Assess the Influence of the Financial Institution Operates in Securitization of Real Estate

The securitization regulations of the real estate were announced and implemented on July 23, 2003. These improve the mobility of real estate in Taiwan. There are two kinds of forms, the investment trust of real estate (REITs) and real estate assets trust (REATs). U.S.A is the. most developed country for REITs, and the experience in Japan can give us some important reference. This research hopes with discussion and analysis of some cases of our country and then consults the real estate securitization systems of U.S.A., Japan, Hong Kong, etc.; one can put forward the view and suggestion on the influence that the financial institution operates on the securitization of the real estate. In the securitization operation course of the real estate , manage the rule etc. in decree including Trust Law , trust business law , bank law and trust and investment corporation involved . The securitization can be assigned to enterprise's financial securitization and securitization of the assets, and the assets securitization can be divided for securitization and securitization of the real estate of financial assets. The main purpose includes promoting the effective use of the real estate, promote the effective use of the fund, improve and raise the environmental quality of the essence, prevent the land resource from to control, prevent land speculation from, perfect the market function, disperse the investment risk, solving the problem of financing for the financial group, large-scale production of reaching the real estate and managing. Its characteristic, for circulation, cashing, fairness, specialized, disperses the risk. The main difference of REITs and REATs is that there is fund and securitization with REITs first, then invest in the real estate and relevant right, but REATs is to enable assets possessors to obtain the fund through the securitization, reduce the real estate and hold the quantity. The securitization of the real estate originated from U.S.A., was the place where the whole world develops REITs earliest, legal system is complete, the diversification of the goods. Till the end of January of 2006, there are listing REITs 198 Companies in all, total market value is 358,400 million dollars, the rights and interests type have absolute predominance. The Japanese real estate securitization was implemented formally in November of 2000, 32 are listed till March of 2006, the total about 3.26 trillion days of market value round. Hong Kong REITs market just belonged to the starting stage, own 3 in common begin to merchandize till the end of March of 2006, it up to 23,500 million Hongkong dollars to raise the scale of the money, yet there is large one and will be listed on Hong Kong soon in the reservation, Hong Kong will become the second largest REITs market in Asia, is second only to Japan. And the investment trust system of real estate of our country consults U.S.A. mainly, the assets trust of the real estate draws lessons from Japan. Till the end of December of the 94th year of the Republic of China, already there are securitization goods of 10 pieces of real estate that have checked and approve to issue at home, among them 7 departments regard REATs as the structure, 3 departments issue and are listed by way of REITs. Domestic the real estate securitization to last only more than two years, its still some subjects in the course of decree clause and operation deserve the discussion , including REITs is it issue , REITs business transaction ,etc. agreement of amount of money standardize stipulate , pluralistic issue of source that REITs mark of standard ,etc. to add to. Implementation of the securitization of the real estate, it influences the aspect to relevant industry extremely widely, cause the influence analogous to the degree on the traditional business of the financial institution. The securitization of the real estate has changed the way in which the fund raises of the past, has also produced the change to the form of operation and administration of the real estate market. And the influence on the business of financial institution, in terms of banking, it is served as and is commissioned the organization that there are its positive benefits, investment tool increase , underwriting , self-operation , brokerage of marketable securities , develop investment bank , reverse side influence for storing original , loan business reduce. From the angle of the securities business, its role's function is roughly consigned to roles of functions , person who makes city , serving as financial advisor , the mobility of the financial goods fixing the price and designing , secondary market , educational investor ,etc.. From the angle of the insurance, role that can serve as it, take on original organization, investor, trust business, real estate management organization, credit strengthen insurer, etc. role. But in the course of securitization operation of the real estate, there must also be good control systems, guarantee that the relevant interested party's rights and interests are not injured. Control the system , is divided into three kinds , such as inside control system , external finance managing , financial market's own self-containment ,etc. on the whole . The securitization market of the real estate will step into the stage growing up fast, will grow up the space very big in the future, will attract more investor's input, in order to ensure investor's rights and interests, the relevant mechanism, with should be set up to form a complete set as quickly as possible, give investors more reeducation, the construction of the information platform of investment, every trade agreement melts simple and easily and makes clear etc.. The developing real estate securitization will be revised open soon; the competent authority should bear and verify the heavy responsibility. The innovation ability of the financial institution will also face the test , a piece of a large amount of real estate securitization goods coming one after another, how the financial institution weeds out the old and brings forth the new, obtains to investors and favors, it is a decisive key of the future. The domestic efforts in this respect of financial institution still remain to strengthen. The development of the securitization of the real estate will move towards the internationalization too unavoidably, integrate with the international capital market, should be adjusted too while managing the norm. Future, real estate securitization apply city newer, public construction, non-performing assets, etc. to, the operation course is quite professional, tedious, every financial institution should train every qualified personnel in a specific field actively, develop the administrative system of the assets, set up and perfect the inside control system, and set up and specialize in the department to promote the securitization business of the real estate.

