Cette thèse contribue à la recherché académique en immobilier en fournissant une estimation du risque pour la gestion d'investissement en immobilier commercial. L'investissement immobilier compte de nombreuses particularités parmi lesquelles la localisation, la liquidité, la taille d'investissement ou l'obsolescence et requiert une gestion active. Ces spécificités rendent les approches traditionnelles de mesure du risque difficile à appliquer. Ce travail de recherche se présente sous la forme de quatre articles académiques traitant de la gestion de portefeuille et du risque en immobilier. Ce travail est construit sur la littérature académique existante et repose les publications antérieures. Il s'attache d'abord à analyser les options de départ des locataires contenues dans les baux commerciaux en Europe continental et en étudie les impacts sur la valeur, la gestion et le risque des portefeuilles. Ensuite, la thèse étudie l'évaluation d'un outil de mesure du risque en finance, la Value at Risk au travers de deux approches novatrices.Dans le premier article, nous prenons en considérations les options de départ inclus dans les baux en Europe continental pour mieux apprécier la valeur et risque d'un portefeuille de biens immobiliers. Ceci est obtenu par l'utilisation simultanée de simulations de Monte-Carlo et de la théorie des options. Le second article traite de la durée de détention optimale d'un portefeuille immobilier lorsque sont pris en compte les options contenues dans les baux. Le troisième article s'intéresse à la Value at Risk et propose un modèle qui tient compte de la non-normalité des rendements en immobilier. Ceci est obtenu par la combinaison de l'utilisation du développement de Cornish-Fisher et de procédures de réarrangement. Enfin dans un dernier article, nous présentons un modèle spécialement développé pour le calcul de Value at Risk en immobilier. Ce modèle a la particularité de prendre en compte les spécificités de l'immobilier et les paramètres qui ont une plus grande influence sur la valeur des actifs. / The contribution of this thesis is in providing a risk assessment for managing real estate investment. Property investment is subject to numerous specificities among which location, liquidity, investment size or obsolescence and requires active management. These specificities make the traditional approaches to measure the risk difficult to apply. We present in our research work in the form of four papers on the real estate portfolio or risk management evolving around the valuation of the risk with a particular emphasis on the value at risk models. This research builds upon the literature by relying on previous works examines first the implication of the options to vacate in favor of the tenant embedded in continental Europe commercial lease contract and their implication on the portfolio value, risk and management and second the valuation of value at risk measurements through two proposed new approaches.In the first paper we consider the options embedded in lease contract in order to better assess portfolio value and portfolio risk. This is attempted through the use of Monte Carlo simulation and option's theory. The second paper considers the holding period of a real estate portfolio when the break options are taken into account. The third paper proposes a model to determine the value at risk of an investment that considers the non-normality of real estate returns using Cornish Fisher expansion and rearrangement procedures. Finally in a fourth paper, we present a model we have specifically developed for real estate value at risk assessment and that account for the most critical parameters which influence property returns.

O presente estudo abordou a esquistossomose sob outro prisma, de doenca ambiental, analisando os componentes do meio relacionados a manutencao da endemia. Pretendeu definir areas de vulnerabilidade ao agravo, no sentido de oferecer aos gestores de saúde publica orientacao para o planejamento de acoes de manejo ambiental, de forma a mitigar a expansao da doenca. Parte-se do pressuposto de que as mudancas na estrutura da paisagem alteram o processo de circulacao do parasita entre as populacoes humanas e de moluscos e que a configuracao dos elementos pode favorecer a disseminacao do agente etiologico. Como primeiro passo, foram identificadas 61 caracteristicas da paisagem relacionadas ao uso da terra e ao entorno dos corpos de agua, capazes de favorecer a instalacao e reproducao do hospedeiro intermediario e da ocorrencia de foco da doenca identificados como "fatores indutores de vulnerabilidade ambiental". Em seguida, esses fatores foram mapeados por meio de fotografias aereas do municipio de Campinas - SP e ferramentas de geoprocessamento. Cada indutor teve individualmente valorada a sua contribuicao a manutencao do ciclo biologico do Schistossoma mansoni e o produto foi organizado sobre um mapa base. Como resultado, obteve-se os indices de vulnerabilidade dos indutores, divididos em cinco classes, e o produto foi estruturado em um mapa-sintese. Foram, entao, delimitadas as principais areas de vulnerabilidade onde os fatores indutores se apresentavam em maior numero e com maior conectividade entre si. Pretende-se, assim, criar bases para o planejamento de um plano de manejo ambiental direcionado ao controle da transmissao da esquistossomose / Abstract: Schistosomiasis mansoni is one of the world's main parasitic diseases transmitted by water and an endemy that resists to the actions conducted by public health organizations to its control, generally based on direct attention to infected pacient. The present study aproaches schistossomiasis as a environmental disease, analysing environment components related to endemy maintenance. It pretent to define vulnerability areas to the disease, in order to offer to public health managers, directions for planning environmental management actions that reduces the transmission. Examinating the scenario under the vision of landscape ecology, is admited that changing in landscape strucutre influenciates the parasit circulation process among human and snail populations, and configuration of elements can facilitate the etiologic agent dissemination. There were identificated 61 landscape caracteristics related to land use and the water bodies edges, capable to enhance instalation and reproduction of the intermediate host and disease focus occurrence, here identified as "disease inducers". Under this vision, the city of Campinas, State of Sao Paulo, was examinated, and it's disease inducers had been mapped by the use of geoprocessing tools. Each inducer had his contribution to the Schistossoma mansoni biological cicle individually measured, and the product organized in a base map. As a result, inducer's vulnerabilily indexes were achieved, then divided into five classes, and the product was strucutured in a synthesis map. Then, there were delimited the main vulnerability areas, where the inducers were more frequent, and more connected. Ontology alignment in the presence of a domain ontology : finding protein homology

