Magistro baigiamajame darbe išanalizuoti ir įvertinti žemės ūkio naudmenų atkūrimo ir gerinimo pagrindų teoriniai ir praktiniai aspektai, atliktas empirinis melioracijos specialistų bei ūkininkų tyrimas, daromos išvados ir pasiūlymai. Darbas susideda iš dviejų dalių. Pirma darbo dalis – teorinė, šioje dalyje aptariami žemės ūkio naudmenų atkūrimo ir gerinimo darbų teoriniai aspektai: analizuojama jų samprata įstatymuose ir mokslinėje literatūroje, apžvelgiami teisinio reglamentavimo ypatumai. Antroje dalyje pristatoma tyrimo metodologija bei aptariami atlikto empirinio tyrimo rezultatai, kurio metu autorė apklausė Jonavos rajono specialistus-melioratorius bei ūkininkus. / Master's thesis analyzes with the base of agricultural land restoration and improvement works, shows it`s theoretical and practical aspects, also author provide an empirical study of professionals and farmers, make conclusions and recommendations. The work consists of two parts. The first part of the work - theoretical, this section deals with agricultural land restoration and improvement work in theoretical aspects: the analysis of the concept of agricultural land restoration and improvement work as it is written in law and literature, also provides an overview of the legal regulatory features. The second section presents the research methodology and discusses with the results of an empirical study in which the author interviewed Jonava professionals and farmers.

<b>EVALUATION OF RISK AND RETURN FOR FARMLAND LEASES</b>Xiaoyi Lin (18436218) 27 April 2024 (has links)
<p dir="ltr">This study explores the net return and risk associated with different farmland leases, focusing on the tenant’s perspectives. The types of leases investigated include cash rent, crop-share, and eight flex leases. Utilizing data from a case farm in west-central Indiana and employing the @Risk simulation software, the study assesses the financial performance and risk exposure of each lease type. The study's objectives include evaluating net return and risk through simulation models. Hypotheses suggest crop-share leases exhibit lower tenant risk, cash rent leases present higher tenant risk, and flex leases more effectively distribute risk between tenants and landlords. Results indicate that, for risk-averse operators, crop-share leases prove advantageous, while cash rent leases offer higher net returns at the expense of increased risk. Flex leases provide a balanced alternative, mitigating risk while achieving higher net returns than a crop share lease. Stochastic dominance analysis supports the suitability of crop-share and specific flex leases for various risk preferences. Downside risk analysis emphasizes the importance of considering the lower tails of net return distributions. The crop-share lease consistently demonstrates more favorable downside risk characteristics, making it an appealing choice for risk-averse tenants.</p><p dir="ltr">In conclusion, the study contributes valuable insights into the complexities of farmland leasing, offering a nuanced understanding of the trade-offs between net return and risk for different lease types. The results provide practical guidance for tenants seeking leases aligned with their risk preferences and financial goals.</p>

information systems in a semantic context require a logical approach. An array of
efficacy problems associated with the relevance of the information required and the data
to be provided must be dealt with in terms of this logical approach so that wise decisions
can be made about future land resource use options.
This study applies the aforementioned statement to strategic decision-making regarding
information management in the provision of accurate and relevant information about the
characteristics of the land resource for use by both the public and private sectors in South
Africa.
With ever evolving human needs that increase pressure on the limited land resource, the
need for accurate and relevant information for strategic purposes is increasing. However,
even at the present time, land information systems design and development is
characterised by a technical design orientation and a narrow cost-efficiency focus, with a
lack of strategic envisioning. Strategic decisions require effective choices regarding what
data should be collected and how this should be stored and processed to support landresource-
use decisions in the future. Information systems can, however, not cater for too
many variables due to cost implications. Hence, strategic choices in generating only the
required information and data for storage and processing become necessary.

