Value of Bundled Recreation Amenities in Southern Arizona Communities: A Hedonic Pricing Approach

The primary purpose of this study was to examine the contribution of family-recreation amenities to home valuation in Southern Arizona communities. Although recreation amenities have become a frequent addition to housing developments, little research exists regarding the value these amenities contribute to home valuation. The sample consisted of 600 homes in master-planned communities and 600 homes in comparable traditional subdivisions. Using the hedonic pricing method, this study examined whether the inclusion of recreation amenities provides additional value to homes after structural and locational characteristics were controlled for. Blocked multiple regression analyses were used to determine the contribution of both individual and bundled recreation amenities to home valuation. The results of this study revealed a positive significant relationship between the bundle of community parks, neighborhood parks, and trails located within master-planned communities and home valuation, accounting for 17.45% of home value in this sample. In addition, the inclusion of family-recreation programming was found to contribute 6.82% of home value within master-planned communities. The findings suggest the inclusion of recreation amenities may be an appropriate way to revitalize communities, to increase the tax base for new housing developments, and to attract residents during a time of economic recession.

Their existence provides an improved quality of life, offers a connection with the natural surroundings, and facilitates a healthy lifestyle. While communities continue to create and operate recreational facilities/areas, the presence of such facilities may have indirect effects on the general population. Specifically, this thesis will compare the presence of recreational amenities in metropolitan statistical areas that contain universities which are a part of the Association of American Universities (AAU) and metropolitan statistical areas with similar populations and geographic characteristics that don’t contain an AAU-member institution.

PRISONERS SERVING SENTENCES OF LIFE WITHOUT PAROLE: A QUALITATIVE STUDY AND SURVEY

This mixed methods exploratory study examined how adult male prisoners serving sentences of life without parole adapt to the probability that they will be incarcerated for the remainder of their lives. As a second element, state prison wardens were surveyed about their support for the provision of certain amenities to those serving life without parole and the extent to which they believed those prisoners presented a risk of future dangerousness. Qualitative interviews were conducted with 24 inmates serving sentences of life without parole at a high security prison in Ohio. Informants identified factors that made adjustment more difficult or which enhanced the ability to adapt. Some study participants expressed hope that a favorable court decision or a change in sentencing laws would lead to release from prison. A survey sent to 430 state prison wardens asked if they supported providing prisoners serving life without parole amenities involving access to academic and vocational education programs, special housing assignments, and special programs to enhance adaptation. Wardens were asked to rate the extent to which they believed those prisoners presented a risk of future dangerousness. Study hypotheses were tested to determine if factors related to wardens’ prior work experience as a correction officer or in a treatment position, opinions about the primary purpose of prison, experience as a warden of a facility that housed prisoners serving life without parole, level of educational attainment, and gender impacted support for amenities and perception of future dangerousness. Three different two-way ANOVA tests were conducted, each of which had a categorical predictor variable and moderating independent variables of educational attainment and gender. Several of the main effects did reach the level of statistical significance. A reported belief that rehabilitation was the primary purpose of prison and level of educational attainment were significant in predicting wardens’ support for amenities. Having served as the warden of a prison at which inmates serving life without parole were housed and being female were found to be related to a lower perception of future dangerousness.

Marketing Strategies for Bed and Breakfast Operations

The purpose of the study was to determine (a) types of marketing strategies, (b) perceived success of marketing strategies, (c) importance of marketing strategies, (d) amenities offered to consumers, and (e) negatives (problems) in marketing strategies by bed and breakfast owners/operators. A questionnaire to assess areas of concern covered in the research questions was developed. The questionnaire contained closed- and open-ended questions, with nominal, interval, and ratio levels of measurement. The sampling frame included the 1,140 bed and breakfast owners/operators listed in the Texas Hotel Occupancy Tax Accounts Report, first quarter, 1998, as interpreted for this study. A sample of 775 of this population was randomly chosen, using a random numbers table. A response rate of 36% was obtained.

