What factors influence the strategy decision regarding commercial real estate?  Purpose: The purpose of the study is to describe how property owners business strategies are adapted and executed and how uncertainty in the retail and office properties is taken into account. Then it’s investigated which factors may have an impact on decisions and what the market looks like for retail and office properties in medium-sized cities.  Method: A qualitative investigation was conducted to get answers to the study’s questions. With the help of semi-structured interviews, the respondents have provided exhaustive information regarding business strategies for commercial properties in uncertain situations.  Conclusion: The results of this study show that the market for retail and office properties is doing better than expected. The study shows that the factors that affect the strategy decisions are mainly the market and the outside world. Uncertainties are taken into account by having close communications with tenants but also by being flexible, adaptable to different situations and managing the property portfolio. The business strategies that are mainly used are innovation, communication and having a diversified property portfolio. Affärsstrategierna som främst används är innovation, kommunikation och att ha ett diversifierat fastighetsbestånd. Trots att fastighetsföretagen antingen har en fastställd eller en ej uttalad affärsstrategi arbetar företagen med flera olika strategier.

Environmental Certifications in the Office Segment : Does the Swedish Market Reward Certified Properties with a Higher Price? / Miljöcertifierade fastigheter i kontorssegmentet : Belönar svenska marknaden certifierade fastigheter med ett högre pris?

This thesis aims to explore if and why there exists a price premium for environmentally certified office properties on the Swedish market. The purpose is to contribute with knowledge within the research field of certified properties and how they are valued by the market. In order to answer the research question, regressions of office transaction data have been performed, of which the main model examined whether environmentally certified office properties generate a price premium compared to non-certified properties. Two additional models were analysed, investigating if certain certifications affect the price premium more than others. The transaction data was provided by the real estate consultancy firm Cushman & Wakefield. Furthermore, in contrast to previous research, a cost variable was included in each model. However, in order to capture the significance of the parameter, regressions excluding the cost variable were as well performed. The result of the analysis suggests that environmentally certified office properties are sold at a 14-26% higher price compared to equal properties which are not certified. In addition, certified properties with BREEAM and LEED appear to be sold at a 28-30% respectively 30-31% higher price than GreenBuilding certified properties. The cost variable did not seem to have any larger impact of the price. Most likely, a large part of the generated price premium is a result of aiming for branding benefits which are received by obtaining environmentally certified properties. / Målet med examensarbetet är att undersöka om och varför det existerar en prispremie för miljöcertifierade kontorsfastigheter som är lokaliserade på den svenska fastighetsmarknaden. Syftet är att bidra med kunskap inom forskningsområdet certifierade fastigheter och förstå hur de värderas av den svenska marknaden. För att kunna besvara forskningsfrågorna har regressionsanalyser genomförts för data innehållande transaktioner av kontorsfastigheter. Huvudmodellen har undersökt om miljöcertifierade fastigheter genererar en prispremie jämfört med icke-certifierade fastigheter. Utöver huvudmodellen har ytterligare två modeller analyserats som undersöker huruvida specifika certifieringar påverkar prispremien. Använd transaktionsdata har inhämtats från fastighetskonsultsföretaget Cushman & Wakefield. Jämfört med tidigare studier har en kostnadsparameter inkluderats i varje modell. För att kunna förstå variabelns signifikans och påverkan har även analyser som exkluderar parametern genomförts. Resultatet av regressionen antyder att miljöcertifierade kontorsfastigheter säljs till ett pris som är 14-26 % högre än jämförbara kontorsfastigheter utan certifiering. Vidare verkar BREEAM- och LEED-certifierade fastigheter säljas till 28-30 % respektive 30-31 % högre pris än GreenBuilding-fastigheter. Kostnadsparametern verkar ej ha en signifikant påverkan på prispremien. Med största sannolikhet utgör strävan efter brandingfördelar en stor del av prispremien vilka erhålls om fastighetsägaren innehar miljöcertifierade fastigheter.