Cheap electronic storage and Internet bandwidth has increased the amount of online data. Large quantities of metadata are created to manage this wealth of information. Methods to organize and structure metadata has led to the development of ontologies - data that is organized to describe the relation between elements. The creation of large ontologies has brought forth the need for ontology management strategies. Ontology alignment and merging techniques are standard operations for ontology management. Accurate ontology alignment methods are typically semi-automatic, meaning they require periodic user input. This becomes infeasible on large ontologies and the accuracy and efficiency drops significantly when these algorithms are forced to align without human interaction. Bioinformatics, for example, has seen the influx of large ontologies, such as signal pathway sets with thousands of elements or protein-protein interaction (PPI) databases with hundreds of thousands of elements. This drives the need for a reliable method of large-scale ontology alignment. Many bioinformatics ontologies contain references to domain ontologies - manually curated ontologies describing additional, general information about the terms in the ontologies. For example, more than 2/3 of proteins in PPI data sets contain at least one annotation to the domain ontology the Gene Ontology. We use the domain ontology references as features to compute similarity between elements. However, there are few efficient ways to compute similarity from structured features. We present a novel, automatic method for aligning ontologies based on such domain ontology features. Specifically, we use simulated annealing to reduce the complexity of the domain ontologys structure by finding approximate relevant clusters of elements. An intermediate step performs hierarchical clustering based on the similarity between elements of the ontology. Then the mapping between clusters across aligning ontologies is built. The final step builds an alignment between matched clusters. To evaluate our methods, we perform an alignment between Human (Homo Sapiens) and Yeast (Saccharomyces cerevisiae) signal pathways provided by the Reactome database. The results were compared against reliable homology studies of proteins. The final mapping produces alignments that are significantly more accurate than the traditional ontology alignment methods, without any human involvement. / Science, Faculty of / Computer Science, Department of / Graduate

Finanční řízení nové firmy / Financial management of the new firm

In my work I focused on the financial management of the newly established company. The aim of this work was to show not only the likely way of development of the company in a few years after the foundation, but also to assess the potential impacts of different levels of demand for its products. In the assignment I got to evaluate the possibility of an enterprises' run, its development and stability in if the deviation of sales the company will be set + - 20 %. To do this I created an MS Excel model simulating functioning of newly established company, which works in the fast-food sphere. In this model, based on certain assumptions, I quantified the main financial variables, which demonstrate enterprises' conditions according to the expected development of sales. Then I provided the intervals at which the operational and financial business activities are substantially different. In the next step I arranged the balance sheet of assets and planned capital, projected profit and loss statement and statement of cash flow since its' foundation, and for a period of 5 years, for the different states of the world. Subsequently, it was necessary to estimate the firm's run in these different cases. To do it I used the tools of financial analysis, enterprise valuation and financial modelling.

