Observa-se que diante da crescente competitividade nos diversos setores econômicos, corporações têm desmobilizado seu capital aplicado em real estate e passaram a pagar pelo uso de seus espaços. Aliado a necessidade destas empresas em direcionar recursos para sua atividade principal, a intensa evolução tecnológica inibe investimentos significativos em espaços próprios, especialmente naqueles com baixa flexibilidade e alta obsolescência. Neste sentido, a desmobilização de investimentos em ativos de real estate permite, por um lado, que as empresas possam direcionar capital para o seu negocio principal e por outro, que investidores que buscam as características oferecidas por investimentos em empreendimentos de base imobiliária, passem a investir nestes ativos. Diante deste cenário, investidores, como fundos de investimentos imobiliários e investidores institucionais, passaram a adquirir edifícios de escritórios para locação com a expectativa de obtenção de um fluxo de renda harmônico a partir do recebimento das locações, num padrão de remuneração atrativo com relação ao investimento no imóvel. Face ao exposto, critérios para gestão destes portfólios de investimentos poderão ser utilizados pelos administradores para propiciar condições adequadas de risco e rentabilidade. A presente tese trata da estruturação de um método para orientar a gestão de portfólios de investimentos em edifícios de escritórios para locação no Brasil, que se inicia pela identificação dos fatores de risco envolvidos nestes investimentos, a adoção de critérios de diversificação e de indicadores da qualidade para continuo monitoramento do desempenho. Contribuiu-se assim com o ferramental necessário para subsidiar decisões estratégicas na gestão do portfólio, agregando conforto na tomada de decisão. / It has been observed, given the increasing competition in various economic sectors, that corporations have been selling their real estate assets and started paying rent for their spaces. Combined with companies need to direct resources to their main activity, the steep technologic evolution inhibits significant investments in physical spaces, especially those with low flexibility and high obsolescence. Therefore, selling real estate assets, on one hand, allows that organizations direct capital to their main activity. On the other hand, it is an incentive for investors interested in real estate to allocate capital in these assets. In this scenario, investors such as real state investment funds and institutional investors, started to acquire office buildings expecting to obtain a harmonic flow of income from rent, and also to get an attractive remuneration with respect to the investment in the property. Given this context, criteria to manage investment portfolios can be used by decision makers to provide adequate conditions of risk and profitability. Henceforth, this thesis develops a method to guide the management of investment portfolios in office buildings for rent in Brazil. It starts by identifying risk factors involved in this sort of investment, the adoption of diversification criteria, and of quality indicators for constant performance monitoring. This study provides tools necessary to support strategic decisions in portfolio management, reducing uncertainty in decision making.

Collective investment scheme from the position of corporate governance Abstract The purpose of the dissertation thesis is to research the possibilities of application of corporate governance mechanisms in the area of collective investment scheme. In particular, the author surveys what corporate governance mechanisms are available for shareholders of ordinary corporations, what mechanisms are available for fund investors, what are the common overlaps of these mechanisms, and vice versa, where differences can be seen. These topics are analysed above all from the point of view of American law and European law. The thesis understands corporate governance mechanisms as the devices, institutions, and mechanisms by which shareholders assure themselves of not losing their investments. In principle, shareholders have three types of corporate governance mechanisms at their disposal, namely, regulatory, self-regulatory and market mechanisms. Regulatory mechanisms are instruments developed by legislator. Rapid investment funds markets development reflects the dynamic environment in which the investment funds are operating – there are multiple and complex changes in the structure, changes in investment funds product range and increase in the services complexity, provided to carry investment funds operations and functions. Along with the investment funds markets development new types of risks and uncertainties appear. These developments clearly affect the future expansion of investment funds markets; it is valuable to find new ways of measuring the efficiency of investment funds markets for investment funds management companies, and also to identify the better performance possibilities for investors choosing portfolios of investment funds. Evaluation of the investment funds markets efficiency is a complex problem that could be treated as important tenor for further development of economic science. There is a necessity to create a theoretical model that could cover dual positions of investment funds markets participants: investment funds management companies and investors. Investicinių fondų rinkų plėtra atspindi šiuolaikinės ekonomikos dinamiškumą ir daugialypiškumą: joje reiškiasi daugialypiai pokyčiai, spartėja investicijų procesai, didėja įvairių investicinių produktų ir paslaugų mastai, plėtojasi investicinių fondų veiklos aptarnavimo infrastruktūros sektorius.