Investors, financial institutions and regulators are interested in understanding what are the main determinants of value in real estate markets, measuring appropriate returns and risks related to target assets, and evaluating whether new market trends arising from institutional stakeholders, such as environmental labels, can contribute to property pricing. Differently from other financial asset classes, such as bonds and stocks, commercial buildings have low liquidity, are highly heterogeneous and depreciate over time, limiting their spatial and temporal comparability. Although the financial and economic literature about the industry has evolved significantly in developed economies, quantitative studies remain at embryonic stage in emerging markets. Given the populational and economic growth patterns from the last decades, there is an increasing concentration of emerging market cities among the largest urban agglomerations worldwide, and, consequently, higher demand for commercial properties. The main caveats for the development of quantitative real estate research are the lack of data, concentration of information among large consulting companies, and, in the case of emerging markets, low transparency and reliability in publicly available data. In this context, this research aims at contributing to the real estate literature with unique datasets for the largest office market in Latin America. This thesis is organized in three essays, comprising three distinct research questions surrounding the city of Sao Paulo. The objective of the first essay is to conceptually and empirically assess whether office markets can be viewed as an exclusive niche. The results, based on hedonic theory and regressions, indicate strong segmentation patterns as price formation comes primarily from the microeconomic needs of end users. The study also indicates that backdoor measures adopted by local specialists can be used as a proxy for segmentation when there is limited information on occupiers. The second essay revisits real estate indices available in Brazil and a number of technical and market-specific features which may be useful to improve existing indicators. Moreover, the study develops hedonic indices to highlight how the early recession affected Sao Paulo´s office market. The results show that market dynamics are very specific and emphasize the need for more detailed indicators. The third essay evaluates the relevance of the governance role of voluntary certification schemes based on the signaling literature. The empirical results show that third party audit schemes from internationally accredited institutions can affect real estate values. This essay not only compares labelled and non-labelled buildings, as done by previous studies, but also considers properties that did not obtain certification subsequent to registration. / O mercado imobiliário comercial oferece inúmeras oportunidades de investimento. Investidores, instituições financeiras e reguladores possuem interesse em entender quais são os principais determinantes de valor no setor imobiliário, mensurar retornos e riscos condizentes com os ativos-alvo, e avaliar se novas tendências decorrentes de demanda dos stakeholders institucionais, como a obtenção de selos ambientais, podem contribuir para o apreçamento de ativos. Diferentemente de outros tipos de ativos financeiros, tais como renda fixa ou variável, imóveis comerciais possuem pouca liquidez, são altamente heterogêneos e depreciam ao longo do tempo, limitando a sua comparação em âmbito temporal e espacial. Embora a literatura econômico-financeira sobre o setor tenha evoluído expressivamente em economias desenvolvidas, estudos quantitativos de grande escala continuam em estágio embrionário em mercados emergentes. Dado o crescimento econômico e populacional nas últimas décadas é natural que exista maior concentração de megalópoles emergentes entre as principais aglomerações urbanas mundiais e, consequentemente, o aumento relativamente mais expressivo da demanda por imóveis comerciais. Os principais limitadores para o desenvolvimento de pesquisas quantitativas no setor são a falta de dados, a centralização de informações em grandes consultorias imobiliárias e, no caso de países emergentes, a falta de transparência e confiabilidade nos dados disponíveis publicamente. Neste contexto, o presente trabalho visa contribuir para a literatura do setor imobiliário utilizando bases de dados únicas e contempla o maior mercado de escritórios da América Latina. Esta tese está organizada sob a forma de três ensaios, os quais abordam três questões distintas ao redor da cidade de São Paulo. O primeiro ensaio tem como objetivo avaliar conceitualmente e empiricamente se o mercado de escritórios pode ser visto como um nicho exclusivo. Os resultados, embasados em teoria e regressões hedônicas, indicam fortes indícios de fragmentação, bem como que a formação de preços advém principalmente das necessidades microeconômicas dos usuários finais. O estudo também indica que medidas backdoor adotadas por especialistas locais, podem ser usadas como proxy de fragmentação de mercado, quando há escassez de informações sobre os ocupantes. O segundo ensaio revisita os indicadores imobiliários disponíveis no Brasil e uma série de características técnicas e específicas do mercado local, que podem ser úteis ao aprimoramento dos índices existentes. Em seguida, desenvolveu-se indicadores hedônicos para mostrar como o início da recessão atual afetou o mercado de escritórios de São Paulo. Os resultados evidenciam que os ciclos imobiliários possuem aspectos muito específicos e enfatizam a necessidade de indicadores mais detalhados. O terceiro ensaio avalia a relevância do papel de governança econômica, associada às certificações ambientais voluntárias, com base na literatura de sinalização. Os resultados empíricos mostram que pareceres advindos de instituições internacionalmente acreditadas podem afetar os preços dos imóveis. Neste ensaio é feita a comparação de edifícios certificados e não-certificados, conforme feito em pesquisas anteriores, e foram estudados imóveis que não obtiveram o selo após o registro.

