An Assessment of LEED Certification's Impact on Net Rental Rates for Commercial Office Space in Toronto, Ontario

With issues such as energy crises, climate change and environmental degradation becoming evermore prevalent on national and international levels, industrialized societies are beginning to take heed of the impact they are having on the natural environment and we are beginning to see movements towards socially and environmentally responsible decision-making. With the impact that buildings have on the environment, it is important to understand what barriers are preventing or slowing investment in socially and environmentally responsible property. The present study was conducted to determine whether LEED certification has a significant impact on the market value of office buildings in Toronto, Ontario – value determined by the average net asking rent for each building. For some 68 subject and control buildings, we matched information on the net asking rent for 16 LEED certified (subject) buildings to 52 otherwise comparable properties (control buildings). Using ordinary least squares (OLS) analysis, we looked to find what relationship exists between net asking rent and the LEED label. Controlling for other variables historically shown to have an impact on property value, we expected the results of this study to determine whether there is a business case for LEED certification in the downtown Toronto office market. The results of the study have shown that LEED certification has had no impact on the market value of the sample of office buildings in Toronto. This is a surprising result, given the growth in the number of LEED buildings in Canada, but interviews with three senior executives in the industry have helped to provide insight into this trend. It seems that with time LEED will likely have an impact in this market, but it hasn‘t arrived yet.

It has become an axiom of British archaeology that the results of developer-funded fieldwork are under-utilised in research and several projects carried out at British universities have attempted to redress this perceived imbalance. These projects, including those on British and Continental prehistory carried out by Richard Bradley, the Roman Rural settlement project, the Fields of Britannia project, John Blair's work on early medieval England and the EngLaId project, of which this thesis forms a component, have all demonstrated beyond doubt the transformative effect of the data produced by developer-funded work on our understanding. However, to date no project has sought to utilise artefact and ecofact data produced by developer-funded work on a similar scale. This thesis is partly an attempt to fill this gap, by using ceramic, animal bone and charred plant data from digital archives generated by developer-funded archaeology, to address a series of questions about food production/consumption over the later prehistoric and early historic periods in Southern England. These three datasets have very varied characteristics and their integration in a single database was, therefore, one of the major challenges of the thesis. However, this also provided the opportunity to ask new questions and to address old questions with new data. The thesis argues that regional ecosystems had a long-term influence on processes of food production/consumption, which displayed considerable continuities across the boundaries of traditional archaeological periods. Landscape, settlement, ceramic, animal bone and charred plant data from three regional case studies, encompassing the Upper Thames Valley, the Middle and Lower Thames Valley and the route of HS1 in Kent were investigated using a Filemaker database and QGIS mapping. It is argued that, while there were long-term continuities in the use of plants and animals, the expression of social relationships expressed in fields, settlements and ceramics followed a cyclical pattern.

Perception and effects of implementing Kotlin in existing projects : A case study about language adoption

The Kotlin programming language has seen an increase of adoption since its launch in 2011. In late 2017 Google announced first-class support for Kotlin on the Android platform which further popularized the language. With this increase in popularity we felt it was interesting to investigate how Kotlin affects the developer experience. We performed a case study to see how Java developers perceive the Kotlin language, and how it meets the requirements of these developers. To gather the developer requirements and their perception of Kotlin we performed two sets of interviews and rewrote parts of their codebase. The first set of interviews identified developer requirements and the second set of interviews showcased the Kotlin language and its potential use in their codebase. The results show that Kotlin can meet most of the developer requirements and that the perception of Kotlin is positive. Kotlin’s ability to be incrementally adopted was a prominent feature which reduced the inherent risks of technology adoption while providing them the ability to further evaluate the language. The expressiveness of a programming language has previously been found to be a prominent factor of language adoption. In this study, we identified the expressive nature of Kotlin as a major factor of its adoption potential.

The aim of the thesis lies in implementation of a complex analysis of partial phases of a developing project including its management. This aim can be achieved by achieving partial aims such as doing an analysis of a developing project as well as doing an analysis of developing activities in České Budějovice region or analyzing a specified developing project "HOUSELOTS {--} Šindlovy Dvory" including the assessment and suggesting a measure. The reason for setting such a goal is in a need to explore a relatively new enterprise activity which is expanding nowadays and affects all of us. It involves building new commercial centres where people go shopping or entertain themselves as well as building flats, single-family houses and grounds for people{\crq}s living. The complex theoretical analysis of a developing project and the analysis of a single implemented project lead to the conclusion that the success of a developer{\crq}s project is first of all dependent on the quality of a choice of a developing project and also on the exact accomplishment of single phases of a project according to its aims set in advance. It is essential to plan all steps of partial phases of a project exactly. To forget or delay any step in a specific phase of a project can affect the final result dramatically. Significant disturbance of surrounding structures may occur in such cases (suppliers, investors/buyers and other cooperative persons) as well as in big financial losses and even quarrels at law.

Since first published in 1998, the Enterprise JavaBeans technology has become a popular choice for the development of middleware systems. Even though its popularity, the technology is considered quite complex and rather difficult to master. The main contribution to its complexity is the part of the EJB that deals with persistence. The most common and most popular way of implementing EJB persistence is called Container Managed Persistence (CMP). Today, developers consider the utilization of CASE tools for the EJB development process obvious. Despite this, available CASE tools have very limited support for the complete CMP development process. In this thesis we have isolated steps within the CMP development process that could benefit from CASE tool support. We have then identified possible solutions and remedies to address these steps. These solutions where then implemented in a full fledged CASE tool, called CMP Developer.

Test Process Evaluation by Combining ODC and Test Technique Effectiveness

This report discusses the importance of test process evaluation in order to improve a test model and to provide developer- and management feedback. The report results in a test evaluation framework, developed in cooperation with a department at Ericsson Software Technology in Karlsrona. The framework is a result of discussions with the developers regarding performed testing, studying defect types from past projects and by analyzing the result from a small survey answered by some of the developers at Ericsson. The overall project aim was to evaluate performed testing in order to improve the test model. This requires a good insight of the test process, which is provided by the developed test evaluation framework. The test process is visualized by extracting test process data, making it possible to achieve the project aim. The project aim can be divided into the three following areas: Firstly to evaluate if the current test model is followed as expected, for example are all test techniques used according to the test model? Secondly to evaluate how well the test model fulfills predefined expectations, i.e. is a defect detected with the expected test technique and in the expected test phase? Finally to evaluate if there are any problematic defects that should receive extra attention during a project such as if one or several defect types occurs more frequently than others? The framework is based on another framework, Orthogonal Defect Classification [Chillarege92], combined with the research area Test Technique Effectiveness. The aim of this combination was to support the developed framework. Optimalizace projektového managementu pomocí IT technologií / Optimization of Project Management using IT Technologies

The goal of the dissertation is to find an effective form of optimization of the progress developer projects using IT technology in the point of view of a project manager. The theoretical part of the dissertation is dedicated to the project management's theory and clarification all used terms. After the theoretical part follows the description of progress of a standard developer project of building a department store. The fourth part is dedicated to the freely available software for a project management in perspective of applicability for a project control, a documentation process and sharing comments to be used inside a company in relation to the other external companies. Then follows a description of the concrete developer project in help of the management theory contained in the second part including activities definition, their logical sequence and competence math. Within the seventh part the first is identified a critical path in using CPM method (Critical Path Method) and then there are described the critical parts of the project and a description of solving the optimization of the project management, which provides a selected software product. At the end of the seventh part is appraised how successfully the critical parts of the project were optimized and increased the efficiency of the work of the project team.