Land - use rights (Summary) The purpose of this thesis is to complexly discuss history, development, contemporary state and the future of the land-use rights, especially with respect to specific attribute of land as being an object of civil legal relationships. This paper can be divided into three parts - history and the development of usage rights, description and analysis of valid legal regulation of usage rights and finally comparison of this regulation with the draft of new Czech civil code and Slovak regulation of lease relationships. For the sake of better arrangement, the comparative part does not constitute a separate chapter, but is included in particular chapters related to relevant usage institutes instead. The first part of this thesis concerns the history of land reforms in Czech lands, demonstrating a close connection of land legal relationships with social and political changes in our territory. After the year 1948, the institutes of usage rights became one of the dominant instruments of building the socialist society, where the principle "land belongs to those who farm on in" applied. The purpose of this study was to investigate the status of agricultural land within nine municipalities. It was carried out through an assignment from LRF – The Federation of Swedish Farmers, which led to this report. The questions at issue were as follows; 1. How has the development and use of agricultural land seen historically and in the future in Sweden and in Västerbotten, Norrbotten and Stockholm? 2. What status does agricultural land have in the national legislation? 3. What status does agricultural land have in practice in local community planning? 4. What are the differences between conditions and conflicts in urban communities and sparsely populated rural communities, in the regions of Västerbotten, Norrbotten and Stockholm? The method of the study was made through 17 phone interviews with informants from the nine municipalities and the municipality groups from LRF. The result showed that the development and use of agricultural land is mostly negligible within the investigated municipalities, through reduced farmland, which decrease due to urban expansion. The status of agricultural land is considered to be high within many of the municipalities, but low according to most of the informants from LRF. Legislation is showed to not be enough to protect the agricultural land, and the agricultural land is in conflict with the municipalities' willingness to expand, and develop sustainable and attractive cities.

The Effect of Utah Population Growth on Conversion of Agricultural Land to Residential LandDyner, Suzanne Shoshana 01 May 1986 (has links)
Land resources are essential to the production of many goods and services, including food, fiber, housing, and recreation. Often, these alternate uses are thought to be incompatible, and the conventional wisdom holds that in a place such as Utah, where rapid population growth is occurring near farming activities, at least some agricultural land must be converted to developed uses. The purpose of this paper is to investigate the strength of the relationship between population growth and change in farmland, especially cropland, in Utah.
Theoretically, population growth has been assumed to affect the amount of land in agricultural use. An empirical model is formulated to explain changes in the quantity of various types of agricultural land as a function of four hypothesized explanatory variables, one of which is the percentage change in population.
The conclusion reached is that population growth is not statistically related to changes in the amount of land in agriculture in Utah. Although some land at the urban fringes is converted to developed uses every year, it is replaced in other locations by new farmland . Therefore, the increase in population that resulted in some cropland conversion is not directly related to the change in cropland. Moreover, none of the other explanatory variables are consistently related. Even in a hypothetical "worst-case" scenario, in which all future development is assumed to take place on cropland, little of Utah's cropland would be lost by the year 2000. If Utah state and local planners desire to encourage retention of land in agriculture, further study should be directed towards finding the relevant explanatory variables, and policies should be based on an understanding of the significant relationships.

The edible desert| An inventory of land suitable for urban agriculture & its economic potential in lower Washoe County, NevadaAnderton-Folmer, Haley 19 November 2013 (has links)
<p> This study utilized geographic information systems (GIS) software to identify and map vacant parcels of land where the establishment of urban market gardens and small-scale farms would most likely be viable, and then estimated potential crop yields and gross sales based on available land resources. Of the 100,618 parcels (62,098 acres) within the study area, 14 percent (4,603 parcels, 8,612 acres) were water-metered, vacant, and met the study's minimum suitability requirements. Based on average yields for fourteen regionally appropriate crops and local produce prices for organic goods in 2012, gross yields and sales were calculated. The findings suggest that urban growers in the Reno-Sparks-Washoe County study area could generate between $88,000 and $272,000 per acre, a range based on conventional and biointensive crop management methods, respectively. If 10 percent (861 acres) of all suitable vacant lands were cultivated, an estimated $76 million to $234 million could be generated through sales of an estimated yield of 29 to 86 million pounds of produce. </p><p> These figures were based on the assumptions that land would be at least 60 percent cultivated; that season extension infrastructure such as row covers, polyethylene-film covered hoop-house structures, or traditional greenhouses would be utilized to ensure three full growing seasons if necessary; and that 60 percent of all produce would be sold directly to consumers at organic retail prices. Costs of labor, establishment, and production were not considered due to extreme variability of site requirements and growing methods. The results highlight the importance of urban agriculture to our community's economy and food security, and its needs for greater public awareness and political and programmatic support.</p>

In a time where many municipalities have an ambition to increase their population, new buildings have to be established at the same time the future value of agricultural land has increased largely the last few decades. This can create dividing lines where the value of farmland stands against new construction. In the 1970s much settlements were added to agricultural land in the municipality of Piteå. At this point there were no clear regulations of the land use resource value. In the current situation the municipality wants to densify the settlement and this creates problems as the law says that usable agricultural land can’t be established if it doesn’t satisfy an essential social interest. In this study, the municipality of Piteå and Länsstyrelsen Norrbotten’s relation to the conservation of agricultural land has been investigated to find out if there is any differences and if so in what way that is expressed.
