Porovnání tržní hodnoty nemovitostí ve vybraných evropských městech / Comparison of the market value of real estate in selected European cities

The aim of this diploma thesis is to compare market prices with respect to the locations in European cities. Locations are divided to European capitals and European cities with smaller (limited) population. Selected real estates are predefined apartment and predefined family house which are the same for all locations. Subject of the literature review is the definition of basic concepts, introduction of the real estate market situation both from the Czech and European perspective and outline of the basic information on European Valuation Standards including their history. Before starting the thesis I established the methodical procedure consisting of selection of the location, i.e. analysis of the markets of individual European metropolises and cities with smaller (limited) population. For the research I chose 4 capitals and 4 cit ies with a population up to 100.000 in Germany, Great Britain, France and the Czech republic. I focused especially on comparison of market prices of the apartments between individual European capitals because an apartment is object of the business transactions more often than a family house. I compared the market prices of family houses only in the cities with smaller (limited) population. In conclusion I tried to clearly summarize the reasons for the price differences between the cities with emphasis on the economic force in individual countries.

Mutual interaction of wage taxation, social security contributions and social benefits influences a motivation to work. Insufficient linkage of these elements causes that some people are not interested in increasing work effort. With increasing labour supply and gross income they lose a claim to some social benefits and it causes slump in their net income. This dissertation shows the components of tax and benefit systems that have a negativ impact on motivation to work of model households. The thesis discusses an efficiency of changes in these systems that occured in monitored years. The highest attention was paid to finding the reasons for the fall into the poverty trap. The analysis used the model of marginal effective tax rates.

Brno. 2015 The aim of the thesis is to find out what are the customers preferences when they buy a bottle of wine in terms of wine packaging and labels and if there is a need of branding for small wine producers as part of their marketing strategy. The regional products have started to be more demanded from Chilean customers and there was a need to find out if regional products can be connected to branding. There was analysed literature review, corresponding researches and studies. There was also created the pilot online survey about the Chilean customer's preferences. The pilot online survey is limited with the sample size and hence the sample is not representative. Therefore, the main focus is to find out how the consumers understand the questions and what should be the main improvements for the future research to avoid misunderstanding. The survey fulfilled 80 respondents and there was found out that 71,25 % of respondents decide to buy bottle of wine according to brand or name of the winery. The main attributes such as brand, name of winery, year and origin place was found out as the most important attributes for respondents. There was applied recommendation for future research to apply also qualitative research in form of in-depth interview or focus groups as there can be easily misunderstood the visual meaning. According to gathered data there was proposed a brand strategy as a guideline for small producers of wine. The thesis is written for a project Vitrina Campesina supported by Chilean government.

The review of valuation methods follows. The practical part draws on theory and deals with the real property market analysis with regard to the specifics of the area. It does include valuation of real property using methods, which were selected as most suitable for a particular purpose. Finally, it summarizes the objectives mentioned in the introduction.

The diploma thesis focuses on the development of South African agriculture with a greater emphasis on the wool industry. This work is divided into two parts; the first part defines the general trends in the development of agribusiness, the current role, the specifics and the position of agriculture in the world with the influences of globalization. It also describes the historical development of the agricultural sector in South Africa and the general characteristics of the wool commodity. The second part of this work concentrates on the analysis of the agricultural sector in South Africa and its current position within the South African economy together with the international trade in agricultural commodities. Subsequently, the thesis identifies the development of the wool commodity in the world market with a detailed analysis of the South African market and the entire wool industry in South Africa.

The diploma thesis aims to identify the factors affecting the level of housing construction in the Czech Republic and to build an econometric model. The first part provides an overview of the literature. The chapter Methodology describes the methods used to build an econometric model and describes the different characteristics that determine the level of housing construction. Their influence is validated using multivariate regression analysis in chapter Results, where there is also a forecast level of housing construction for 2015. At the end of this thesis the results are interpreted.

The diploma thesis deals with the identification of forms solution for the absence of financial funds in different types of households in the Czech Republic. The theoretical part focuses on the consumer behaviour of households and the factors influencing the consumption. The practical part is based on qualitative research which analyse the structure of income and spending of households and their consumer preferences. It recognizes the main reasons leading households to saving, lending and using of financial products. A significant part of the diploma thesis is focused on the issue of financial literacy. Research sample was consisted of 18 households, for one month households had to recorded income and spending into the diaries. Diary survey was supplemented with in-depth interviews (n = 18). Gained information allowed to deduce conclusions and to formulate recommendations for institutions acting in the financial markets.

In the theoretical part of the thesis, the issues of auctions and their requirements are dealt with. Secondly, the practical part describes the specific real estate auction made in the area of Liberec Heights-Stary Harcov and there is further prepared by statistics dealing with the difference of the estimated price of the apartments, which were sold at auction, with prices of involuntary, which these flats were actually auctioned for. The work also includes its own estimate of one of these flats with an explanation of why the assessed prices differ from the prices at which the apartments are auctioned
