökat kraftigt de senaste åren. Intervjuerna rörande förvaltning av gemensamma ytor för ägarlägenheter visade att kostnaderna kan sänkas genom engagemang, leverantörsbyte samt omförhandlingar av vissa avtal. / The purpose of this study is to describe the cost differences, which exist between owner-occupied apartments and condominiums. The study will describe the current costs for housing and the non-recurrent costs for purchasing. Current resale prices on the transfer of owner-occupied apartments have been studied in relation to the current price trend of condominiums. Finally, there is a study about the influence a joint property management association for the owner-occupied apartments have on the current costs for the joint areas. By studying mainly fiscal conditions, a calculation that present differences in costs between the owner-occupied apartments is presented. An evaluation of completed secondary transfers for condominiums and owner-occupied apartments is also presented. Two interviews has been conducted with representatives of joint property management association belonging to owner-occupied apartments. The interviews shows different approaches to reduce costs for maintaining the joint areas. Calculations of the cost differences show that the purchase price of an owner-occupied apartment is higher and that the monthly cost is higher for condominiums. The main reason for the cost differences is the mortage of the condominium associations resulting in approximately 33 percent higher current costs for condominiums. For owner-occupied apartments, the loans is with the owner of the apartment, making the purchase price about 33 percent higher. The joint property management association for the owner-occupied apartments has no mortgage. Prices for secondary transfers show a positive trend for owner-occupied apartments. Whether this is connected to the form of housing or something else is difficult to clarify since the prices of residential in Sweden has increased in recent years. Interviews regarding the management and maintenance of the common areas associated to the owner-occupied apartments shows that costs can be reduced by better procurement, in example better negotiations evaluations and choice of supplier.

Roles for Terminal Uridyl Transferases in the Post-Transcriptional Regulation of Developmental miRNAs

MicroRNAs (miRNAs) are a diverse and evolutionarily conserved class of non-coding RNAs that play a multitude of roles in many branches of eukaryotic biology. The regulation of miRNAs is dynamically controlled both spatially and temporally, and the expression of miRNAs can be modulated at the level of transcription or at points downstream of the miRNA maturation process. A relevant example of post-transcriptional miRNA regulation is the blockade of let-7 precursor miRNAs by Lin28 in embryonic stem cells. This pathway, which is initiated by the small RNA-binding protein Lin28, recruits the terminal uridyl transferase (TUTase) Zcchc11 to add a non-templated oligouridine tail to the miRNAs 3' end, and signals it for degradation by the cytoplasmic exonuclease Dis3l2. The Lin28/let-7 axis is essential for development and metabolic homeostasis, and is reactivated in a subset of human cancers. This thesis describes the biochemical mechanism underlying Lin28-mediated degradation of let-7, as well as a novel role for Zcchc11 and the related TUTase Zcchc6 in targeting mature developmental miRNAs in a Lin28-independent manner.

Title: Differences in somatic and functional parameters between soccer players from two teams placed on the oposite side of youth league table. Objectives: The aim of this thesis is to determine the degree of the diferences in the somatic and functional parameters between two teams of difference soccer performance, from the same competition. Methods: The main research method was observation. Research sample contained a total of n = 40 footbalers AC Sparta Prague and SK Motorlet Prague. For determining the somatotype we used the methodology from Heath - Carter 1967. Proporcional age was determine via KEI Index (Riegerová, et al., 2006). Biological maturation was determined by the equation Mirwald et al., (2002). Physical fitness aspects were assessed by (4x10m, sit downs, Leger test, broad jump) of UNIFIT 6-60. Bruininks Oseretsky Test of Motor Proficiency (BOT - 2) was used to assess participants neuromotoric. Fot data analysis were used: two-sample T - test, the analysis of variance. Statistical significance p < 0,05 and effect size d > 0,06, Hays & ω 2 > 0,06 were defined. Degree of relationships between variables were determined via correlations. Results: ACS players had significantly higher level (p = 0,039; ω 2 = 0,0818) of mesomorphy (bone - muscle development) in comparation with SKM....