The Catalysing Effect of Public Fund-of-Fund InvestmentsTollén, Louise January 1900 (has links)
The amount of public money invested in the venture capital industry has increased sub-stantially over the last few decades. The goal is, in general, to facilitate growth in highly in-novative small and medium sized enterprises (SMEs) by securing their supply of capital in early stages. Hence, an important aspect of the effectiveness of public investment is wheth-er it increases the investees’ ability to attract additional funding. The process through which public investments can contribute to a better supply of capital to SMEs by more than just their own investment is commonly known as the catalysing or leverage effect of public in-vestment. In order to increase understanding of how this effect can be maximized, this study com-pares the amount of capital attracted to Swedish SMEs as a result of public fund-of-fund (FoF) investment to that of direct public investments. This study shows that: - FoFs are more effective in increasing the capital supply to SMEs in the market. - Public investments have a higher catalysing effect on the fund level than on the enterprise level. Hence, EUR 1 invested at the fund level has a larger positive impact for SMEs than EUR 1 invested at the enterprise level. - The investment quality of private venture capital (VC) investments is generally higher than that of direct public investments. vem merecendo grande atenção, tanto por parte da comunidade
de investidores quanto dos agentes públicos interessados

A realização de tais ganhos depende, entretanto, de
conhecimentos e habilidades sofisticados para lidar com
diversos fatores de risco associados a tais empresas, à sua
tecnologia e à natureza das oportunidades que perseguem. A
extensão do risco envolvido e a complexidade dos
instrumentos necessários para fazer frente a tais riscos
fizeram reconhecer esse tipo de financiamento como uma
classe distinta de investimento, denominada capital de

início reconhecido a partir de 1930, com investimentos
feitos por algumas famílias abastadas americanas. A década
seguinte registra o surgimento da primeira empresa de

cerca de uma centena de bilhões de dólares por ano - a
Indústria de Fundos de Capital de Risco que profissionaliza

retorno histórico desta modalidade de investimentos na

desta dissertação é adaptar o modelo de performance de
fundos desenvolvido pelo MIF de forma a possibilitar uma
análise de risco além do retorno esperado. Esta análise de
risco será realizada através da avaliação de cada empresa
investida pelo fundo. Assim, através da simulação do valor
terminal destas empresas, será possível obter uma
distribuição de retorno para cada investidor a partir do
capital aportado no fundo. Tal instrumento será de grande

deserving great attention, not only from of the investors'
community but also from public agents, due to the
economical and social earnings attributed to such
companies. These accomplishments depends, however, on
knowledge and sophisticated abilities to work with risk
factors associated to such companies, related to their
technology level and to the nature of the opportunities
pursued. The extension of the risks involved and the
complexity of the necessary instruments to deal with them
lead to a recognition of this type of financing as a
distinct investment, namely venture capital. Venture
capital has its beginning in 1930, with investments made by
a few wealthy American families. The following decade
records the appearance of the first venture capital
company, which comes to establish the operation paradigm of
an industry. In the United States, this industry invests
about a hundred of billion of dollars a year and perform
the whole venture capital cycle: from Fundraising with the
investors, to funding of start up companies and, finally,
the harvesting and the distribution of results to the
investors. In Brazil, this industry began to be structured
following the Instruction CVM 209, (1994), which regulates
funds denominated Mutual Investment Fund in Emergent
Companies. Estimates suggest that in 2000, it was a US$ 1
billion dollar industry. One of the greatest barriers to
the development of this industry is the acquisition of
the technical knowledge on the management and evaluation of
Funds that acquires assets non negotiable in the stock
markets. The existing knowledge is, to a large extent, of
private nature and treated as industrial secret. This work,
of exploratory nature, is an incursion in the study of
evaluation algorithms of venture capital funds, proposing
improvements in existing evaluation models. Traditional
evaluation models, like that of the Multilateral Investment
Fund (MIF) use the historical return of this kind of
investments in an attempt to estimate the performance of
the fund. The objective of this dissertation is to modify
the model of Fund performance developed by MIF to make
possible a risk analysis beyond the expected return. This
risk analysis will be accomplished by the evaluation of each
company invested by the Fund. By simulating the terminal
value of these companies, it will be possible to obtain a
return distribution for each investor starting from the
capital contributed to the fund. Such an instrument will be
of great value not only in the selection of investments
(allowing the investments to be selected in agreement
with the exposure level that the manager wishes to assume),
but also in the management of these discrete investments
(allowing that are made decisions that maximize the

Os Parques Científicos e Tecnológicos (PCTs) são considerados instrumentos de política de apoio à inovação e transferência de tecnologia. Os parques procuram oferecer uma infra-estrutura física e organizacional favorável ao estabelecimento de empresas de base tecnológica que se beneficiam dos resultados das aglomerações dessas empresas. O objetivo deste trabalho é apresentar uma arquitetura de um modelo inovador para financiamento de Parques Científicos e Tecnológicos no Brasil. A proposição do novo modelo explora o potencial dos fundos de investimento como mecanismo de financiamento para os parques. A arquitetura do novo modelo apresentado neste trabalho utilizou uma estrutura norteada pelos moldes de um project finance associada ao uso do Fundo de Investimento em Participações (FIP), e o Fundo de Investimento Imobiliário (FII), como fontes de obtenção de recursos para o financiamento do empreendimento. A metodologia utilizada neste trabalho foi pesquisa-ação que contou com uma etapa de ensaio e avaliação do novo modelo. / The Science and Technology Parks (STPs) are considered useful instruments to promote innovation and transfer of technology. These parks usually offer well developed Real Estate and Research (R&D) infrastructure for the organizations and for Technology Based Firms (TBFs). The firms located in these parks can acquire strategic benefits from the effects of clustering. The main objective of this research is to propose an innovative model for the finance of STPs in Brazil. The proposed model is based on the use of private equity and real estate funds as mechanisms of finance for these parks. The model proposed in this research uses the project finance concept combined with the Brazilian Fundo de Investimento em Participações (FIP, a private equity fund) and the Fundo de Investimento Imobiliário (FII, a real estate fund). The main methodology used in this work was action research that included the testing phase and the evaluation of the model by specialists in the field.