A Study of Operation and Off-Campus Performing Phenomenon Given by the Music Talented Class of Senior High School:Focus on Cases of Seven Schools in Southern Taiwan

Abstract This study applies qualitative and quantitative research to investigate the relationship and effects off-campus performances have on students, teaching activities, school administration, and social education. Data was collected in the form of questionnaires and interviews. The questionnaires targeted the 2nd and part of first and third graders of music-talented classes of the seven senior high schools in southern Taiwan. Besides, interviews of teachers and administrators were given to compare each school¡¦s performance styles so as to research the phenomenon of off-campus concerts and operation. The results of this study are as follows: 1. Students¡¦ recognition and satisfaction towards off-campus performances are in direct ratio with students¡¦ involvement 2. Excellent off-campus concerts represent successful music instruction while successful music instruction reflect directly on high performance level at concerts 3. Off-campus performances should be supported by school administration, while school administration exhibits its function in the performances. 4. The styles and repertoires of off-campus concerts manifest each school¡¦s genre. 5. Off-campus concerts function as social education through student appreciation, demonstration and involvement. 6. Each of the seven targeted schools has unique characteristics in off-campus performances and instruction. It is the intention of this study to pose suggestions for the reference of teaching activities, administrators, and concerts of music-talented class. The Comparison of Operation Strategy in Hong Kong between Domestic Banks and Foreign Banks

Due to the rampant growth in the number and high similarity of banking activities, the competition among national banks has become vigorous in recent years. At the same time the foreign banks, with advantage of their international experience in diversified operation and management, bring in even more contesting pressure on the domestic banks. Therefore, expanding business arena overseas has become an alternative policy for domestic banks. Presently the overseas branches of our domestic banks are mainly located in the Asia-Pacific countries, such as Hong Kong, Philippines, Vietnam, Indonesia and Singapore. The current studies were thus conducted to compare operation strategies between domestic banks and foreign banks in Hong Kong, where our domestic banks have established numerous branches. A general introduction was made about the banking development in Hong Kong area in the first part of my study. Two banks were selected for case studies: Fubon Bank Hong Kong (representative of domestic bank) and CitiBank Hong Kong (representative foreign bank). The similarity/differences and respective advantages/disadvantages were summarized in the aspects of their entry and market positioning strategies. The results showed no absolute ideal entry strategy, but rather depended on the market positioning and operation policy of the enterprise. In terms of products, both cases displayed similar product line while the novelty of products became the key to success. Nevertheless, CitiBank prevailed as far as brand name is concerned. Both banks possess comparable network dimension in Hong Kong. Finally we suggest the following principles for those who intend to establish branches in Hong Kong, or destine China and other overseas territories through Hong Kong: (1) Acquire the small and medium banks in Hong Kong or create strategic alliances (2) Put equal emphasis on enterprise financing and consumer financing (3) Take advantage of local resources and fulfill local needs (4) Integrate financial information of Mainland China and Hong Kong

