Effektiv byggproduktion / Efficiency in construction

This report aims to suggest recommendations that will increase the efficien¬cy in theconstruction process of a construction project. Through interviews, studies of budgetcalculations and examples given by the project management at the construction sightsan understanding of some complications have been gained. These complications havebeen tracked back in an attempt to find the source of the problem, and at the end ofthe report some suggestions have been presented with the pur-pose of preventingthese complications. Through the interviews it is suggested that many complications re-late to lack ofcommunication and motivation due to poor planning be-fore and during theconstruction process, a suggestion that is supported by the study of the budgetcalculations. The examples from the project management also points out someshortages in planning, but also coordi-nation related complications due to lack ofcommunication. To prevent these problems the recommendations suggested at the end of thisreport aims to improve the planning process through a properly fulfilledwalkthrough-planning of all of the construction activi¬ties during the time needed todo so. It is also suggested that the company uses experience from previous projects inorder to reduce costs, and that the qualifications of the employees is being appliedwhere it is needed. It also contains suggestions to re¬duce the com¬munica¬tion andcoordination problems, mainly through meetings and visible instructions. Somesuggestions about attitude, behavior and routines are also included in therecommendations.

Therefore the relationship between the contractor and the construction client must be at its best. However, increasing construction costs has led to a debate about the relationship between the contractor and the construction client. Does the relationship need a boost? If so, what will it take in order to keep it in balance and in order of it to maintain it’s good shape?

Bygg- och anläggningsbranschen betraktas som konservativ och trögutvecklad då liknande arbetsmetoder har använts sedan branschens begynnelse. Det borde finnas arbetsmetoder som är mer effektiva i förhållande till teknikutvecklingens expandering. En ny, men idag relativt oetablerad, arbetsmetod möjliggör att information integreras och samordnas i en interaktiv 3D-modell genom en hel byggprocess – byggnadsinformationsmodellering (BIM).Denna studie har i syfte att för anläggningsbranschen belysa för- och nackdelarna med BIM som arbetsmetod, samt redogöra vilka hinder som finns och vilka åtgärder som krävs för en bredare implementering.Genom en fallstudie utvärderas detta via kvalitativa intervjuer med representanter för byggprocessens olika skeden. Intervjuerna grundar sig på en uppsättning av utvärderande frågor samt en konstruerad BIM-modell över ett verkligt anläggningsprojekt.Slutsatser som har dragits av studien är att utifrån de nuvarande arbetsmetoderna indikeras ett behov för effektivisering av samförståelse i projekt. Med BIM som arbetsmetod ökas samförståelsen och effektiviteten vilket leder till reducerade tid- och kostnadsparametrar med en högre kvalitet och tillförlitlighet i den färdiga produkten.Anläggningsbranschen välkomnar detta och kommer att gynnas av ett metodbyte i det långa loppet. Det finns dock hinder som måste åtgärdas innan en fullständig implementering kan ske. För att beställare ska kunna kräva detta så måste en tydligt strukturerad standard utformas, som även utbildningar samt kalkyler för att få en ekonomisk vinning grundar sig på. / The construction industry is regarded as conservative and slow developed where similar methods have been used since the industry began. There should be methods that are more effective in relation to the expansion of technology development. A new, but today quite unestablished, working method allows information to be integrated and coordinated in an interactive 3D model through the whole building process – building information modeling (BIM).The purpose of this study is to the construction industry illuminate the pros and cons with BIM as a working method, and also outline which obstacles there is and which measures that are required for a wider implementation.Through a case study evaluates this via qualitative interviews with representatives of the construction process in its various stages. The interviews are based on a set of evaluating questions and a built BIM model of a real construction project.Some conclusions that have been drawn from the study are that based on the current working methods that indicate a need for efficiency of joint understanding in projects. With BIM as a working method the joint understanding and the efficiency increases, which leads to reduced time and cost parameters with a higher quality and reliability in the finished product.The construction industry welcomes this and will be benefited with a change of methods in the long run. However, there are obstacles that must be rectified before a full implementation can take place. If clients should be able to demand this there must be a clearly structured standard designed which also educations and calculations to obtain a financial benefit is based on.

The consultant in the construction process may have an important role in the innovation development. The purpose of this study is to investigate what impact on innovation in the construction process consultants might have. It also illustrates how innovation can be managed and distributed on the basis of consultant's role. It also discusses the diffusion of innovation from the consultant's involvement in both "ordinary" and R&D projects. On a consulting firm in Uppsala qualitative interviews were conducted with several employees. It appears that the "major innovations" usually takes place in the R&D projects. For a consulting firm with technology competence it can be centrally to present competitive offer, which is one reason to strive for innovation. The study shows that a consultancy firms participating can strengthen their skills. It is important that the consulting firm becomes aware of new materials and products. The construction industry is considered to have a low degree of innovation in comparison to other industries. Many actors continue with old and well-known methods to avoid risks and costs. The construction industries have a complex system with a number of actors involved in different parts of a project. There is no clear culture to bring further innovations to action. The type of contract in project is considered to have an impact on the ability to influence innovations. To strengthen the consulting companies, the opportunity to work with initiatives for innovation and to hold a dialogue with employees about innovative work, developing new methods and techniques are important.

