Description of whole site, analysis of discussing site and current constructing and technical condition will be made. Calculation of brownfield pricing in current and new situation will take place. In conclusion, evaluation of the design and calculation of potential costs and revenues arising from project realization will be described.

The thesis aims to create a project that will lead towards the formation of a new waterfront area along the Svitava river in Zábrdovice where poor condition of public spaces and the presence of brownfields cause the fact, that this area, located close to the city center, tends to be one of the least visited places along the river. The project deals with the relationship between the waterfront and the city, using the river's citymaking potential for site development and at the same time creates urban study in a way that will maximize the success of waterfront area as a public space. A strategic plan for achieving this objective is created parallel with the design itself.

All through individual interventions in its structure and public space. (Re)mining wastelands: a landscape approach to unlocking the latent potential of Johannesburg’s brownfield sites

Thesis is submitted in partial fulfilment for the degree of Master of Urban Design to the Faculty of Engineering and the Built Environment, School of Architecture and Planning at the University of the Witwatersrand, Johannesburg, 2017 / The modern day cultural landscape of man is no longer shaped by mere geology – but by the forces of culture, economics, social activity, politics and technology (Silva, 2012). Still, there are cases where geographical scars divide the cityscape, leaving voids in infrastructure and islands of open space within a thriving metropolis around these vacant patches of land. These vacant patches of land are often termed brownfield sites – once productive infrastructural components actively contributing to the formation of cities and industry. The mining belt of Johannesburg and some of its surrounds (particularly the area around the Heidelberg interchange and Faraday taxi rank) is a classic example where open patches of land exist, surrounded by a concrete jungle which is Johannesburg – “a world class African city” (joburg. org). According to Steyn (2007) the rate of urbanisation in Africa far exceeds that of the western world, which means that un-programmed, unprotected open land becomes soft targets for those prospecting ‘statistics’ flocking to the city – lured by the illusion of opportunity. Centrally located open land therefore becomes an extremely valuable commodity – a commodity that may aid in dealing with the rapid urbanisation issues that 21st century cities face. Not only are urbanities of the 21st century confronted by issues of rapid urbanisation and urban sprawl, but these urbanities need to combat issues in three omnipresent spheres – environmental, social and economic. It is within urban planning that these spheres have their closest overlap (Un-Habitat, 2009) and it is within this overlap that the concepts of resilience and sustainability can be best explored. As a result of their primary use, these fragmented wastelands are not well-suited for living, but do sometimes become the dwelling places of people willing to live in sub-standard living conditions. The mining belt of Johannesburg and its immediate surrounds is littered with brownfield sites - sites that share the characteristics of polluted, underutilised, fragmented, large stretches of vacant land, and are lacking in programme and urban form. This dissertation aims to pioneer a type of urban design uniquely developed for urban void landscapes – leftover sites otherwiseknown as brownfields – whilst addressing greater issues of sustainability and resilience. The study strives to understand how a landscape approach to urban design can be applied to revive and reclaim the drosscapes of Johannesburg. By reviewing a body of literature surrounding the theme of sustainable urbanism and investigating theories such as landscape urbanism, ecological urbanism, and compact cities, combined with understanding the life cycles of brownfield sites and how these sites can be revived to aid in solving issues faced by the 21st century city, the designer hopes to distill a set of urban design principles that can be applied over a variety of scales and integrated with other disciplines to revive brownfield sites and transform them into productive urban landscapes. Additionally, the designer endeavors to express the value of centrally located land; bridge the divide created by post-industrial landscapes; understand brownfield remediation processes and time-lines; integrate urban programmes and systems and link to and expand existing urban networks, based on the assumption that the drosscapes of Johannesburg possess the latent potential to positively add new dimensions to the current urban condition / XL2018