[pt] A estacionariedade sempre desempenhou um papel importante no tratamento
teórico de séries temporais. Contudo muitas séries demonstram um
comportamento não-estacionário. Em muitos casos, técnicas simples como
a diferenciação não são suficientes. Neste contexto, e considerando a mais
frequente suposição de instabilidade nas características estocásticas dos retornos
financeiros, assim como as consequências em se assumir estacionariedade
quando esta não é uma característica razoável, que utilizamos a
metodologia proposta por Picard (1985) (37), estendida por Kluppelberg e
Mikosch (1996)(23) e posteriormente resgatada por Starica e Granger (2005)
(41) em 2005, cujo objetivo é identificar períodos estacionários em séries
globalmente não-estacionárias, e aproximá-las localmente por modelos estacionários. Objetivando ampliar a compreensão da utilidade da estatística utilizada na metodologia, fizemos um estudo via simulação envolvendo mudanças estruturais ou pontuais no processo gerador, e avaliando o desempenho da metodologia na detecção dessas mudanças. Essa metodologia de
identificação de períodos homogêneos foi aplicada no contexto dos hedge funds brasileiros, instrumentos financeiros onde tradicionalmente observa-se significativa auto-correlação, inclusive para defasagens de longo prazo, característica esta, justificada na literatura como resultado da falta de liquidez, como em Getmansky et al (2003) (14). Motivada pelas evidências empíricas
envolvendo a influência das mudanças no segundo momento não-condicional
de séries financeiras no comportamento da função de auto-correlação serial,
discutido em Mikosch e Starica (2004) (32), aplicamos a metodologia de
identificação dos períodos de estacionariedade na série de volatilidade dos
hedge funds que apresentaram não-estacionariedade global. / [en] Stationarity has always played an important role in the theoretical treatment
of time series. However many series show a nonstationary behavior.
In many cases, simple techniques such as differentiation is not enough. In
this context, and considering the most frequent assumption of instability
in the stochastic characteristics of financial returns as well as the consequences
of assume stationarity when this feature is not reasonable, we use
the methodology proposed by Picard (1985) (37), extended by Kluppelberg
and Mikosch (1996) (23) and later by Starica and Granger (2005) (41),
whose goal is to identify stationary periods in globally non-stationary series,
and locally approximate them by stationary models. Aiming to broaden
the understanding of the usefulness of the statistical methodology used, we
made a simulation study involving structural or point changes in the generating
process, and evaluating the performance of the methodology to detect
these changes. This method of identifying homogeneous periods was applied
in the context of Brazilian hedge funds, financial instruments where
traditionally we see significant autocorrelation, even for long-term lags, feature
explained in the literature as a result of illiquidity, as in Getmansky et
al (2003) (14). Motivated by empirical evidence involving the influence of
changes in non-conditional second moment of financial time series behavior
of the function of serial correlation, discussed in Mikosch and Starica (2004)
(32), we apply the methodology aiming identifying stationary periods in the
hedge funds volatility series that had global non-stationarity.

The aim of the diploma thesis is the analysis of investment funds taxation in the Czech Republic based on comparison with taxation of investment funds in Luxembourg, Germany and Ireland. The first part is focused on the analysis of legal but mostly tax arrangement of investment funds in the Czech Republic. The taxation is being analyzed on the level of invesment funds and also on the level of investors. The aim of the second part of the thesis is to analyze legal and tax arrangement of chosen EU states. The key issue is the comparison of tax arrangement of investment funds in Czech Republic with the tax arrangements of investment funds in chosen states which is also content of the third part. At the end of the last part the international taxation of investment funds and investors is mentioned as well as planned changes in investment funds taxation since 2015.

A high concentration of automotive industry in the Czech economy and its dependence on exports to Germany could be compared to a poorly diversified investment portfolio. At the time when the manual-labor-intensive industries move to countries with a lower labor costs and even stable German economy is losing pace of growth, it is necessary to consider how to support the competitiveness of the Czech economy and ensure sustainable economic growth. The work deals with the question whether a greater focus on the financial sector and with a strong collective investment market may be a possible solution. Author seeks to find the answer thru analysis of this industry and its impact on the domestic economy of the countries with the largest collective investment fund market. The analysis did not prove the initial assumption that the intensive development of the collective investment market in the country will significantly help to grow HPD. However, given the strong correlation between the volume of assets under management and HPD some kind of connection cannot be excluded. A multiplying effect on the other industries is only average, on the other hand the analysis of the competitiveness indicators showed the strength of the industry.
