Problemática e metodologia projetual da habitação de interesse social: análise do conjunto residencial Jardim Edith / Problematic and projectual methodology of social housing : the housing complex analysis Garden Edith

O propósito desta pesquisa é uma análise da metodologia projetual da arquitetura de interesse social tomando como objeto de estudo o projeto do conjunto residencial Jardim Edith de autoria dos escritórios MMBB Arquitetos e Hereñú e Ferroni Arquitetos. O objetivo deste procedimento é identificar os principais problemas, desafios e limitações na área de habitação popular, analisando os parâmetros projetuais através do critério de interação com o meio urbano, durabilidade e qualidade arquitetônica. O trabalho procura analisar a trajetória do projeto desde sua primeira fase até a proposta final. Para este fim divide-se o estudo em quatro partes dedicadas às quatro versões principais que foram elaborados entre 2008 e 2013. A análise de cada uma delas é submetida aos mesmos critérios, que correspondem às escalas diferentes do projeto, como: organização das quadras, tipologia dos blocos residenciais, unidades habitacionais, áreas de uso coletivo, composição arquitetônica e qualidade estética. O passo final consiste na criação de um quadro síntese, que inclui as informações essenciais sobre cada versão do projeto, estabelecendo uma forma de resumo do processo projetual e mostrando sua evolução no tempo. O conjunto residencial Jardim Edith é decerto um marco importante na discussão sobre habitação de interesse social, um exemplo da arquitetura econômica, resistente que usa os recursos simples sem comprometer os valores estéticos do projeto. / The purpose of this dissertation is to analyze the methodology of social housing architecture taking as an object of study the project of the residential complex Jardim Edith designed by MMBB Arquitetos and Hereñú e Ferroni Arquitetos. The objective of this procedure is to identify the main problems, challenges and limitations in social housing design, analyzing the parameters such as interaction with the urban environment, durability and architectural quality. The research analyzes the trajectory of the project from its first stage to the final proposal. For this purpose the study is divided into four parts addressing the four main versions developed between 2008 and 2013. The analysis of each of them is subject to the same criteria that correspond to the different scales of the project: organization of the plot, typology of residential blocks, housing units, public spaces, architectural composition and aesthetic quality. The final step is to create a table that includes the essential information about each version of the project as a form of summary of the design process and its evolution over time. The residential complex Jardim Edith is certainly an important milestone in the discussion about social housing and it is an example of economic, resistant architecture that uses simple resources without compromising the aesthetic values.