STUDIES OF THREE-DIMENSIONAL PATCH ANTENNAS

Novel designs of three-dimensional patch antennas for beamdwidth enhancement and broadband peration have been proposed in this dissertation. For the beamwidth enhancement, the patch antenna with an inverted V-shaped patch has been proposed, and the antenna¡¦s radiation beamwidths have been broadened. Another beamwidth enhancement design using a three-dimensional square ground structure has also been demonstrated, and the 3-dB beamwidth of the CP radiation can reach more than 110¢X. In addition to the designs of beamwidth enhancement, the broadband patch antennas with a V-shaped patch, a W-shaped ground plane and a short probe-pin have been proposed. These novel structures can have significantly reduced probe-pin length and obtain a good impedance matching over a wide frequency range. Finally, a 1 ¡Ñ 2 broadband patch antenna array, suitable for base-station antenna applications for mobile communications systems, has also been studied.

The Application of Immune Algorithm to Distribution Systems Operation

With the rapid growth of load demand, the distribution system is becoming very complicated such that the operation efficiency and service quality are deteriorated during recent years. Engineers have to solve the problems by applying new technologies to enhance the efficiency of distribution system. In this thesis, an immune algorithm(IA) based on weighting selection as a decision maker is proposed to reach the desired switching operations such that transformer and feeder loading balance can be achieved. The IA antigen and antibody are equivalent to the objective and the feasible solution for a conventional optimization method. The concept of the information entropy is also introduced as a measure of diversity for the population to avoid falling into a local optimal solution. This algorithm prevents the possibility of stagnation in the iteration process and achieves the fast convergence for the global optimization. With the object-orient programming(OOP), this research project is to create the relationship of distribution element objects and encapsulation of data with all 22KV underground systems in Taichung district. The OOP does provide an effective tool for the management of distribution system database and the fault detection, isolation, and service restoration(FDIR) function of feeders and main transformers. According to the attributes of line switches, we can create the 22KV distribution system configuration with the topology processor. In order to calculate the current flows of line switches, this project will also execute the three phase load flow program with the customer information system(CIS), load survey, outage management information system(OMIS), and the data of all feeders and main transformers. In this thesis, the IA is used to solve the optimal switching problem by considering the customer load characteristics for the normal operation and the overload contingency of the distribution system. The efficiency of immune algorithm to solve the problem is verified by comparing to the computing time of the conventional binary integer programming for decision making of switching operation. A Taichung district distribution system is selected for computer simulation to demonstrate the effectiveness of the proposed methodology for solving the optimal switching operation of distribution system. The result of this thesis will be an important reference for distribution automation in Taiwan.

A Study on Switching Operation Decision Making by Using Petri Nets for Power Distribution Systems

In this dissertation, the artificial intelligent Petri nets is applied to find the optimal switching operation for service restoration and feeder loading balance for 18-feeders distribution systems that containing the whole 24-hours load profiles of service zones. After the fault location has been identified and isolated for a system fault contingency, the Petri nets model with inference mechanism is derived and applied to solve the optimal load transfer among distribution feeders. For system normal operation condition, the load balancing among distribution feeders is obtained by the Petri nets model to enhance the operation efficiency of distribution systems. The switching operation, which will result in the loading balance among distribution feeders, is derived by the Petri nets model according to the loading cost of distribution systems. To determine the effectiveness of the proposed methodology, a Taipower (Taiwan Power Company) distribution system which serves a mixed types of customers is selected to perform the computer simulation. It is found that the Petri nets approach can enhance the solution process of fault restoration with proper load transfer and improve feeder load balance for distribution systems by considering the load characteristics of the service customers.