SammanfattningKontorsmarknaden är under ständig förändring. I dagsläget går det att se en efterfrågan på mer korta och flexibla avtal. Detta ställer i sin tur krav på fastighetsägarna för att bemöta dagens behov från hyresgästerna. Coworking har därmed blivit en omtalad ny hyresform de senaste åren. Undersökningen har visat på att det inte finns en tydlig definition på coworking. Enligt inhämtadforskning och intervjustudien har det däremot visats sig att det är någon form av mötesplats för olika företag att kunna nätverkapå.Denna studie har genom en kvalitativ forskningsmetod med semistrukturerade intervjuer undersökt faktorerna som påverkar hur fastighetsägarna bedriver uthyrning av coworkingplatser. Samt vilka för-och nackdelar det finns med att bedriva coworking internt eller outsourca det till en extern aktör.Fördelar med att ha coworking internt blir att de aldrig förlorar kontakten med kunden. Däremotär det resurskrävande och det är långtifrån deras traditionella förvaltning som de dagligen bedriver. Detta innebär att fördelarna med att outsourca coworking blir att de som är bäst på att bedriva denna typ av verksamhet har hand om det,samt att fastighetsägarna kan fokusera på sin kärnverksamhet.Det som dock blir problematisktär att de förlorar relationen med kunden, som anses vara väldigt viktigt inom fastighetsbranschen. Today it is possible to see a demand for more short and flexible agreements. This, in turn, places demands on the property owners to meet today's needs from the tenants. Coworking has therefore become a renowned new rental form in recent years. The study has shown that there is no clear definition of coworking. However, according to research and the interview study, it has been found that it is some kind of meeting place for different companies to be able to network.This study has, through a qualitative research method with semi-structured interviews, studiedthe factors that influence how the property owners conduct rental of coworking places. And what advantages and disadvantages there is when it comes to coworking internally or outsourcing it to an external player.Advantages of having coworking internally are that they never lose contact with the customer. However, it is resource-intensive and it is a long way from their traditional management that they conduct on a daily basis. This means that the benefits of outsourcing coworking are that those who are best at running this type of business are in charge of it and that the property owners can focus on their core business. The problem, however, is that they lose the relationship with the customer, which is very important in the real estate business.The real estate companies must conduct a profitable business, it canbe directly profitable, but it can also provide competitive advantages and an improved image that results in profitability in the end. The risk of conducting employees is partly the short and flexible leases that do not always generate a stable cash flow.It is also important to find a good and serious player who wants to deliver good results. In summary, thereal estate companies mustreview their individual portfolio and their conditions for making the best decision for them.

Understanding Strategic Planning: Why Nonprofit Organizations Struggle in the Current Era of Privatization

Several studies suggest that nonprofit organizations that compete with for-profit organizations to deliver public services struggle to obtain mission clarity and face resistance by staff and volunteers when implementing traditional for-profit business planning procedures. The purpose of this study was to extend the Austrian theory of entrepreneurism and Bourdieu's social practice theory to identify particular procedural functions during the strategic planning process that played a role in the struggle of nonprofit organizations to obtain mission clarity. This study focused on nonprofit organizations that delivered residential services to disabled individuals in the state of Indiana. Data collected included 15 face-to-face interviews with the executive leadership from the study's participating nonprofit organizations; qualitative survey results from 17 staff members who were asked open-ended questions about their experiences with the strategic planning process; and publicly available documents related to the strategic planning process, including internal documents, and standard business documents. All data were inductively coded and then subjected to a constant comparative method of analysis to identify key themes and concepts. A key finding identified that communication during the strategic planning process and the clarity of the role played by staff in that process had a direct effect on both mission clarity and staff resistance during the strategic planning exercise. The positive social change implications of this study include recommendations for non-profit organizations for the improvement of strategic planning processes, which may, in turn, lead to an increase in options for care and service delivery available for people receiving public service that results in a better quality of life.

Sustainable Management of Duckweed Biomass Grown for Nutrient Control in Municipal Wastewaters

The use of duckweed as a nutrient removal option for municipal wastewaters can only be realized through regular plant harvesting. As a result, the nutrient-rich biomass generated needs to be effectively managed and disposed of. This study looked at three alternative options for biomass management that would make duckweed-based nutrient removal systems sustainable and attractive to small communities like Wellsville City, Utah. The options included: the use of harvested duckweed biomass as an animal feed, anaerobic digestion of duckweed for methane production, and fermentation of biomass for ethanol production. Duckweed feed quality was determined using feed analysis reports and results from digestibility studies (in vitro fermentation). The performance of the anaerobic digestion process was determined by monitoring pH, VS, TS, NH4-N, VFAs, and alkalinity. The ethanol production yields were obtained from starch content values and ethanol concentrations observed from batch fermentation experiments. Duckweed was composed of 21 - 38% crude protein, 94 - 96% water, 78.5% organic matter, < 10% starch and an average of 19% starch after accumulation by nutrient starvation. Relative feed values (RFVs) of 230 - 241, crude protein content of 21-38%, and neutral and acid detergent fiber values of 30.2% and 13.7%, respectively, showed duckweed as a potential feed for ruminants comparable to alfalfa and corn silage (RFVs of 100). Digester performance showed an average methane yield of 6.3 and 5.8 ft3/lb VS destroyed with methane composition values of 67.1% and 62.5% for fresh DW fed reactor (R1) and air dried DW fed reactor (R2), respectively. The ethanol production yield observed was less than 100 mg ethanol/g DW for both fresh and oven dried DW samples. The recommended duckweed biomass management option for a small community like Wellsville is anaerobic digestion because it is a source of energy and at the same time the digestate can be used as a low-quality feed.