Zwischennutzungen in Berlin

Die vorliegende Arbeit untersucht Zwischennutzungen in Berlin aus Akteurssicht. Zwischennutzungen sind von Beginn an und von allen Beteiligten als temporär gedacht. Sie finden in bzw. auf leerstehenden Immobilien statt und sind mit einer Nutzungsänderung verbunden, d.h. eine Zwischennutzung unterscheidet sich sowohl von der vorigen Nutzung der Immobilie als auch von der geplanten neuen Nutzung. Ausgehend von dieser erarbeiteten Definition wird das Phänomen empirisch am Beispiel Berlins untersucht. Die mehr als 100 recherchierten Berliner Zwischennutzungsprojekte konzentrieren sich räumlich auf attraktive innerstädtische Lagen. Zwischennutzungsverträge erlauben finanzschwachen Akteuren, Grundstücke günstig zu mieten. Sie akzeptieren dafür Einschränkungen wie die begrenzte Nutzungsdauer und kurze Kündigungsfristen. Es konnten fünf Motivationstypen von Zwischennutzern erarbeitet werden: Für „Pioniere“ und „Profi-Zwischennutzer“ steht der ökonomische Aspekt bei der Zwischennutzung im Vordergrund. Das Hauptmotiv von „ehrenamtlichen, subkulturellen und künstlerischen Zwischennutzern“ ist dagegen die eigene Selbstverwirklichung. Die meisten Nutzer streben die langfristige Sicherung ihres Projektes an. Die Grundstückseigentümer handeln überwiegend ökonomisch-rational. Zwischennutzungen sind aus ihrer Sicht eine sinnvolle Lösung, wenn das Nutzungskonzept passend ist und die Mieteinnahmen den Aufwand und das Risiko einer kurzfristigen Vermietung übersteigen. Gute persönliche Beziehungen werden sowohl von Nutzer- als auch von Eigentümerseite als wichtige Komponenten für den Abschluss eines Zwischennutzungsvertrags gesehen. In vielen Fällen finden Zwischennutzungsprojekte in Berlin auf Grundstücken statt, auf denen aus stadtplanerischer Sicht kein Handlungsbedarf besteht. Die Planungsämter arbeiten überwiegend mit Duldungen und Befreiungen. Das Baurecht auf Zeit wird nicht angewendet, informelle Instrumente kommen nur vereinzelt zur Anwendung. / This work examines temporary uses in Berlin and the involved participants. Temporary (or interim) uses are seen as temporary from the beginning and by all involved stakeholders. They take place on brownfield sites or in abandoned buildings, and are always associated with a change in use. A temporary use differs both from the previous use of the land as well as the proposed new use. Based on this definition, the phenomenon is investigated empirically in Berlin. Most temporary uses arise in or near the urban centre. About half of the temporarily used property is located in the three inner-city districts of Mitte, Prenzlauer Berg and Friedrichshain. Financially weak actors have to pay lower rents for these properties because of temporary use contracts. In return they have to accept short periods of notice and other limitations. Based upon their motivation, five types of temporary users have been identified: For “pioneers” and “professional temporary users”, the economic aspect is most important. The main motive of “voluntary, subcultural and artistic temporary users”, however, is self-fulfilment. Although the users make short-term leases, most of them are aiming for long-term security for their projects. The landlords act predominantly economically and rationally. In their opinion temporary uses are good solutions if the concept fits and the rental income exceeds the cost and the risk of short-term rent. Both temporary users and landlords see good personal relationships as an important component for the signing of a temporary use contract. In many cases temporary uses in Berlin are located on properties where no action for urban planning is required. The planning authorities mainly deal with them by way of toleration and immunities. The “Baurecht auf Zeit” (temporary building law) is not applied and informal instruments are only sporadically applied.

The thesis is focused on finding out an innovative potential in Vysočina region. Theoretical part is concerned with the theory of competitiveness and innovation. The other part of thesis deals with the development of foreign direct investments, their forms and location factors on which the investor decides. The end of theoretical part summarizes the theory of brownfields and industrial zones. Whole theory is completed with nationwide statistics from all those areas. In the practical part of the thesis are carried out the analyses that aimed to evaluate the investment potential of Vysočina region. It is an analysis of the region in terms of transport and technical infrastructure, educational and demographic structure and analysis of industrial zones, brownfields, innovations and foreign direct investments in the Vysočina region. Finally the SWOT analysis is completed and the investment opportunities of the Vysočina region are evaluated.

Site specific evaluation of urban brownfields contaminated with trace metals

This thesis is part of a broader project that examines three different approaches to evaluating trace metal contamination in urban brownfields: the measure of total soil metals; calculating bioavailable metals; and the use of species as bioindicators of trace metals in soils. Chapter 1 discusses the problems inherent in each approach such as; inconsistent results due to differences in techniques, extrapolation from laboratory to field, and the influence of species differences and environmental conditions. Chapter 2 is a site description measuring biodiversity, community structure and activity of three urban brownfields. The site description was used to select organisms that were subsequently evaluated for their usefulness as bioindicators of trace metals (chapter 3). Of the three plant species used (dandelion, bladder campion, and chicory), dandelion has the possibility of being a suitable bioindicator of Cd, Ni, and Zn, while bladder campion may be suitable for evaluating Cd, Ni, Pb, and Zn.