[pt] O dimensionamento de estruturas de edifícios de aço com ligações do tipo semi-rígidas ainda enfrenta uma série de resistências por parte dos engenheiros estruturais. Este fato se deve em parte à falta de normas específicas, programas de computadores adequados e informações mais detalhadas sobre as vantagens econômicas das ligações semi- rígidas. Este trabalho apresenta um estudo paramétrico de uma edificação considerando o dimensionamento das ligações no regime semi-rígido. Estas investigações consideram parâmetros como: a rigidez das ligações, sistemas com estruturas em aço ou mistos e estabilidade lateral dos pórticos. A edificação analisada foi uma habitação popular padronizada de quatro pavimentos desenvolvida pela USIMINAS, muito difundida no Brasil. Em uma primeira etapa cada edifício foi estudado com uma rigidez de ligação semi- rígida padrão para todas as ligações da estrutura. Posteriormente ligações semi-rígida individualizadas foram adotadas para os diversos pórticos estudados. Este trabalho a princípio apresenta uma metodologia de análise e dimensionamento de estruturas em aço com ligações semi- rígidas com base no modelo de molas proposto pelo Anexo J Revisado do Eurocode 3. Com base nesta metodologia propõe- se um modelo simplificado de ligações semi-rígidas viga/coluna com o uso do programa ANSYS. Os modelos estruturais foram estudados com a inclusão dos efeitos da não linearidade geométrica dos pórticos e o comportamento elasto-plástico do material de forma a se obter resultados consistentes com os resultados experimentais e sem a introdução de coeficientes de correção. Os resultados obtidos neste trabalho foram apresentados, discutidos e comparados com os desenvolvidos pela USIMINAS de forma a se analisar o comportamento das ligações e sua eficiência. Para os edifícios considerados neste trabalho, onde se fez uso de ligações semi-rígidas padrão, o sistema mais econômico, com relação à peso de aço, foi a estrutura mista com contraventamentos (40 por cento da capacidade rígida) que teve uma economia de até 48 por cento em relação aos outros edifícios e de até 10 por cento aos sistemas da USIMINAS. Quando no uso de ligações otimizadas estas economias aumentam para 53 por cento e 15 por cento. Os resultados apresentados confirmam a vantagem da utilização deste tipo de ligação em edifícios residenciais em aço de pequena altura. / [en] Nowadays, despite the substantial increase in structural design knowledge, the semi-rigid connections steel design is still facing resistance from the structural engineers. This fact can be in part explained by few design standards that allows and explains their use, suitable computer programs and the lack of detailed information of the economical advantages of the semi-rigid design philosophy. This work presents a parametric analysis performed on a residential low-rise steel building considering all the steps necessary to a semi-rigid design. This analysis considered parameters like: beam-to-column connection stiffness and strength,structural system (steel or composite) and lateral frame stability (sway and non-sway frame solutions). The analysed structure consisted on a standard four pavements residential building proposed by a Brazilian Steel Mill Usiminas for low-cost popular constructions. Initially all the structure beam-to-column connections adopted a standard connection stiffness. The study continued with optimised connection stiffness for each of the designed structural frames. The first part of the present work is devoted to a full description of the design procedures proposed in the Eurocode 3, revised annex J for semi-rigid connection design. Based on this methodology a simple design model was proposed and implemented with the aid of the finite element program Ansys. The model included geometrical and material non- linearities and considered the connections semi-rigid behaviour avoiding the conventional approximations suggested in several current steel design standards. The results of this investigations are presented, discussed and compared to standard designs like the Usiminas proposal as means to access the economic potential and efficiency of the semi-rigid solutions. The best structural solution for the investigated construction was a non-sway composite semi- rigid (40 percent of the rigid capacity). The economy achieved were: 48 percent and 10 percent when compared to other semi-rigid solutions and the conventional Usiminas solution, respectively. This figures changed to 53 percent and 15 percent when optimised connections were used in each structural frame. The presented results confirm the advantage of the use of this connections kind in residential buildings in steel of low height.

The evaluation is based on the quantification of all costs and revenues associated with the long–term renting of apartments or selling them for short–term appreciation of invested funds. The important factor for achieving the desired return on investment is demand of the real estate market. The criteria that influence demand on the real estate market also influence the usual selling prices or rental revenues of residential units.

This diploma thesis deals with the design of sanitary and gas installations in a new apartment building in Jedovnice on Na Větráku street. The apartment building has one underground and four aboveground floors with a total of 26 residential units. On the ground floor there is a cellar with a utility room. The theoretical part deals with the measurement of hot water consumption, which took place on an apartment building with the same number of residential units as the solved new building apartment building in the thesis. The calculation part and the project contain design of sewage and rainwater sewer, water, gas pipeline and their connection to public networks.

Diploma thesis "Residential building" is handleded in the form project documentation. It is a five-story building, the basement. The building is divided into two sections. The supporting structure of the building is monolithic frame with masonry infill. The building is located in a slightly sloping terrain. The entire building is covered by a flat roof. Individual residential units are located in the second, third, fourth and fifth floors. On the first floor there are two multiple garages, storage rooms, utility room and entrance tickets. Parts thesis are specialist in TZB and concrete structures.

This thesis deals with the issue of commercialization of residential buildings. The theoretical part introduces the idea of the business cycle and its relation to economic crises. The theoretical part of this thesis also deals with the area of development and related financing and marketing development projects, which is applied subsequently to the practical part for the particular developer's residential project. In addition to the application of this theoretical knowledge is the analysis of a questionnaire survey among residential developers, which is the basis for analyzing the possibility of effective commercialization of residential development projects in the post-crisis period at different stages of the business cycle.

This diploma thesis deals with sanitation installations in residential building in Brno. The theoretical part is devoted to the analysis of the topic with emphasis on Individual ways of preparation hot water in residential buildings. Technical part then solves the sanitation instalations of this building in the selected variation. Calculation part contains design and proportions of sewerage and rainwater system, internal water installations and their connection to present technical networks. I tis a multi-story building with two underground floors used for parking and five floors designed for housing. Project was done according to current Czech and Europe standarts and regulations.
