La presente investigación tiene como finalidad evidenciar los cambios originados por la incursión de Airbnb en los servicios de la industria de alojamiento. La metodología usada fue la revisión bibliográfica de libros, tesis, artículos científicos y publicaciones de fuentes académicas. Acerca del tema investigado, la información encontrada evidencia que los hoteles han reaccionado realizando segmentación y especialización en un tipo específico de turista y han añadido valor en los servicios a través de experiencias que buscan quedar grabadas en los recuerdos de los turistas. Respecto a Airbnb, las investigaciones encontradas evidencian que actualmente está creciendo de manera acelerada por el uso de la economía colaborativa, la cual se basa en compartir la creación, producción, distribución y consumo de bienes y servicios entre diferentes personas y empresas haciendo uso de los avances tecnológicos como medio para realizar transacciones. También, a la creciente tendencia por parte de los millennials que son la población que hace mayor uso de Airbnb y esto se relaciona al hecho de la valoración de precios accesible, conocer la cultura local y obtener una mayor información del lugar que se visita. En conclusión, actualmente los hoteles han implementado estrategias que buscan reducir los cambios generados por los nuevos modelos de negocio como Airbnb, usando la segmentación y especialización en un tipo de turista, realizando inversiones en modelos de economía híbrida, paquetes y promociones de servicios que incluyen el hospedaje, alquiler de habitaciones por horas, inversión en mayor tecnología y apertura de hoteles económicos. / The current investigation aims to show the changes caused by Airbnb's incursion into the services of the hospitality industry. The methodology used was the bibliographic review of books, theses, scientific articles and publications from academic sources. Regarding the investigated topic, the found information shows that hotels have reacted by segmentation and specialization in a specific type of tourist and have added value in services through experiences that seek to be recorded in the memories of tourists. Regarding Airbnb, the investigations found show that it is currently growing at an accelerated rate due to the use of the collaborative economy, which is based on sharing the creation, production, distribution and consumption of goods and services between different people and companies making use of the technological advances as a means to carry out transactions. Also, to the growing trend of millennials who are the population that makes the most use of Airbnb and this is related to the fact of accessible price valuation, knowing the local culture and obtaining more information about the place that is visited. In conclusion, hotels have currently implemented strategies that seek to reduce the changes generated by new business models such as Airbnb, using segmentation and specialization in a type of tourist, making investments in hybrid economy models, packages and promotions of services that include lodging, renting rooms by the hour, investing in more technology and opening cheap hotels. / Trabajo de investigación

This thesis deals with the accommodation road. The thesis also discusses the emergence, extincion and other law obligations of accommodation road, each mentioned in separate chapter. A valuation of service is done by various methods and a comparison of the influence of the easement price on the purchase price of the land. An optimal procedure for establishing an accommodation road is set up and a valuation procedure is structured. The value of accommodation road were compared with the purchace price of land, separated the agricultural and building land. The building lands were separated obligatory land and land with justification.

The Diploma Thesis deals with processing a business plan for the reconstruction of a family house into a guest-house in the micro-region Rožnovsko in a town called Zubří. The theoretical part includes investment decisions, a business plan, methods of economic evaluation of investments and the concept of tourism. The practical part contains an analysis of current status, a description of the guest-house and its surroundings, the impact of the crisis on accommodation. The proposal part quantifies the cost of the project, predicts sales and an average price for accommodation. The Thesis also evaluates the efficiency of investments through the use of net present value and payback period.

The diploma thesis has been created as an architectural study of Temporary accommodation for migrants in Brno. Part of the proposal was also the selection of the location, which became the brownfield on the Červený kopec. From the point of view of the accommodation of migrants, the complex is divided into two separate parts - the reception center and the residential center. These centers fulfill the function of short-term accommodation for persons who have applied for asylum in the territory of the Czech Republic and are awaiting its assessment. The facility also includes an entrance check-up facility that every applicant must pass to the receiving center. Both of these centers are separated by the main building, which houses the management of the complex, a dining room with a kitchen and leisure facilities. In addition to free time activities, both centers also offer social, legal or psychological assistance for assylum seekers.