Prognóza rozvoje komerčních nemovitostí a investičních objemů v České republice / A forecast of Commercial Real Estate Development and Investment Volumes in the Czech Republic

This thesis attempts to forecast investment volumes of the commercial real estate market in the Czech Republic in the medium-term from 2017 to 2020, using both qualitative methods and econometric models. Fundamental analysis and chart analysis are employed while judgemental forecasts by market experts are collected. In order to find evidence of historical and upcoming commercial asset price bubbles, a state-of-the-art peak-tagging technique and chart analysis for the graph of commercial real estate capital value index are used before integrating with market specialists' opinions. Neither CRE bubble nor signal for future major downturn has been found since 2000 despite the occurance of minor overpricing periods. ARIMA and several VAR models with endogenous and exogenous variables are run to find the best quantitative forecasts. Final forecasted investment volume for the upcoming years is found by integrating experts' opinion and results from the chosen model. The Location's Impact on Office Properties' Green Building Certification Price Premiums : A Quantitative Study of the Swedish Commercial Property Market / Lägets påverkan på försäljningspremien för miljöcertifierade kontorsfastigheter : En kvantitativ studie av den svenska kommersiella fastighetsmarknaden

The construction and real estate industry accounts for a large share of the global energy consumption. Thus, an onerous responsibility is resting on the shoulders of the property owners and developers to alleviate the emissions derived from the real estate sector. With the escalating necessity for undertaking measures aimed at averting additional negative impact on the climate, a rising level of engagement from governmental as well as private stakeholders emerges. As a consequence of the negative development in the sector, and with tenants willing to pay rentalpremiums to be seated in premises in buildings certified as green, the issuance of green certifications have surged. The purpose of this study is to examine whether the distance from the city center has an impact on the green sales premiums for commercial office properties on the Swedish property market, to be able to compose more accurate calculations of green investments. This is investigated ona national level, as well as for cities exceeding 200,000 inhabitants. The study is a quantitative study which uses hedonic regression models to answer the research questions. The data used is collected through a transaction database provided by Cushman & Wakefield Sweden, with additional data from Sweden Green Building Council and Statistics Sweden, among others. The results conclude an incremental green premium of 14.80% at the 1 km mark from the city center for the country level data set, and 31.92% for the larger cities, at the 10%, respective 1% level of significance. However, some coefficients are inconsistent and the author highlights potential deficiencies within the course of action. / Bygg- och fastighetssektorn står idag för en stor del av den globala energiförbrukningen. Därmed vilar ett tungt ansvar på fastighetsutvecklare, förvaltare och andra aktörer i branschen för att minska utsläppen från fastighetssektorn. Med det ökande behovet av att vidta åtgärder för att undvika ytterligare negativ påverkan på klimatet, har även engagemanget från både offentliga och privata aktörer tilltagit. Som en konsekvens av den negativa utvecklingen inom sektorn och att hyresgäster är villiga att betala en premie för att husera i byggnader som är miljöcertifierade, har utfärdandet av gröna certifikat ökat markant. Syftet med denna studie är att undersöka om avståndet från centrum har en inverkan på den gröna försäljningspremien för kommersiella kontorsfastigheter på den svenska fastighetsmarknaden, för att kunna göra mer exakta investeringskalkyler gällande investeringar i miljöcertifierade fastigheter. Detta undersöks på dels nationell nivå, och dels för städer med över 200 000 invånare. Studien är en kvantitativ studie som använder hedoniska regressionsmodeller för att besvara forskningsfrågorna. Dataseten komponeras med hjälp av en transaktionsdatabas som tillhandahålls av Cushman & Wakefield Sweden, tillsammans med ytterligare data från bl.a. Sweden Green Building Council och Statistiska centralbyrån. Resultatet indikerar en ökande grön premie om 14,80% vid 1 km från stadens centrum för datasetet på nationell nivå, och 31,92% för de större städerna, vid 10% respektive 1% signifikansnivå. Vissa koefficienter är dock inkonsekventa och författaren lyfter fram potentiella brister i handlingsförloppet.
