Sammanfattning Titel: Energieffektivisering av flerbostadshus byggda under miljonprogrammet. Ämne: Fastighetsekonomisk analys 15 hp Författare: Hannah Henriksson och Mirza Pehlivanovic Handledare: Sven Ola Carlsson Examinator: Kent Sahlgren Fallföretag: Halmstads fastigheter AB, HFAB Centrala begrepp: A- temp, energieffektivisering, miljonprogrammet, renovering, underhåll, U- värde. Problemformulering: Hur kan miljonprogrammets fastigheter energieffektiviseras? Syfte: Att försöka beskriva hur fastighetsföretag jobbar med energieffektivisering av hus som är byggda under miljonprogrammet. Vi vill ta reda på vad en upprustning kostar och i hur hög grad energieffektivisering kan uppnås. Teoretisk referensram: Grundas på studier inom ämnet och fakta om miljonprogrammets fastigheter. Metod: Kvalitativ ansats, djupgående granskning av ett fastighetsföretag med hjälp av intervjuer. Empiri: Baseras på tre stycken intervjuer, studiebesök av själva projektet och kommunikation genom mail med vår kontaktperson inom fallföretaget, HFAB. Analys: En analys av empirin med hjälp av en matris har gjorts för att göra kopplingar med teorin och se hur väl den stämmer in med vår teoretiska referensram. Slutsats: Slutsatsen har gjorts att det lönar sig att energieffektivisera i samband med övriga renoveringar. Genom att sammanföra flera moment till ett och samma finns det i projektet stora möjligheter för minskade kostnader under hela arbetsgången.

HFAB:s dwelling stock on this area are going through a bigger renovation and in relation to this they are looking on the possibilities to make this building more energy efficient. That is why this examination paper has as purpose to answer the question if it is possible to make slab blocks built in the sixties more energy efficient. This is done by calculate energy efficient measures on a chosen apartment block at Maratonvägen in Halmstad, in an energy and expense perspective.</p><p>Method</p><p>The examination paper is based on different methods, mainly calculation but also qualitative conversation studies, economic calculations and literature studies. Energy calculations has been done with the computer program VIP+, which is doing the calculations based on a energy balance in consideration to the building construction. The calculation in the program is also done with consideration for climate and thermal bridges. The investment calculation is done with the pay off-method. The litterateur study is built on searches in the databases HULDA, LIBRIS and Internet. Since the development in this particularly area is progressing fast we have focused on information published after the year 2002 and forward. The dialogue interviews are founded on an interview guide. This to collect as much information as possible and be able to adjust the questions depending on the answers.</p><p>Conclusions</p><p>The conclusion that is presented in this examination paper is among others that there are good possibilities to make slab blocks built in the sixties more energy efficient. VIP+ is reliable as a calculation method for this examination paper. 2000 nya hus i Tallkrogen Tallkrogen i söderort, Stockholm är ett egnahemsområde byggt på 30-talet. Via små förändringar i många steg har området och husens egenskaper förändrats och husen har gått från en generell utgångspunkt till en strävan mot individualitet. Genom dessa stegvisa förändringar har en långsam töjning av vad platsen tillåter utvecklat området om än dolt under en form av bevarande av egna hem rörelsen.  Hur kan den gradvisa utveckling som skett i Tallkrogen agera generator för expansion? Hur skulle rum, hus och översiktsplan gestalta sig i en nytolkning av området sprunget ur den utveckling som skett sedan området byggdes?  Genom att knyta an till Tallkrogens DNA föreslår projektet två nya hus på en tomt i Tallkrogen. Storasyster och Lillebror. En mutation som med tiden skulle kunna komma att påverka hela området och senare bli 2000 nya hus. / 2000 new houses in Tallkrogen Tallkrogen, just south of Stockholm, is an Egnahemsrörelsen (own home movement) area built in the 1930’s. Through small changes in many steps, the area and the characteristics of the houses have gradually changed; from a general point of view to a movement towards individuality. Through this evolution, a slow stretching of what the area allows has developed Tallkrogen, though hidden under a form of conservation of the own home movement. How can the gradual development that occurred in Tallkrogen act as a generator for expansion? How would rooms, houses and the master plan take shape in a new interpretation of the area, originated from the development that has taken place since the area was built? By connecting to the DNA of Tallkrogen and furhter elaborate on the existing evolution, the project proposes two new houses on a plot in Tallkrogen. Big Sister and Little Brother. A mutation that could affect the entire area and eventually become 2000 new houses in the future.
