The diploma thesis is interested in current problems of rent in administrative buildings on the real estate market in Mladá Boleslav. The introductory part is devoted to defining what an immovable thing is and also explains the concept of an office building, then describes how the real estate market is divided. Following the theoretical part and the information obtained, a database of than thirty advertised offers of administrative premises was created. The diploma thesis deals with the identification of significant factors influencing the rent price. The resulting data is processed into tables, graphs and a rental price map is also created. At the end of the thesis, an evaluation of the detected data is performed. Keywords

Em função disso, a alta gerencia busca soluções para que a sua empresa se destaque no mercado. Os modelos tradicionais de avaliação de investimentos, como a metodologia do fluxo
de caixa descontado (FCD), não consideram as incertezas e as flexibilidade inseridas no mercado. Visando isso, esse trabalho, será analisado, pela ótica das Opções Reais, uma maneira de minimizar os riscos de um projeto residencial através da determinação do momento ótimo de expandi-lo. Para tanto, serão
utilizados os dados de um empreendimento residencial localizado na zona oeste da cidade do Rio de Janeiro, em que será submetido a um modelo baseado nas diretrizes das Opções Reais. Because of this, top management seeks solutions to make their company stand out in the market. Traditional capital
budgeting evaluation models, such as the Discounted Cash Flow (DCF) method, do not consider the value of the uncertainties and the flexibility that may exist in the project. With this in mind, this paper analyzes, through the Real Options approach, a way to minimize the risks of a residential project by determining the optimal time to expand it. To this end, we will use data from a residential development located
in the western zone of the city of Rio de Janeiro, which will be submitted to a model based on Real Options guidelines. The results obtained in the three scenarios analyzed in the numerical model indicate that when the sales velocity is constant, it is best to defer the expansion as long as possible since this postpones the investment costs and increases the revenues.

rea of real estate practice is extremely extensive and real-estate market as a whole conceals and connects many scientific disciplines that reflect and contribute to its functioning. Differentiating market and curiosity, whether existing legislation reflects the current need for real estate market in the Czech Republic, played an important role in choosing the theme of my final thesis. I performed an analysis of adjustments related to business in real estate activities. With a view to these facts has been made establishment, that the current legislation appears to be "totally inadequate". It does not define any criteria that would select those in participating in the property market in Czech Republic. The only solution to this absurd situation of trade law is an amendment or other legislation to ensure the entry of new players on the real estate market, provided proof of professional competence and moral integrity, or the introduction of compulsory licenses in real estate activity, which should lead to an overall improvement in the real estate market - not only commercially and ehically.

This master´s thesis examines the development of real estate financing in relation to the credit crunch. Accordnig to main causes of fluctuations in history, comparing interest rates, mortgage loans, property development and investment in time, it models the evolution of optimal interest rates of real estate market. The loans’ optimal parameters with combination of types of bank financing in the real estate market with regard to its sustainable development as a separate and independent global market with strong inclusion among the other market sectors, are formed there. In this dissertation the analysis of financing methods will be used, comparative method of commercial banks‘ interest rate and analysis of commercial interest rates‘ structure. The result of the work we expect to be optimistic, realistic and pessimistic scenarios of futher development of real estate finance market and the model of the optimal interest rates‘ structure.