Assimilation and intergenerational relations among creative workers: the case of Bengali-Indian immigrants in the Kansas City metropolitan area

Goe / This qualitative research explores the relationship between urban amenities and the employment of creative Indian workers using personal interviews conducted with Indian professional workers and their families working and residing in the Kansas City (KC) Metropolitan Area. In addressing the debate of whether creative workers follow jobs or jobs follow creative workers, the findings indicate that the decision of Indian creative workers to locate in the Kansas City metropolitan area was primarily influenced by the availability of job opportunities and had little to do with available amenities. A key finding from this study is that the presence of local amenities central to the lifestyles of American professional workers was more important to Indian professional workers than the availability of ethnic Indian amenities such as Indian grocery stores, restaurants, temples, and the screening of Bollywood movies in local theaters. It was also found that “social” amenities (e.g. participation in ethnic Indian associations and formation of networks with other Indian workers residing in the city) are crucial to the retention of Indian professional workers rather than amenities offered through the market. Further, Indian workers preferred residing in suburbs over inner city neighborhoods because of their strong emphasis on the educational achievement of their children and the presence of better schooling opportunities in the suburbs. While ‘distance from work’ and ‘safety of the neighborhood’ were other amenity considerations shaping the settlement decisions of Indian professionals, the presence of co-ethnics in the neighborhood was not an influential factor. The study revealed that most Bengali professionals considered themselves to be assimilated in United States and they appreciated the fact that they are not forced to forsake any aspects of their ethnic culture in the United States. However, some considered that their hectic work schedule, family responsibilities, and involvement with ethnic Indian associations often inhibit adequate assimilation with Americans outside of work. Furthermore, the research found that most Bengali professionals preferred not to impose career or marital choices on their children. However, most second-generation Bengalis were skeptical of their parents’ overemphasis on academic achievement and interference in their personal lives.

Neste trabalho, utilizamos uma equação hedônica para estimar o preço implícito de amenidades urbanas a partir de dados do mercado de imóveis no Município de São Paulo. São testadas duas especificações: uma com as variáveis explicativas originais e outra com a construção de fatores para correção de multicolinearidade. Além de considerar a configuração monocêntrica tradicional, propomos a inclusão de um vetor de acessibilidade para o caso de uma cidade duocêntrica. A investigação sobre as variáveis ambientais relevantes é fundamentada na interpolação espacial dos resíduos. Concluímos que a proximidade das estações de trem, a presença de áreas verdes e o zoneamento estritamente residencial valorizam o imóvel para fins residenciais, enquanto a criminalidade reduz o seu valor. / In this work, I use a hedonic equation to estimate the implicit prices of urban amenities based on housing market data for the city of São Paulo. I test two different specifications, one with the original independent variables, and another with factors to correct for multicollinearity. In addition to the traditional monocentric model, I include an accessibility vector for a duocentric city. A criterion to select the appropriate environmental variables based on residual spatial interpolation is introduced. I conclude that proximity to train stations, green areas and strict residential zones raise rents, while criminality reduces them.

Findings establish correlations between metropolitan statistical area (MSA) growth and natural and urban amenities. Urban growth in the 90's is positively correlated with dry, warmer weather and to the Bohemian index, a new measure of cultural amenities. Na década passada, duas centenas de municípios paulistas ampliaram suas áreas de Mata Atlântica, sendo que a maioria deles concentra-se em territórios contíguos formando verdadeiras manchas de recuperação florestal no mapa do Estado. Esta tese procura identificar os principais determinantes que explicam este inusitado aumento. A suposição inicial era de que a recuperação da Mata Atlântica estaria associada ao avanço dos empreendimentos que valorizam o patrimônio natural e que promovem o seu aproveitamento econômico. A pesquisa mostra que o cumprimento da legislação, decorrente da fiscalização mais rigorosa, e a retração das atividades agropecuárias, que permite a regeneração natural das matas, foram os principais determinantes da recuperação da Mata Atlântica na década passada. Todavia, como suposto inicialmente, em alguns territórios paulistas já se nota uma rara combinação entre empreendedorismo e conservação florestal. Essa sinergia não surge ao acaso; depende, em grande parte, da existência de arranjos institucionais entre atores públicos e privados interessados na conservação do patrimônio natural. / Over the last decade, some two hundred municipalities in the state of São Paulo increased the area of Atlantic Forest, and since most of them are adjacent areas they are starting to show up as authentic spots of recovering forests on the map of the State. The present thesis seeks to identify the major factors underpinning this unprecedented increase. The initial premise was that the recovery of the Atlantic Forest was associated with the increasing number of ventures protecting natural heritage and promoting its economic exploitation. The study shows that compliance with the legislation, resulting from enhanced enforcement, along with a reduction in farming and livestockbreeding activities that allowed the natural growth of the vegetation, were the main drivers of the recovery of the Atlantic Forest over the last decade. However, as initially assumed, a rare combination of private enterprise and forest conservation can be witnessed in some areas of São Paulo State. This synergy has not arisen by chance; it mainly depends on the existence of institutional agreements among public and private players committed to the conservation of the natural heritage.
