What Goes Up Must Come Down: The Relationship between the Housing Market Boom and the Subsequent Economic Downturn: Evidence from the MSA Level

Using MSA level data, the paper shows, that geographic areas which experienced the largest housing bubble generally suffered a more serious subsequent economic downturn. More specifically, the paper establishes that MSAs with larger declines in housing permits had larger increases in unemployment. There also appears to be strong evidence of a correlation between the magnitude of a housing boom and the timing of the decline in housing permits. MSAs which experienced larger real housing inflation offered early indications of the subsequent Great Recession.

Is there a relationship between oil prices and house price inflation?

The purpose of this thesis is to investigate further whether oil price has an effect on house price inflation and additionally if it has a link to house price turning points. The methodology is grounded on the previous research paper made by Breitenfellner et al. (2015). The results are based on quarterly data from the countries; Finland, Denmark, Norway and Sweden through the time span of 1990-2018. A linear fixed regression model was performed including the explanatory variables of monetary policy and credit developments, macroeconomic fundamentals, housing market variable and demographic variables. Secondly, a logit model was used to identify a relationship between oil price and house price turning points. The model used misalignment made from GDP per capita and real interest rate. The empirical analysis confirms that there is a positive relationship between oil prices and house price inflation. This evidence contradicts a major share of previous research papers (see Bernanke, 2010; Kaufmann et al., 2011). However, there are also some previous papers (see Yiqi, (2017); Antonakakis et al., 2016) and theoretical linkages in line with a positive correlation. Concerning, the oil price and house price inflation no empirical significance was found regarding their relationship. For future research, one could include regional aspects for the purpose of controlling for geographical differences.

The study has a qualitative approach of investigation and the interpretation of meaning production, together with task production by the participants, is theoretically supported by the Model of Semantic Fields as proposed by Romulo Campos Lins. Fieldwork has shown the potential for classroom tasks to stimulate the understanding of price inflation. The set of tasks presented is part of a curriculum proposal for Financial Education Teaching within schools which aims to include it in the current Maths curriculum for primary schools.

This work is characterized by a qualitative research approach, involving a field research undertaken at a state public school in the city of Valença, Rio de Janeiro. The reading of the meaning production of the research subjects and the production of the tasks were theoretically referenced by the Model of Semantic Fields. The set of tasks produced was an educational product for use in mathematics classrooms of Elementary Education.

Access to health care, medical progress and the emergence of the longevity gap: A general equilibrium analysis

We study skill- and income-related differences in the access to health care as drivers of longevity inequality from a theoretical life-cycle as well as from a macroeconomic perspective. To do so, we develop an overlapping generations model populated by heterogeneous agents subject to endogenous mortality. We model two groups of individuals for whom differences in skills translate into differences in income and in the ability to use medical technology effectively in curbing mortality. We derive the skill- and age-specific individual demand for health care based on the value of life, the level of medical technology and the market prices. Calibrating the model to the development of the US economy and the longevity gap between the skilled and unskilled, we study the impact of rising effectiveness of medical care in improving individual health and examine how disparities in health care utilisation and mortality emerge as a consequence. In so doing, we explore the role of skill-biased earnings growth, skill-bias in the ability to access state-of-the art health care and to use it effectively, and skill-related differences in health insurance coverage. We pay attention to the macroeconomic feedback, especially to medical price inflation. Our findings indicate that skill-bias related to the effectiveness of health care explains a large part of the increase in the longevity with earnings-related differences in the utilisation of health care taking second place. Both channels tend to be reinforced by medical progress.
