Other activities have been introduced, along with the traditional activities, with the purpose of aggregating better financial sources to the families and at the same time contributing to the rural development in their realities. This study has the objective of researching the agroturism and leisure in rural properties in Marechal Cândido Rondon PR, and discuss their relationship with the sustainable rural development, identifying the existent projects and analyzing their contributions. The research methodology used was qualitative/descriptive, with a non probabilistic sample to represent the population to be studied, using a form interview as a collecting data instrument, and also descriptive analysis. As a result of this study we have identified five rural properties that perform agroturism and leisure projects and they are: Sítio das Orquídias, Pesque Pague Alli, Pesque Pague Paulista, Cachoeira da Onça and Ricas Trilhas Verdes. All of them more than 10 years operating these projects, most of them also have traditional rural production, but being the agroturism the most profitable income. This income agreggated to the traditional production profit brought better strutuctural and social conditions to the properties, generating more jobs.Another contribution of these projects is the permanence of the children in the property, supporting the activities, and even if going out to study, coming back to help out. The transformations and care with the environment were increased due to the incorporation of the agroturism and leisure projects in the properties, enlarging this idea to the visitors through ambiental education projects, despite lowly in the majority of the farms. In spite of the low governmental financial sources, the private investments are still going on, mantaining the projects in action, and the producers happy to mantain them, and also being these producers presentee in their social relationship with the visitors. At last, we conclude that inside a sustainable rural development perspective, the studied rural properties are developing new work alternatives, beyond the traditional farm ones, with what they are getting benefits and also offering changes to the lifes of the people who work or visit the place, with high gain to the enviroment too / Atualmente as propriedades rurais podem não ser caracterizadas exclusivamente como produtores agropecuários. Outras atividades têm sido inseridas neste espaço, juntamente com as atividades tradicionais, com a finalidade de agregar renda às famílias e ao mesmo tempo contribuir para o desenvolvimento rural dentro de suas realidades. Este estudo teve como objetivo pesquisar o agroturismo e lazer em propriedades rurais de Marechal Cândido Rondon - PR, e discutir sua relação com o desenvolvimento rural sustentável, identificando os projetos existentes e analisando suas contribuições. A metodologia de pesquisa utilizada foi de natureza qualitativa/descritiva, com uma amostra não probabilística para representar a população a ser estudada, utilizando-se de entrevista com formulário para instrumento na coleta dos dados, e análise descritiva. Como resultado deste estudo identificamos cinco propriedades rurais que realizam projetos de agroturismo e lazer, que são: "Sítio das Orquídeas", "Pesque Pague do Alli", "Pesque Pague Paulista", "Cachoeira da Onça" e "Ricas Trilhas Verdes". Todas com mais de 10 anos de atuação em projetos de agroturismo. A maioria conta também com produções agrícolas tradicionais, sendo o agroturismo e lazer a atividade de maior renda da propriedade no momento. O valor de renda agregado aos lucros da produção tradicional trouxe melhores condições à estrutura física e social na propriedade, como também geração de novos empregos. Outra contribuição dos projetos é a continuidade dos filhos na propriedade, que, mesmo saindo para estudos, retornam para ajudar, auxiliando nas atividades. As transformações e cuidados com o meio ambiente foram aumentados devido a projetos de agroturismo e lazer terem sido incorporados nas propriedades, ampliando essa ideia também para os visitantes através de programas de educação ambiental, mesmo que modestos na maioria dos empreendimentos. Apesar de haverem poucos recursos por parte governamental, os investimentos privados seguem, mantendo os projetos em ação, mostrando o gosto que os produtores têm em mantê-los, sendo eles, também beneficiados no seu convívio social com os visitantes. Conclui-se que dentro de uma perspectiva de desenvolvimento rural sustentável, as propriedades estudadas estão desenvolvendo alternativas de trabalho, além das tradicionais do campo, com as quais estão se beneficiando e também oferecendo mudanças para a vida das pessoas que lá trabalham ou visitam, com altos ganhos também para o meio ambiente