The impact of business environment, business characteristic, business strategy, and human resources management strategy on operation performance ¡V An empirical study of the securities investment trust industry in Taiwan

Securities investment trust industry was in fact an oligarchy in Taiwan. Under the restriction of governmental regulation, there were only China(¤¤µØ), International(°ê»Ú), Abn-Amro (¥úµØ), and National(«Ø¥°) securities company in existence before 1992. As the development of global financial liberalization going and the effort of government trying to join WTO, domestic financial policy is growing wide open. The threshold for the establishment of securities investment trust corporation company has been constantly adjusted since 1995; moreover, the qualification for being a shareholder of securities investment trust corporation company is loosen. The possibility of establishing securities investment trust corporation company with 100% foreign funds or domestic funds has attracted national and international corporations to establish investment trust corporation company in Taiwan. There were a total of thirty-eight (38) investment trust corporation companies in Taiwan by the end of 1999. A fund management company must be a financial institute that is stable and capable of providing investors with long-term profits. However, the newly born domestic securities investment trust corporation company has indeed grown rapidly but learned from the hard way too. The turnover rate of management is beyond imagination. According to the statistics of Investment/Trust and Investment Consulting Association, managing director of securities investment trust corporation company lasts for only 16 months in general up to 1999. In fact, there are only six (6) managing directors with a seniority of two (2) years that responsible for fund management amounts to NT$774.2 billion. The rapid growth of securities investment trust corporation company has reinforced the need of securities investment and trust company for professional managers; therefore, competition is brutal, turnover rate of employment is high, and operational risk is severe. The securities investment trust corporation industry relies its operation heavily on ¡§talents.¡¨ No matter it is for the promotion of fund business or the management of fund assets, it is done by ¡§people.¡¨ Therefore, the number of people and the quality of talents do affect operation and business performance; therefore, the importance of human resources management strategy goes without saying. Securities investment trust corporation industry in Taiwan will be discussed in this study with a focus on the impact of business environment, business characteristic, business strategy, and human resources management strategy on operation performance. Interviews will be conducted in accordance with the content of questionnaire; also, research hypothesis will be verified through statistical analysis. It is concluded from research result that there is a significant relation existed between business environment and business strategy; also, business capabilities and business strategy; and business culture and leadership. There is a significant positive relation between the application of ¡§human resources management strategy¡¨ and ¡§investment differential strategy,¡¨ ¡§number of workers,¡¨ ¡§information control,¡¨ and ¡§number of beneficiaries.¡¨ On the contrary, there is a significant negative relation between ¡§the establishment of branch office¡¨ and ¡§human resources management strategy.¡¨ If all variables do comply with human resources management strategy, operation performance could be upgraded. Moreover, once securities investment trust corporation company adopts ¡§investment differentiation strategy,¡¨ the application of ¡§human resources management strategy¡¨ will be with an orientation of ¡§accumulative¡¨ strategy. Once investment and trust company starts establishing branch office, in other words, once organizational operation is in a larger scale, the adoption of ¡§human resources management strategy¡¨ will be with an orientation of ¡§accumulative¡¨ strategy. It is also concluded from the study that a securities company with business capabilities outperforms the one without. Recommendation is made to securities investment trust corporation company in accordance with research result regarding the importance of human resources department or unit. At the time of drafting up human resources management strategy, it is important to give it a thorough and complete consideration and match it up to organizational business strategy in order to regulate appropriate human resources management strategy and to improve organizational performance. Moreover, the management should strive to develop the core competitiveness of company and to control its competitive advantages. We would like to suggest the successors to exercise multiple criteria for performance evaluation; also, to expand the scope of research in order to improve research value.