Det här examensarbetet är utfört på uppdrag av Skanska Väg och Anläggning Region Stockholm/Mälardalen med syftet att inventera byggprocessen vid markupphandling i tidigt skede och samarbetet mellan BoKlok Housing AB, Skanska Väg och Anläggning och Distrikt Affär. Bakgrunden till arbetet är att Skanska Väg och Anläggning upplever vissa svårigheter i sitt samarbete med sitt dotterbolag BoKlok Housing AB. Samarbetet gäller framförallt framtagandet av kostnadsbedömningar och utförandet av markarbeten som Distrikt Affär och Skanska Väg och Anläggning gör åt BoKlok Housing AB. Svårigheterna uppstår på grund av olika förutsättningar för olika projekt och dålig kommunikation. Det som försvårar problemet ytterligare är att det ingår en tredje part, Affär Distrikt, som är Skanskas nystartade affärsenhet. Affär Distrikt tar fram kostnadsförslaget medan Skanska Väg och Anläggning utför själva arbetet i projekten. Studien har genomförts med fokus på byggprocessen, organisationen och det som i dagligt tal kallas ”tidiga skeden”. En inledande litteraturstudie genomfördes där framförallt byggprocessen och tidiga skeden studerades. Studien resulterade inte i någon ny definition av begreppet ”tidiga skeden” men visade att byggprocessen är strukturerad och har en tydlig definition. Huvuddelen av studien genomfördes genom intervjuer med personal på både Skanska Väg och Anläggning, Distrikt Affär och BoKlok Housing AB. I intervjuerna framkom det att samarbetet inte fungerar enligt önskemål och att det finns ett ”vi och dem”-tänkande som är djupt rotat. Slutsatsen av examensarbetet är att båda organisationerna behöver mer stadga och rörlighet för att fungera bättre. De behöver även se över sina respektive organisationer och kontakterna mellan Skanska Väg och Anläggning, Distrikt Affär och BoKlok Housing AB behöver bli tydligare och mer regelbunden. / This is the result of a diploma work in construction engineering written on behalf of Skanska Civil Construction Region Stockholm/Mälardalen. The purpose of this diploma work is to make an inventory of the building process on land contract in early stages and the cooperation between BoKlok Housing AB, Skanska Väg och Anläggning and Distrikt Affär.The study was conducted with a focus on the building process, organization, and early stages in the construction process. The literature study showed that the building process is clearly structured, while the concept early stages has no clear definition. The main part of the study was conducted through interviews with managers both at Skanska Väg och Anläggning, Distrikt Affär and BoKlok Housing AB. The interviews revealed that the collaboration is not functioning properly as required. At the end of this thesis, recommendations are given on what Skanska and BoKlok Housing AB can do to increase their cooperation. They both need to review their organizations. One should also ensure that the contact between Skanska and BoKlok Housing AB should be clearer and more regular.

Effektiv kommunikation inom byggprocessen : En kvalitativ intervjustudie om hur samarbetet mellan entreprenör och konstruktör fungerar

To cover the current housing shortage there is a need to increase the amount of buildings to be constructed. 13 % of the total cost is due to lack of communication. There is therefore an apparent need to increase communication between these actors. This so that the buildings can be built efficiently to cover living needs. For this study we have used Interviews as our main method. Five actors have been interviewed to get their opinion on what is lacking in communication between each other. What the actors think is presented in the results. Reported by the actors is that one common reason for the lack of communication depends on personal chemistry but that it generally works well. Three factors have been identified as being the most common reasons for break downs in communication. These are the understanding for the other actors, collaboration and trust. / Idag är det många byggnader som behöver byggas för att täcka bostadsbristen. 13 % av byggnadskostnader beror på bristande kommunikation. Det tillsammans med bostadsbristen gör att kommunikationen måste effektiviseras mellan aktörerna. Detta för att på ett effektivt sätt kunna bygga bostäderna för att täcka behovet. I denna studie har intervju använts som metod. Fem aktörer har intervjuats för att få deras åsikt på vad det är som brister i kommunikationen mellan varandra. Vad aktörerna tycker framgår i resultatet. Där redovisas det bland annat att kommunikationen mellan aktörerna är personberoende men att den generellt fungerar bra. Tre faktorer som är vanligt förekommande vid bristande kommunikation har också identifierats, vilka är förståelse för den andra aktören, samarbetet och tilliten mellan aktörerna.

Virtual Design and Construction (VDC) is the definition for using BIM in the construction process to simulate and analyse the building. Resulting use of the technology will according to proponents lead to fewer construction errors, a better understanding between stakeholders for the construction project, less communication problems and a smoother construction process. Although BIM has according to researchers a big potential, few companies have succeeded in broad and continues implementation. The study aims to identify the factors affecting the implementation. More precisely identify what factors influencing the decision to adopt VDC and potential barriers in the diffusion process. The empirical findings are based on a case study of NCC Construction Sweden. Data has been gathered thru interviews, field trips and internal documents. The results of the study indicates that four factors influence the decision to adopt VDC; the perceived benefits, associated effort to use the technology, social influences and supporting conditions. Experience from the technology, knowledge about it and how to use will have a positive impact on the decision do adopt. The process of implementing VDC into the organisation is affected by the complex nature of the technology. The technology needs to adapt to the projects context. The barriers identified in the diffusion process can be categorised into three levels; Individual level includes knowledge about the technology and how to use it. Organisational level includes lack of resources, process owner, design of the building process and economy. Interorganizational level includes institutions, standards and knowledge transfer.