En los últimos años el turismo se ha convertido en una fuente importante para la economía peruana debido a los reconocimientos que ha logrado el país por su comida, historia y arqueología, es así que los turistas siempre están ávidos a conocer todas nuestras costumbres y tradiciones a través del turismo vivencial. Con lo antes mencionado, el presente trabajo tiene como objetivo diseñar un plan de negocio para la implementación de un Agrolodge en la provincia de la Convención – Cusco, este será un lugar donde se le brindará al turista un hospedaje con todas las comodidades para que pueda descansar y relajarse de la rutina, así como también aprenderá de todas las costumbres relacionadas a la agricultura inca, como arar la tierra, sembrar y cosechar diversos cultivos; todo esto estará acompañado de una alimentación con productos orgánicos. Cusco es la ciudad con los índices de turismo más altos convirtiéndola en la segunda ciudad más visitada del Perú y su provincia La Convención es la más idónea para la instalación del Agrolodge por poseer tierras y climas aptos para una gran cantidad de cultivos; así como también por estar cerca de centros arqueológicos más importantes. Luego de haber realizado el estudio del proyecto vemos que este es viable en un horizonte de 10 años, obteniendo flujos siempre positivos a partir del séptimo año de operación, con un VAN de US$ 835,671.09 y una TIR de 24.53% en un escenario moderado. La inversión total del proyecto asciende a US$ 2´693,190, la cual estará financiada por una hipoteca para la adquisición del terreno valorizado con US$ 1’500,000, un préstamo bancario de US$650,000 y capital de los socios de US$ 543,190. / In recent years tourism has become an important source for the Peruvian economy due to the recognition that the country has achieved for its food, history and archeology, so tourists are always eager to know all our customs and traditions to through experiential tourism. With the aforementioned, this work aims to design a business plan for the implementation of an Agrolodge in the province of the Convention - Cusco, this will be a place where the tourist will receive accommodation with all the comforts so that he can rest and relax from the routine, as well as learn from all customs related to inca agriculture, such as plowing the land, sowing and harvesting various crops; all this will be accompanied by a diet with organic products. Cusco is the city with the highest tourism rates, making it the second most visited city in Peru and its province La Convención is the most suitable for the installation of Agrolodge because it has land and suitable climates for a large number of crops; as well as being close to major archeological centers. After having carried out the study of the project, we see that this is viable in a 10 years horizon, obtaining positive flows from the seventh year of operation, with a VAN of US$ 835,671.09 and a TIR 24.53% in a moderate scenario. The total investment of the project amounts to US$ 2’693,190, which will be financed by a mortgage for the acquisition of land valued at US$ 1’500,000 a bank loan of US$ 650,000 and capital of the partners of US$543,190. / Trabajo de investigación

This type of rural turism is related to the expansion of the capitalist mode of production, especially in the context of globalization. Was analysed the reality of the new forms of prodution of rural space to understand the transformation that Agroturism has caused in the Venda Nova do Imigrante city, in the Espirito Santo state. For that was made interviews with employers and owners of sixteen farms, political and economic agents besides specialized literature that had given origin to the described methodology in this dissertation. In the mentioned city the Agroturism involved several sectors of society, like education and services, as an important agent of space. To the families who developed the activity there was a increase in income and jobs. With regard to infrastructure, greater care with the landscaping of the properties surroundings, appropriate environmental practices and proper sanitation were the main changes. Besides that, it was notice the valorization of the traditional practices associated whit the cultural habits inherited by the Italian ancestors / O rural, o espaço até então destinado apenas às atividades agrícolas tradicionais, passa a incorporar novas atividades, entre elas o Agroturismo. A entrada desse segmento de turismo no rural está inserida em um movimento maior ligado à expansão do modo de produção capitalista, especialmente no contexto da globalização. Analisamos a realidade presente, hoje, no rural discutindo o que os autores chamam de novo rural, ou novas ruralidades, para contextualizar a entrada do turismo nesse espaço. Buscou-se compreender como o Agroturismo está gerando transformações no rural, na relação de seus moradores com esse espaço e seus reflexos, no município de Venda Nova do Imigrante, Espírito Santo. Para isso, realizamos entrevistas com proprietários e funcionários em dezesseis propriedades que constavam no panfleto turístico do município, com atores estratégicos que nos esclareceram questionamentos pertinentes à pesquisa, além de levantamento bibliográfico e revisão teórica a respeito da temática. Por fim, concluí-se que as transformações mais relevantes em decorrência da incorporação do Agroturismo nesse espaço, no âmbito econômico estão relacionadas ao aumento da renda das famílias que aderiram à atividade, a geração de empregos, principalmente de forma indireta. No que diz respeito à estrutura, e instalações, maior cuidado com o paisagismo no entorno das propriedades, práticas ambientais mais adequadas e o saneamento básico apropriado foram as principais transformações. No aspecto cultural, mudanças na forma de ver o próprio local de moradia, com maior valorização do rural e do homem do campo foram sentidas. Está havendo transformação na relação com a terra, que agora começa a assumir papel secundário. Os produtores envolvidos com o Agroturismo passaram a resgatar antigos objetos, hábitos culturais, fotos, e demais artigos ligados às tradições deixadas pelos antepassados italianos. Além disso, sentiram alterações em suas rotinas, com a perda do convívio social na comunidade local. O Agroturismo está atrelado com setores como: educação, comércio, serviço e obras no município, tendo um importante papel no espaço de Venda Nova do Imigrante

This Master’s thesis deals with the business plan for the establishment of family pension focused on agro-tourism in the small village Dolní Újezd in the Olomouc region. The aim of the thesis is assess the possibility of realization. The business plan also includes finance plan and risk assessment.