ABSTRACT Title: A Study on the Principles for the Operation and Management of the Dolphin and Whale Watching Industry along the Eastern Coast of Taiwan Author: Yen-Ruey Kuo The dolphin and whale watching industry has become one of the most thriving tourism industries in Taiwan in recent years, and as such, a comprehensive system of operation and management is required to help secure its sustainable development. This thesis focuses on the eastern coast of Taiwan where dolphin and whale watching first developed earliest in Taiwan and where the largest portion of operators in the business is located. Based on personal interviews following carefully-designed questionnaires with local experienced operators, skippers and narrators, this thesis studies and analyzes the present conditions of local operations and management within four aspects of the development of the industry, namely marketing strategies, environmental and ecological protection, social justice and general institutional issues. It also presents suggestions concerning sustainable development in the dolphin and whale watching industry along the eastern coast of Taiwan. Finally, according to the suggestions provided by operators and managers, domestic and foreign references and/or personal observation, the thesis proposes fifteen principles for the sustainable development for the dolphin and whale watching industry. The first ever for Taiwan, these principles are believed to be invaluable in further developing the required indicators and/or guidelines for the sustainable development of the dolphin and whale watching industry in Taiwan.

The Research on the Entry Mode and Operation Strategy for Taiwan Enterprises invest in Mainland China--Example of the Construction related Industry

ABSTRACT Construction industry was used to be famous as the leader of whole industry, and had close relationship with prosperity, influenced the development of industry. However, the industry in Taiwan now is facing economic moves in circles and structure adjustment, and the key roles of the leading industry were replaced by high-tech industry. There were many documents about oversea entry mode and management abroad in Taiwan, but the records almost tended to manufacturing industry especially concentrating on the electronic industry, seldom discussed about construction industry. This study base on former experience and relevant theory in accordance with entry mode and operation strategy for construction industry which already to or desire to invest in Mainland China, and try to bring up some actually suggestion and manner, hopping that it can contribute to government for reference to draw up guidance and assistance policy. At the mean time, it is anticipated that this study could also assists the construction industry to make a right determination at business operation in Mainland. This study has found that even through the construction industry lied in difficult operation and low profits recently, the willing to Mainland China for invest is still weak. Most of them were changed their business to decoration, real estate, housing management and building materials industry .The main reason is people thought Mainland market still has some uncertain factors till now. According to this research, the restricted factors on laws & decrees and entry threshold are main influences for construction industry, which attends to invest in Mainland China. As above result it bring up many different kinds of register, such as borrowing a license form local company, registering by local people, acquiring local company, attaching to local company for cooperative business operation, registering as Taiwan merchant and registering as oversea company..etc. On the topic of operation strategy, traditional operation strategy for construction industry in Taiwan are overall cost leadship, economical scale, brand priority strategy, turnkey with funds raised by them, market segmentation. This study base on four strategies: market extension, market development, market penetration and diversification, which could further understanding the similarities and dissimilarities between theory and practice for construction industry. Investigating result shoes that the construction industry still place greater expectation in Mainland China, it is hope that they could use their superiority in company management & control, financial affairs control, marketing sale & development to coordinate various strategies such as diversification, brand priority strategy to develop new market, and in specialized field to get reasonable price .At the same time, they also wish themselves to be competed against in different market level, and choose a professional specialty to reach the goal . In general, this study has also found that the reasons for construction industry could not go all out to Mainland are the restriction on law & decrees in cross-Strait, high entry threshold relatively, difficult to shift business from one side to another, industry scale & capital insufficient, still raw in Mainland market, not have steady subcontractor, difficult to get business from the local government, lacking international view & globalization experience. It results that most of the construction industry now still can¡¦t make a decision to invest in Mainland China. The concrete suggestion of this study includes long-term & planned way to overall arrangement, carefully choose the right entry mode, localized in new business area, strategy alignment, seriously deal with account & tax, to be familiar with industry profession laws & decrees, specialization & diversification, operation management & cost control, train up globalization specialized field ability, to seize the opportunity of joining the WTO & applying for the Olympics, and other particular considerations such as region , traffic , climate ..etc. Restricted by the incompletely open up cross-Strait policy, the construction industry couldn¡¦t go all out to Mainland as manufacturing industry. Even through it was noticed during sample designing stage; the result of this study is difficult to get a universal experience in order to further analyze the entry mode of the construction industry. This study also uses case study to enhance the contents, but the number of sample and its representative is still insufficient. Herein, the successor could rely on more experience of construction industry and this topic to carry on further research in future.
