This diploma thesis deals with a project to centralize the production of brass cage bearings in the company ZKL Hanušovice, a.s. The first part is focused on the description of the current production process, which has many disadvatages. From the analysis of these disadvantages we can make suggestions for making the production process more effective. The second part of the thesis focuses on these suggestions for the cetralized production proccess. The best of these suggestions has been elaborated into a technological project including capacity calculation and technical drawings. The final part of the thesis provils a technical-economic evaluation of the project, focusing mainly on the efficiency of investment in new production equipment and its impact on company management.

Thesis deals with appreciation of real estate investment before sale. Theoretical part of the thesis is describing basic concepts from the field of valuation of property and basic concepts of investment. There were also summarized basic types of investments, evaluation methods and financial expenses related to investment. Practical part of the thesis is focused on specific property, where were realized construction work. First of all were researched financial expenses of construction work, i.e. investment cost. The property was evaluated by three hypothetical variants of investment. Calculation of expenses related to borrowed capital followed. At the end of the thesis, the survey data were evaluated and compared.

Real Options in Real Estate Development Investment

Real estate development investment requires a large capital funding but it has slow payback with many risks and uncertainties in the investment. The current approach by using NPV to evaluate this type of investment is not adequate anymore. This is because NPV does not thoroughly capture the uncertainties in the investment and the method ignores the management flexibility whether to postpone or abandon the project in the future. An alternative approach that addresses these issues is to use real options to evaluate this type of investment. The thesis uses the real option model that was proposed by McDonald and Siegel (1986) to evaluate real estate development investment. The model captures value and cost uncertainty in the investment and considers that managements have the flexibility to defer the investment into the future. The thesis analyzes the model critically by sensitivity analyses and shows that using the model requires the input parameters to be carefully determined, especially the ones that relate to unit rental rate.  Furthermore, the paper uses Monte Carlo simulation to determine the optimal ratio between value and cost which suggests that the investment should be deferred or invested now. The result shows that, in general, a real estate project should be invested when the value of the project doubles the cost. Also, the result from the simulation allows investors to adjust the ratio according to their risk behavior. Lastly, the thesis performs another Monte Carlo simulation in order to quantitatively identify the effect of the real option model on the investment decision. The result shows that using only the traditional NPV to evaluate the investment can lead to the wrong investment decision more than 90% of the time. Therefore, using both real options and NPV together can improve investment decisions on the real estate development project.

Author of this dissertation focuses on venture capital financing in the Czech Republic. Individual aspects of venture capital financing from the perspective of investors and also businesses are researched and evaluated in this work and formulated proposals for changes that may lead to the development of venture capital financing in the Czech Republic .This research is based on findings published in foreign scientific journals and own research. This dissertation has several scientific objectives. It is necessary to identify the evaluation criteria used by the investors to evaluate the proposed business plans. It is also important to research the nonfinancial added value and to determine the forms of support businesses receive from the investors. The final objective is to identify the limitations of venture capital financing in the Czech Republic. A list of recommendations that should improve the condi-tions of venture capital financing is formulated based on these identified limitations. Primary research was conducted with the help of questionnaires and interviews. Resulting qualitative data was evaluated with the help of Microsoft Excel. Thorough analysis of the qualitative data allowed the formulation of conclusions which can be found in the final part of this work. This dissertation provides a complex view of venture capital financing in the Czech Republic, its specifics, conditions and limitations.

Decisions are made by individuals and their personal preferences may influence the outcome of their decision. Investment evaluation processes of an organization should help to ensure the manager that investment projects are analyzed according to a welldefined evaluation guide, in the same way and with due impartiality, in order to avoid that such personal preferences outweigh the "canons" of the organization. There are within the theory the necessary and sufficient tools for the investment evaluation, however, with regard to guides for investment evaluation, these are developed by the own organizations to meet their specific needs. In this study, an exploratory research seeks to conceptualize investment project and investment evaluation. Discounted cash flow methodology, capital asset pricing model and traditional metrics of investment evaluation are studied, as well as the aspects related to risk, uncertainty and irreversibility of real projects. Then, having as objective to extract from the theory an investment evaluation guide based on discounted cash flow methodology, several guides for evaluating investments were analyzed, looking for a systematization of procedures able to gather the essential steps of an evaluation, to ensure that these are carried out systematically. Afterwards, based on a case study, the resulting investment evaluation guide has been tested in a real case - previously assessed by a renowned consulting firm - and it has been confirmed that the said evaluation guide could have been successfully employed to evaluate the real case / A natureza complexa das decisões de investimento, por envolver um largo espectro de fatores, resulta em que raramente o gestor domina todos os aspectos determinantes da qualidade de sua decisão. As decisões são tomadas por indivíduos e suas preferências pessoais podem influenciar o resultado de sua decisão. Os processos de avaliação de investimento de uma organização deveriam contribuir para assegurar ao gestor que os projetos de investimento fossem analisados segundo um roteiro de avaliação bem definido, da mesma maneira e com a devida imparcialidade, de forma a evitar que tais preferências pessoais pudessem sobrepujar os cânones da organização. Encontram-se na teoria as ferramentas necessárias e suficientes para a avaliação de investimento, entretanto, no que concerne aos roteiros para avaliação de investimento, estes são desenvolvidos pelas próprias organizações para atender às suas necessidades específicas. Nesse estudo, por meio de uma pesquisa exploratória, procurou-se conceituar projeto de investimento e avaliação de investimento, estudou-se metodologia de fluxo de caixa descontado, metodologia de precificação de capitais, as métricas tradicionais de avaliação de investimento, e os aspectos relativos ao risco, incerteza e irreversibilidade dos projetos reais. Em seguida, tendo como objetivo extrair da teoria um roteiro para avaliação de investimentos com base na metodologia de fluxo de caixa descontado, vários guias de avaliação de investimentos foram analisados, em busca de uma sistematização de procedimentos capaz de reunir as etapas essenciais de uma avaliação, de forma a assegurar que essas sejam levadas a cabo, sistematicamente. Depois, com base em um estudo de caso, o guia de avaliação de investimento resultante do estudo foi testado em um caso real previamente avaliado por uma empresa de consultoria de renome e confirmou-se que o referido guia de avaliação poderia ter sido empregado com sucesso para avaliar o caso real