The aim of my diploma thesis is to design the object of a chalet, which is intended for recreation, boarding and accommodation. The accommodation is designed for 16 people in the form of tourist accommodation. The land, on which the proposed building is located, is on a slight slope, in an uninterrupted area in the protected landscape area of Poľana. Access to the land is secured by asphalt road from the northeast side of the land. It is also accessible by a tourist route from the southeastern side. The affected area is located approximately 10 km from the nearest village Hriňová. In the past, the site was often used for recreation. At a distance of 1 kilometer is the old mountain hotel Poľana, which is out of operation, but provides only temporary accommodation. The new chalet should return tourism to this area and increase the interest of tourists. The underground floor has a separate service for servicing and borrowing sports equipment. The building has one underground floor partially embedded in the terrain, from the south side accessible for the public. Two above-ground floors are made up of CLT panels, the first serving for a restaurant and a private dwelling unit, the second one for accommodation. The underground floor is designed with concrete filling blocks. The roof is a saddle, made of wooden collar construction. On the south side of the building is a large dormer.

This master's thesis describes the design of new object of training centre on the outskirts of the city of Brno. The new building is situated in sloping terrain. The building has two floors and no basement. Roofing is solved by single-flat extensive green roof. The purpose of master’s thesis is to design a building for education part which also includes accommodation for visitors. There are two entrances lead to the object and it is accessible from the eastern and western boundary of the property. The whole building was designed accessible for people with reduced mobility and orientation.

This thesis deals with marketing of hotel services for the Hotel Celnice, located in the town of Breclav in the heart of the Lednice-Valtice area. It discusses the marketing mix of hotel and try to find weaknesses in this area and suggest improvements that would lead to better communication and economic outcomes.

This diploma thesis deals with suggestions for improving the services of Hotel U Labutě in Žďár nad Sázavou. It is a small hotel with a number of competitive hotels. An important part of the work is an analysis of the current condition of the hotel and proposals for solving specific shortcomings found during the analysis. The purpose of the proposals is mainly to improve the quality of the services provided and increase the attendance of the hotel restaurant.

This Master's thesis deals with design of accommodation facility. The building si situated in the town of Boskovice, close to sports complex Červená zahrada. The buiding was built on slope. It contains three above floor, one basement floor which is accsesible from the ground. On the basement floor, there is sports complex. On the first floor, there is restaurant. The second and the third floor is intended for accommodation. The building has capacity of 50 beds. These are divided into one to four-bed rooms. The bricked construction system is made of sand-lime blocks. The ceilings are from prestressed concrete floor slab. The buiding has green roof. The work includes project documentation for the construction.

This architectural study offers a solution of the Gemini High School‘s new bulding, /Brno Lesná, the bulding site number 202/9, Vaculíkova street/, and shows a new building of a house of culture with a commercial area instead of today’s school /the bulding site number 253/. The new way of car parking and strenghtened areas of this street are included. The building and pulling down of today’s houses and buildings are devided into 2 phases. In the first phase a new barrier – free school building with a possibility of accommodation and flats is designed /building site number 202/9. This bulding has got two entrances. One from the northern part is for a school and the second one in the west is for the tenants. The school area is spread among the first and the third floor (classrooms, canteen, offfices). The fourh floor is used for students‘ accommodation and for a terrace entrance. There are some flats (2+1, 3+ small kitchen, max. area 120 m) from the fifth to the tenth floors. In the underground the are some tenants‘ cellars and technological rooms for school. The renewed car parking for all the tenants, school visitors and others is provided in Vaculíkova street. After the firt phase of building the new school project will go into the second part. In that time the old school will be pulled down and a new house of culture is designed in this place. There will be restaurant, commercial area, cinema, library – café and gym – fitness. On the first floor there are a restaurant, a library – café a cinema. On the second floor there are a gym – fitness and a commercial area. Car parking for the visitors is provided in the underground - 52 cars + 4 handicapped people. The green roof of this house is designed to be comfortable to watch it from the neighbourhood and do not damage the look of this new building.