This diploma thesis The issues of juvenile criminal justice focuses on the area of juvenile criminal law which is a specific area of criminal law due to a necessity of a particular attitude towards youth. The legal regulation of the juvenile criminal law is incorporated particularly in ActNo. 218/2003 Coll. on the Responsibility of Juveniles for illegal Acts and on the Justice of Youth. Within the theme, the work seeks to capture especially the deviations that are special for the juvenile criminal law as opposed to the criminal law of adult offenders and to present a comprehensive overview of criminal justice over youth. The most extensive part of the thesis deals with the juvenile proceedings, attention is also paid to the substantive aspects of the juvenile criminal law and a considerable part discusses the proceedings in the affairs of children under fifteen. The introductory chapter defines the basic concepts as applied by the Act on the Justice of Youth, especiallyterminologically definesthose that are subject to special treatment. Letting Go and the Silence that Remains: The Effects of Translating Point-of-view from Text to Film in <em>The Remains of the Day</em> and <em>Never Let Me Go</em>

Kazuo Ishiguro's novels The Remains of the Day and Never Let Me Go exhibit many of the same characteristics as his other works. Out of all of those works, however, only these two novels have been adapted to film as of yet. Because of Ishiguro's reliance on first-person narration and point-of-view his novels are particularly more problematic to adapt to screen. This phenomenon is partially due to the audio-visually dependent medium of film and the camera lens' limitations when it comes to exhibiting character interiority. Therefore, the effect of the translation to screen for both of these films is a shift in how the viewing audience responds to the characters as both characters and as human beings. This shift at times augments, expands, or changes the philosophical implications of Ishiguro's works. This paper explores those shifts and permutations and argues that they can ultimately lead to a more empathetic connection between the viewer and the characters in the stories.

Ethical Metafiction in Dickens's Christmas Hauntings

Many critics have examined metanarrative aspects of Dickens's writing, and many have studied Dickens's ethics. None, however, has yet assessed the ways in which Dickens's directly interrogates the ethics of fiction. Surprisingly philosophical treatments of the ethics of fiction take place in A Christmas Carol and A House to Let, both of which turn the ghost story of the traditional winter's tale to metafictional purposes. No one has yet dealt with Dickens's own meta-commentary on the ethics of fiction with the degree of philosophical nuance it deserves. Writings about the ethics of Dickens's fiction (and of fiction generally) often involves a simplistic separation of the real and the fictional: the text is ethical inasmuch as it effects positive change in the "real world." Yet Dickens constantly blurs the line between the real and the fictional. He adopts a somewhat Kantian stance, namely that both the real and the fictional are fundamentally imagined. Dickens reflexively makes the ghosts in A Christmas Carol embodiments of the fictional imagination, seen most explicitly in the Ghost of Christmas Past, who is closely associated with the narrator, with imagination, with memory, and with fiction. The other two spirits also personify aspects of the fictional imagination: that of Christmas Present embodies social imaginings; the Ghost of Christmas Yet to Come embodies intentions. Dickens shows that these imagined realities are crucial parts of the real, proving that fiction cannot be defined as that which is merely "imagined." How, then, is "fiction" to be defined? Dickens's answer anticipates Levinas: the ethical encounter determines the real as real; its absence is what defines fiction. A House to Let is also strongly Levinasian: its very structure makes it a parable of the ethical relation. The plot centers on Sophonisba's "haunting" by an eye seen in the supposedly uninhabited house to let opposite. This "eye" and its effect are described in terms that equate it with the Levinasian "face," or the foundational ethical reality that precedes and conditions all discourse. Sophonisba reacts to this haunting by enlisting her closest male companions, Jarber and Trottle, to investigate the house. These two characters come to symbolize different general comportments by their reactions. The text unfavorably represents Jarber's primarily narrative orientation, and approves Trottle's response, which disrupts narrative self-satisfaction in favor of real-world intervention in behalf of the Other. There is a productive friction, then, between the metafictional message of A Christmas Carol (looking back to Kant and emphasizing fiction's positive effects) and that of A House to Let (looking forward to Levinas and emphasizing fiction's ethical dangers), evidencing Dickens's complex awareness of both narrative and pre-narrative levels of ethical reality.

After the whole text of book VIII, there is the commentary: it is made up of specific introductions to each section and scene of the book and of linguistic, stylistic, philological, prosodic and metrical notes to the text. Viene ripercorsa la biografia del Mannelli, con indicazione delle sue opere minori. Della Tabulatio, viene condotta per la prima volta un'analisi completa: descrizione analitica dei tre manoscritti dell'opera: Paris. Bibl. Nat. Lat. 8174, Salamanca bibl. Univ. 2638 e Kracow. Bibl. Jagell. 706,. Oltre a questi si descrivono Paris. Bibl. Nat. 8715 e Città del Vaticano, BAV. A thoroughly researched contextualized biography of Luca Mannelli is firstly provided. Furthermore, a substantial analysis of the Tabulatio is combined with a complete examination of the manuscript tradition, which consists of three witnesses (described in details): Paris, BnF Lat. 8174; Salamanca, Bibl. Univ., 2638 and Kraców, Biblioteka Jagiello?ska, 706. Two further manuscripts are dealt with: Paris, BnF Lat. 8715, a kind of editio minor of Mannelli's Tabulatio; and Borgh. 10, held by the Vatican Library, which has revealed itself as a different Senecan florilegium.