Os processos de metropolização e suas extensões na constituição das cidadesregiões globais são vivenciados nas grandes aglomerações urbano-industriais do capitalismo flexível e globalizado da atualidade. Estes processos atuam espacialmente em pelo menos dois sentidos: o primeiro, de ampliação das formas urbano-industriais das metrópoles, muitas vezes extrapolando suas delimitações formais; o segundo, de intensificação das transformações internas das mesmas, e da ressignificação de suas formas e conteúdos. Neste último, as antigas formas da cidade industrial presentes na metrópole consolidada despontam como cemitérios industriais. O estudo dos cemitérios industriais da metrópole de Porto Alegre, apresentado nesta tese, procura analisar a inclusão destas formas espaciais na sua complexidade atual. Partimos do resgate histórico da sua constituição como cidade industrial e seu posterior processo de metropolização, desconcentração e reconcentração que a caracterizam atualmente como uma metrópole de serviços. A seguir, trabalhamos as diferentes abordagens teóricas nos estudos dos cemitérios industriais. A antiga área industrial do Quarto Distrito de Porto Alegre é o estudo de caso apresentado, sendo que sua análise se dá a partir da inserção dos espaços industriais em três lógicas: lógica global, lógica regional e lógica local. Concluímos que os cemitérios industriais, espaços residuais da cidade industrial na metrópole, inserem-se de modo desigual nos diferentes circuitos da acumulação urbana. / The processes of metropolization and its extensions in the formation of global cityregions are experienced in large urban-industrial agglomerations of flexible and globalized capitalism of today. These processes act spatially in at least two directions: first, the expansion of urban-industrial forms of cities, often surpassing their formal boundaries; second, the intensification of internal transformations of the metropolis, and the redefinition of its forms and contents. In this last process, the old forms of the industrial city present in the current consolidated industrial metropolis emerge as "industrial cemeteries" (brownfields). The study of Porto Alegre metropolitan area’s industrial cemeteries, presented in this thesis, analyzes the inclusion of spatial forms in its current complexity. We start from the historic rescue of its formation as a industrial city and its subsequent metropolization, concentration and reconcentration processes, that currently characterizes it as a metropolis of services. Then, we work the different theoretical approaches in studies of industrial cemeteries. The old industrial area of Porto Alegre - Quarto Distrito neighborhood - is the case study on which we concentrate, and the analysis is performed through the integration of industrial space in three logics: global, regional and local logic. We conclude that industrial cemeteries, residual spaces of the industrial city in the metropolis, are unevenly inserted in the different circuits of urban accumulation. / Los procesos de metropolización y sus extensiones en la constitución de las ciudades-regiones globales están presentes en las grandes aglomeraciones urbanoindustriales del capitalismo flexible y globalizado de la actualidad. Estos procesos actúan espacialmente en por lo menos dos direcciones: primero, de ampliación de las formas urbano-industriales de las metrópolis, muchas veces sobrepasando sus limitaciones formales; el segundo, de intensificación de las transformaciones internas de las mismas, y de resignificación de sus formas y contenidos. En este último, las antiguas formas de la ciudad industrial presentes en la metrópolis consolidada progresan como "cementerios industriales". El estudio de los cementerios industriales de la metrópolis Porto Alegre, presentado en la tesis, busca analizar la inclusión de estas formas espaciales en su complexidad actual. Partimos del rescate histórico de su constitución como ciudad industrial y su posterior proceso de metropolización, desconcentración y reconcentración que caracterizan la metrópolis de servicios de hoy día. A continuación, trabajamos los distintos abordajes teóricos en los estudios de los cementerios industriales. El antiguo área industrial del Quarto Distrito de Porto Alegre es el estudio de caso sobre el cual nos desplegamos, siendo que el análisis parte de la inserción de los espacios industriales en tres lógicas: global, regional e local. Concluimos que los cementerios industriales, los espacios residuales de la ciudad industrial en la metrópolis, se insertan de modo desigual en los distintos circuitos de la acumulación urbana.

Využívání Brownfields - rozvojový potenciál venkovských oblastí / Use of brownfields as a part of potential in rural areas

This thesis deals with the definitions of rural development, rural areas, brownfields, greenfields. In the practical part compares two real locations in South County. Greenfield site is located in the village in the district Vidov Czech Budejovice and borwnfield site is located in the village in the district Želeč Tabor. Both locations are assessed according to the model of South Bohemia, which is based on studies němcekého Ministry of Environment. This model consists zetří criteria - potential sites in terms of community benefit in terms of potential investor and the change in the value space - public interest in the regeneration of brownfield sites. These three criteria are still my sub, under which then determines the significance of the site. Then, by calculating the preference index (PI) to determine which location is more suitable for implementation.
