Рассмотрены теоретические аспекты современные подходы к формированию комфортной среды девелопмента жилой недвижимости и тенденции развития жилой недвижимости крупного города. Разработана маркетинговая концепция жилого дома и выполнено финансово-экономическое обоснование эффективности реализации девелоперского проекта. Сформулированы основные выводы и обобщены результаты исследования. / The master's thesis consists of an introduction, three chapters, a conclusion and a bibliography. Theoretical aspects of modern approaches to the formation of a comfortable environment for the development of residential real estate and trends in the development of residential real estate in a large city are considered. A marketing concept for a residential building has been developed and a financial and economic substantiation of the effectiveness of the implementation of a development project has been completed. The main conclusions are formulated and the results of the study are summarized.

This diploma thesis is focused on the history of the construction development of the residential real estates in the locality of Brno - Komin. The locality is described in this thesis in the basic information form, range of the cadastral area and demography. In addition, the historical events which had influence on the development of this locality are outlined. Further, also the economy structure, public facility and amenities throughout the history are mentioned. Another part of this thesis outlines this locality development, changes and growth during each time period. Further, the characteristic building elements and types of the real estate are described for each time period. The final part of this work is focused on the analysis of development possibilities of construction in this locality.

This diploma thesis deals with urban studies on the territory of Svitavy river in Brno-Husovice. Part of the solved territory is defined as a brownfield - specifically, it is a former Zetor site. New backbone roads are proposed in the defined area, new residential complexes that integrate the area into the surrounding area. In the north of the proposed area, I propose the Park & Ride Park House at the large city ring road in Brno. The proposal also includes the creation of recreational areas - near the embankment, a city park is set up near the Provazníkova road. An interesting feature is the creation of a public space shielded from traffic.

The main objective of the solution is to design urban areas, which would carry on the original structure of the village and effective form of use of the available unused area.

This thesis deals with the layout, construction, fire and thermal technical solution for residential building with business part. The residential complex is divided into four functional parts - underground garages, administrative, operational and residential part. This proposed building has four floors and a basement. The upper floor is sheltered by a flat roof. The constructional system is made of reinforced concrete columns and walls in the first two floors, as for the next floors the brick wall construction is used. The ceiling construction is a monolithic reinforced concrete panel with cross tension.

The main task of this thesis is to describe the development of residential properties in Žďár nad Sázavou. In the first part of the thesis describes the history of the location to the present. The second part is the development of construction is divided into several time periods, which describe in detail the development of the locality. Part of it is devoted to the historical city center. After describing the each time periods followed by a list of most residential properties. The work is accompanied by a map of the development of the urbanistic structure of town marked with residential buildings that are being solved. The last chapter is devoted to the future development of construction and overall assessment of the location.

The content of the thesis is a study of the new use of brownfield, which was created by the termination of the UP Závody furniture company in Bučovice. The subject of the study is the urban design of a new residential area, with additional, required and related functions. The design of the site, including the newly subsumed buildings, is only created at the urban level. In the form of an architectural study, one selected (reference) residential block of an urban complex is then solved. An important aspect is the reaction to the nearby presence of the renaissance castle by observing the preconditions for the monument care.

To achieve this goal, the following tasks were performed: - studied the theoretical issues of automation in the management of real estate; - product requirements are formed from the point of view of the management company; - the analysis of the feasibility of product implementation for the management company; - estimated economic efficiency. The subject of research is the management of residential buildings and business centers. / Актуальность данной диссертации обусловлена возрастающей ролью автоматизации информационных систем во всех отраслях, в том числе и в области управления жилыми зданиями.
