The Ties that Bind: The Role of Place in Racial Identity Formation, Social Cohesion, Accord, and Discord in Two Historic, Black Gentrifying Atlanta Neighborhoods

Recent research has uncovered a new phenomenon in some distressed areas, black gentrification. Black gentrification follows the same pattern as mainstream gentrification with one notable exception: In black gentrifying neighborhoods both the poor and working class residents who resided in the neighborhood prior to its “gentrification” and the new residents of greater economic means are black. An additional hallmark of black gentrification that distinguishes it from traditional gentrification is that black gentrifiers in black gentrifying neighborhoods often feel a responsibility or obligation to their lower income black neighbors. Prior to the economic downturn in the United States, some in-town Atlanta neighborhoods were undergoing black gentrification. Amidst the current mortgage foreclosure epidemic facing the U.S., distressed urban areas like the ones under study, which began to gentrify in the last ten to twenty years, can easily fall prey to mortgage fraud and/or further decline. Sustained revitalization efforts require that the neighborhoods maintain a critical density level; therefore, neighborhoods cannot afford to lose more citizens. My dissertation focuses on two historic, black gentrifying in-town Atlanta neighborhoods: the Old Fourth Ward and the West End. The Old Fourth Ward is the location of the birth home of one of Atlanta’s most celebrated sons, Dr. Martin Luther King Jr. The West End, once a center of black consciousness in the city, now boasts one of the highest mortgage fraud rates in the nation. Revitalization efforts in both communities are in jeopardy. This dissertation explores ways to strengthen social and economic cohesion in these gentrifying black communities. Specifically, I argue that attachment to the neighborhood space (something I term “place affinity”) has the potential to obviate social tensions in gentrifying black communities and bind residents to each other and the social space they all occupy.

Interests the work relationships of this renters through the constitution of an oral agreement with Humberto Guedes de Ara?jo ? the farm owner that was donated in the eighteenth century through the grant of sesmarias. The rural lease was signed between those who owned the land and who would worked on it. The landowner guaranteed the access to the land and established the conditions to stay in the lease. And the renter had to obligation to pay the rent, which guaranteed the right to live with his family as only in the mud houses and to plant subsistence farming in the leasehold lands. The study of this process allowed to understand how this relationship, based on an oral contract, poor living conditions, working and too in the solidarity, constituted itself as a reinvention of the exploration and resistance in the country. In that farm, these relationships appear to have been undertaken since when it housed workers in slave conditions, possibly, the ancestors of many of the families that still living there. From the analysis of these experiences mediated by oral narratives, the aim of this work is to understand about the land rights of the families that rented the lands of the Engenho Sururu farm, who live and work there for some generations, constituting, therefore, the ties of kindred among the community members, which is an element that gives the group unit, that is, "rama de maxixe" / Este texto tem como objetivo apresentar as experi?ncias de trabalhadores rendeiros da Fazenda Engenho Sururu, localizada no munic?pio de Varzedo, Rec?ncavo da Bahia. Interessam aqui as rela??es de trabalho destes sujeitos a partir da vigora??o do acordo oral de arrendamento com Humberto Guedes de Ara?jo ? propriet?rio da referida fazenda que foi doada no s?culo XVIII atrav?s de concess?o de sesmarias. O arrendamento rural era realizado entre quem possu?a a terra e quem iria trabalhar nela. O propriet?rio das terras concedia acesso ? terra e estabelecia as condi??es para permanecer no sistema de arrendamento. E o rendeiro tinha a obriga??o de pagar a renda, consequentemente garantia o direito de sua fam?lia morar t?o somente em casas de taipa e plantar lavoura de subsist?ncia nas terras arrendadas. O estudo deste processo permite entender como essa rela??o, baseada no contrato oral, nas prec?rias condi??es de moradia, trabalho, e tamb?m na solidariedade e mutualismo entre os trabalhadores, se constitui em reinven??es da explora??o e resist?ncia no campo. Home alone...? : A qualitative study investigating how different factors guide Swedish ‘småhus’ owners' intention to rent out their primary residence.

Background: Engaging in sharing economy practices has in recent years increased in popularity. Hence, renting a private home instead of traditional accommodation options are becoming more common among travellers. Previous research has focused on the demand side of renting accommodations. The suppliers' perspective has also been developed and researched regarding their intentions to continue renting out their properties. However, non-experienced hosts have previously been neglected in academic research. Therefore, this thesis focuses on non-experienced hosts and their thoughts regarding opening their home and their intention to engage in sharing economy practices.  Purpose: The purpose of this study is to explore how the different factors guide Swedish ‘småhus’ owners' intention to rent out their primary residence.  Method: To explore the purpose of this thesis, a qualitative research design was chosen. The empirical data was gathered through fifteen semi-structured interviews sampled through non-probability judgemental sampling. An abductive research approach was chosen to analyse and interpret the data using thematic analysis.  Conclusion: This study found that participants' intentions to act as hosts were guided by attitude, subjective norms and perceived behavioural control presented through the theory of planned behaviour. Participants further showed that trust, concerns, control, privacy, economics, environment, security, and people were themes that affected some- or all ‘småhus’ owners' intentions in this research. Furthermore, this study found that economic benefit acts as the largest motivator to act as hosts, especially where an economic need exists. However, trust was deemed necessary to enable most participants to consider the idea of opening up their private homes.
