Salvador

Cena pozemků v závislosti na druhu pozemku a atraktivitě lokality / The price of land in relation to its type and the attractiveness of its location

MIKEŠ, Jiří January 2008 (has links)
This thesis which is called ``The price of land in relation to its type and the attractiveness of its location{\crqq} should help to survey the region of Vimperk and Freyung Grafenau from the point of view of the value of land, both construction and agricultural sites. The aim of this thesis is not to create a precise map with land prices, but to establish an approximate price level in the different municipalities on the basis of proven land deals. Another aim is to provide an analysis of various differences between the price levels of construction land and agricultural land and to establish significant and more detailed price-making factors on the basis of which price divergences occur. In the Vimperk region we found, that the market price of construction land significantly differs from the official prices and these cannot be used as lead for market prices. In the case of agricultural land we found that the market price is a multiple of the official price. Whether we deal with construction land or agricultural land, the most important thing concerning the establishment of their market price is the approximate knowledge of market deals in the selected area. The prices in the various areas are always location specific. In the German region of Freyung Grafenau we have found a different situation in market prices for land in comparison with the one in the Czech border district. The main reason for this fact is the higher level of economic development of Germany and the living standard of its inhabitants besides a well functioning and long lasting free real estate market. However, due to the quick economic recovery of the Czech border district, real estate prices approach the market price level in the German border district. The Vimperk region has a developed market for agricultural land and thus we cannot speak of underdevelopment of this market segment (as mentioned by Jiri Nemec in his monograph Land law and market of land, 2004). One of the reasons for this development might be the higher profit levels of farmers due to subsidy programs of the European Union. An important factor of influence on higher prices on the market for construction land is the intensive development of tourism, especially in the region of nature resort Sumava. In municipalities where tourism is a minor factor of importance, other data are significant for the price level such as number of inhabitants, local employment and other opportunities.

This work sets out to identify possible relations between the body and the city, and how these relations are revealed through the language of dance. It's import is in recognizing the way urban space becomes an embodiment of references for the contemporary body, and how these references negotiate with the aesthetic result of choreographic creations. To do this I propose a study grounded on the repertory of the group, Cena 11 Cia. de Dança (Florianoplis -SC),which besides being important in spreading Brazilian contemporary dance throughout the world, possesses a series of specific characteristics within their choreographic repertoire which integrate the city and an urbanized body. Needless to say this work is not an critical analysis of the group's works, or even a specific study of the city of Florianopolis. Prior to this a study was made of common aspects of con temporary cities and from this, an endeavor was made to understand in what way these aspects constitute the corporeality of the dancer and consequently the aesthetic of his dance. I propose, furthermore, to understand in what measure a choreographic creation could also be seen as one of the ways a city writes it's contemporary experience, and how dance becomes a form of the city's communication/language as well as a form of quotidian knowledge / Mestrado / Artes / Mestre em Artes

Vliv hluku na cenu bytů v Praze: NSDI automobilového versus NSDI tramvajového hluku / The noise impact on Prague market of dwelling: NSDI of road noise versus NSDI of tram noise

Šohajová, Renata January 2009 (has links)
This paper is studying an impact of price of noise on a market price of dwelling. I focus on a difference of impacts of road and tram traffic especially. I use a hedonic price model for Prague data. I illustrate a noise concept and its impact on people and society in theory because it encourages economics. I describe the hedonic price model and Noise Sensitivity Depreciation Index. I describe a descriptive analysis, regression analysis, modeling of hedonic price function of tram noise and road noise in practical part. I learn I can't compare hedonic models of tram noise and road noise because noise coefficients are not significant and they are bad oriented. Therefore I create the hedonic price model for night noise that was only one significant and negative.

Alternativní metody stanovení převodní ceny / Determination of transfer pricing using alternative methods

Kubešová, Lucie January 2010 (has links)
The focus of this thesis is alternative methods used to determine transfer pricing in practice, mainly in the environment where there is a lack of available comparable information in the market. The paper is divided into four chapters. The first lists basic terminology, available relevant legislation and briefly outlines particular methods of determining a transfer pricing as recommended by OECD directives and the use of those. The second chapter focuses mostly on identifying of an interval for transfer pricing acceptable for tax authorities under a sale of an enterprise or its part. The third chapter mentions further alternative methods for which the underlying asset for determining of transfer price are financial derivatives. The last chapter discusses the results of carried out analyses and presents recommendations to using alternative methods. The thesis contents are supported by a designed computer program, which is a key element for using the alternative methods in practice.