The business involves the acquisition, deployment and operation of a health service franchise that is presented to the consumer market in the form of a fitness center oriented and specialized in elderly people. The circumstances offered as investment alternatives in the economic environment that presents real interest rates much lower than those offered to investors in the early 2000s are taken into account, in parallel with the strengthening of the franchises as a thriving productive investment option, with strong growth seen in the last 10 years. The formal and commercial peculiarities of the relationship between franchisees and franchisors, with the possible difficulties and perceived conflicts in the management of these interests are also studied. Medical health market services and the recent awareness for the need for physical activities in all ages are described in addition to the prospect of increased longevity and quality of life in the elderly due to adoption of physical activities. For investment evaluation purposes, methods of Break-Even point, Payback, Net Present Value and Internal Rate of Return are applied, calculated and discussed from a practical case, with real and contemporary data. The study is based on the outcome of these calculations and on their real utility. Suggestions and topics to be addressed in further studies are also provided / O objetivo deste trabalho é sugerir a utilização de diferentes métodos que possam auxiliar um tomador de decisão na avaliação de um investimento financeiro a ser feito na constituição de um empreendimento comercial. O referido empreendimento é composto pela aquisição, implantação e operação de uma franquia de serviços em saúde que se apresenta ao mercado consumidor na forma de uma academia de ginástica voltada e especializada no atendimento do público da terceira idade. São levadas em consideração as circunstâncias atuais oferecidas como alternativas de investimento, num cenário econômico que apresenta taxas de juros reais muito inferiores àquelas oferecidas aos investidores no início dos anos 2.000, em paralelo ao fortalecimento das franquias como uma pujante opção de investimento produtivo, com forte crescimento evidenciado nos últimos 10 anos. Também são estudadas as peculiaridades da relação entre franqueados e franqueadores, do ponto de vista formal e comercial, junto às possíveis dificuldades e conflitos percebidos na gestão desta conjunção de interesses. São descritos o mercado de prestação de serviços em saúde e a recente conscientização a respeito da necessidade de atividades físicas para todas as idades, além da perspectiva do aumento da longevidade e da qualidade de vida dos idosos com a adoção destas práticas esportivas em seu cotidiano. Para efeito de avaliação de investimentos, são descritos os métodos de Ponto de Equilíbrio, Payback, Valor Presente Líquido e Taxa Interna de Retorno, aplicados, calculados e comentados a partir de um caso prático, com dados reais e contemporâneos. O estudo é concluído com base no resultado destes cálculos e a análise da conveniência de suas utilizações, junto a sugestões de aprofundamento dos temas a serem abordados em novos estudos

Last part of the thesis is dedicated to the evaluation of the financial plan and a sensitivity analysis.

This project is expected to produce sequence of DNA representing the functional blueprint and evolutionary history of the human species. As we entered the postgenomic era, what we faced is the explosion of new information, which is leading to dramatic changes in the way we are able to study and manipulation of life. At the first few years, many groups were competing in sequence decoding. However, the findings of the functions of genes and the interactions of different gene products are the main issues helping us exploit the new biotechnology markets. Through the research of functional genomics to explore the function, expression, and protein products of novel genes is helpful in identifying new drug targets and developing therapeutic strategies in treating various diseases. This is what we emphasized in biotech market after entering the postgenomic era. The most valuable branch of biotechnology industry is the medical products in global biotechnology market. The medical products take up to 70% of total sales in biotechnology markets. Among the medical biotechnology field, recombinant protein drugs, monoclonal antibodies, vaccines, and detection kits have been focused in pharmaceutical R&D investment. Executive yuan of the Republic of China decided to emphasized in protein drugs, anti-cancer drug development and detection kits in their “ The promotion plan of improving biotechnology industry”. Currently, the drugs against cancers, metabolic diseases, inherited diseases, and autoimmune diseases are still unavailable. Especially the drugs for various cancers, and autoimmune diseases including rheumatoid arthritis, multiple sclerosis, psoriasis, and allergy are under intensive investment in global biotechnology industry. This is because the drugs used today have the deficiencies including low specificity and adverse side effects. Thus, target therapy using monoclonal antibodies and small molecular drugs are the goals for worldwide biotech companies. However, the development in research has been considered as the most important thing in the starting stage of newly founded biotech companies and the long time needed for putting a new drug to market make very few biotech companies have salable products. Thus, the newly biotechnology company has been considered has high risk in the beginning stage. This makes investors to hesitate in putting their money in this field. To evaluate the potential of a new biotechnology companies is difficult since the complex of this industry. This study will try evaluating a newly founded biotechnology company not only through technology, product, market, competitors, human resources, strategies, but also from the consideration in bioethics. Hopefully, through the evaluation of multiple markers, we can conclude the essential factors for a successful company and screen out the company with high growing potential via this study. Finally, this study might serve as a reference for investors in evaluating a promising company for long-term investment.
